Access to Premises and Equipment工地和设备的通勤Party A shall permit Party B, its employees and contractors access to the equipment and the landings, lobbies and motor rooms associated therewith for the fulfillment of Party B obligations hereunder, provided that persons entering the Premises pursuant to this Clause for the purposes of this Agreement shall comply with any reasonable directions of Party A or any authorized officer of Party A relating to access to the Premises, or to any part thereof. If Party A doesnt pay the money timely Party B has the right to suspend or terminate their maintenance service according to the default status until such payment has been settled. Party B will not be responsible for any losses rising from it and still has the right to receive the fee which has happened of the maintenance service and demand Party A to bear the liability for the breach of contract. 甲方应按照合同约定向乙方支付保养费用。如果甲方未能按时付款，则乙方有权视甲方违约情况中止或终止保养工作，直到甲方支付相应费用后再继续保养工作。乙方对因此造成的损失不承担任何责任，并保留追收已发生的保养维修费及追究甲方违约责任的权利。12.2 Notwithstanding anything hereinbefore contained including: Party A makes default in the payment of any of the payments due on its part to be made hereunder as and when the same fall due. commits an act of bankruptcy, being a Company, if an order is made or resolution is passed for its winding-up, whether compulsory or voluntary, if a receiver or official manager be appointed, or if Party A is otherwise in default of this Agreement and such default has not been rectified within 90 days of receipt of any notice to rectify from Party B, at the expiry of ninety (90) days, Party B may, at any time thereafter by notice in writing to Party A at his address hereinbefore stated, forthwith terminate this Agreement, and Party B liabilities and obligations hereunder shall immediately thereupon cease. 如果甲方未能按照本合同的约定支付到期应付款项，包括以下情况： 甲方作出破产行为，甲方和债权人达成破产和解协议或其它类似协议，甲方自行形成破产决议、或法院裁定甲方破产，甲方聘请、或相关部门指定破产财产管理人；如果甲方有其他违约行为，并在收到乙方发出的催告其更正的书面通知之日起90天内没有更正，则乙方于该90天期限届满后，可随时按照此合同约定的甲方地址书面通知甲方，并立即终止此合同，同时乙方的责任和义务也相应终止。12.3 In the Event of Party A removing, replacing or discontinuing, permanently the use of any one of the lifts or escalators, or in the event of any such lift or escalator becoming inoperative due to fire, explosion or other accidental cause beyond Party As control, Party A may partly terminate defected units ninety (90) days from giving Party B written notice. 如果甲方拆除、更换、或不再继续使用电梯、扶梯，或者电梯、扶梯因火灾、爆炸或其他超出甲方控制范围的意外事故无法继续使用，则甲方可在向乙方发出书面通知之日起90天后终止此合同中部分受之影响的设备合同。13.
