INTENT OF DESIGN STANDARDS制定设计标准的意图These Design Standards (the “Standards”) are written to ensure that Four Seasons Hotels and Resorts (FSHR) properties meet the minimum requirements of FSHR and to establish a process to obtain approvals from FSHR to deviate from these minimum requirements. The Design Standards are issued to Owners and Consultants, so that all parties are aware of the quality and the minimum standards that are required by FSHR and to ensure that all drawings and specifications comply.为确保四季酒店及度假村集团(FSHR)旗下地产达到FSHR的最低要求,并确立一套在偏离这些标准前获取FSHR批准的程序,制定此设计标准(下称“标准”)。本标准分发给业主及各顾问,使所有各方明了FSHR对质量和最低标准的要求,保证图纸和规格说明与标准相符。2. OBLIGATIONS义务The Owner of each FSHR property is contractually obligated to ensure that the Standards are incorporated into construction documents and the project is built in accordance with the Standards. The Owner charges the Design Consultants with the responsibility to design the project in compliance with the Standards and to ensure that the project is constructed accordingly. The Consultants shall familiarize themselves with the Standards and obtain clarification from FSHR for those aspects of the Standards about which they are uncertain. The Consultants shall not commence design until this requirement has been undertaken. The Standards are not intended to restrict the imagination or creativity of the consultants. The Standards have been developed for FSHR to maintain consistency and quality of its properties worldwide, in order to deliver the physical and service product to its guests and the financial performance to the Owner. ROLES AND RESPONSIBILITIES 角色与责任The Standards are intended as a tool for Owner and Consultants to design and build a superior hotel product comparable to existing Four Seasons hotels and resorts. The Standards have evolved over many decades and address the fundamentals and details of creating a five star luxury property. Each standard is based on achieving a certain goal. Design based on these principles of performance and efficiency will result in a hotel which provides a seamless experience for guests. Recognizing that design is subjective, a procedure has been devised to accommodate different ways of achieving a desired aesthetic and functionality objective. If an alternate design is proposed which fulfills the performance and efficiency objectives, it will be given due consideration. 本标准意在为业主和顾问提供一件工具,用于设计、建造一座能与四季酒店及度假村集团现有酒店相媲美的高级酒店。本标准着眼于建造一座五星级豪华地产的基本与细节,经过数十年的演化而成。每一项标准都是为了达成某一项目标。按照这些讲求效用与效率的原则设计出来的酒店将为顾客提供顺畅的体验。由于认识到设计活动是主观的,四季酒店设计了一套程序,用于接纳不同的、但同样能达到所要求的美学与功能目标的方法。如果某一替代设计方案能够实现效用与效率目标,它将得到适当的考虑。a) Owner业主Owner is responsible for distributing the Standards to the Consultants and Contractor (“the Team”) and instructing all to achieve the design objectives contained therein. Owner is bound contractually to deliver a hotel product conforming to the Standards and should make the Consultants and Contractor aware that this responsibility is shared by all team members. It is recommended that Owner append the Standards to his individual contracts with consultants and, in the event of a Design /Build Contract, to Contractor in order to ensure full compliance. Owner should meet with the Team to discuss the Standards to ascertain a thorough understanding of the requirements and necessity for implementation.业主的责任是将本标准分发给顾问和承包人(合称“工程组”),并指示他们实现本标准中的设计目标。业主负有合同上的责任,要完成一座符合本标准的酒店建筑,并要使顾问和承包 人清楚这也是工程组中每一个成员的责任。我们建议业主将本标准附于他与顾问(如是设计-建筑合同,则与承包人)所签的个别合同之后,以保证其工作完全符合本标准。业主应与工程组会晤并讨论本标准,使各方充分理解执行本标准的必要性和要求。b) Consultants顾问The Architect should read the Standards in their entirety and transmit relevant portions thereof to all Consultants for familiarization and implementation. The Architect should chair a project mobilization meeting to discuss the Standards and make sure that all Consultants are aware that deviation from the intent of the Standards is not permitted unless the Consultant raises the issue with the Architect and proposes an alternate design, product or process which will achieve the objective embodied in the Standards. The Architect is then required to present the contemplated revision to Four Seasons for approval.建筑师应全文阅读本标准,并将相关部分转发给各顾问,以便他们熟悉和执行本标准。建筑师应主持召开动员会,讨论本标准,并让所有顾问明白,不得偏离本标准的意图,除非顾问向建筑师汇报相关问题,并提出能够达到本标准所要求的目标的替代设计方案、产品或流程。之后,建筑师应将预想的修改方案提交四季酒店批准。The Architect should schedule regular Standards meetings throughout the project duration to review work-in-progress for compliance to the Standards.在整个项目实施过程中,建筑师应定期召开会议,讨论标准在工作中的执行情况。c) Four Seasons四季酒店Four Seasons is responsible for providing adequate copies (in electronic format) of the Design Standards to Owner for distribution to Consultants and Contractor. Revisions to the Standards arising during the project will be forwarded to Owner for distribution to the Consultants and Contractor. Any cost or schedule impact resulting from the revision will be assessed jointly by Owner and Four Seasons regarding feasibility for incorporating into project.四季酒店的责任是提供足够的份数(以电子文档形式),让业主能将本设计标准分发给顾问和承包人。在项目进行过程中出现的对本标准的修改,也将送交业主,让他分发给顾问和承包人。业主和四季酒店将一起评估将这些修改纳入项目的可行性及随之产生的费用和对工期的影响。Four Seasons will meet with Owner and Consultants to review the Standards in order to familiarize the Team with the intent of the Standards and the procedure by which to propose and approve any deviations.四季酒店将与业主和顾问会晤并讨论本标准,让工程组熟悉本标准的意图及替代设计方案的提交和批准程序。Four Seasons will assist Owner and Consultants in incorporating the Standards and the operating criteria of Four Seasons into the drawings and specifications.四季酒店将帮助业主和顾问将本标准和四季酒店的运作标准融入其图纸和规格说明中。Interpretations of the Standards presented by the Consultants will be considered by Four Seasons to ensure that the fundamental design principles of the Standards are achieved.顾问提交的对本标准的解读将由四季酒店进行评议,以确保本标准的基本设计原则得到遵守。4 . COMMUNICATION PROTOCOL沟通方案a) Owner业主Owner obligation is to establish a project organization chart outlining, among other things, the identity of all persons involved in the design, development and construction of the hotel. Further, Owner is to outline the responsibilities of each person relating to the project and to the Team as a whole. 业主的责任是做一份项目组织结构图,说明每一个参与酒店的设计、开发、建造的人的身份以及其它相关事宜。另外,业主应说明每个人对项目以及对整个工程组负有的责任。b) Consultants顾问The Architect should determine communication protocol with Consultants. Where all Consultants have a direct contract with the Owner, an alternate communication protocol, likely through the Owners Project Manager, will have to be established.建筑师应与顾问确定联系的方式。如所有顾问都可直接与业主联系,就需确定一个替代的沟通方案,比如与业主的项目经理联系。c) Four Seasons四季酒店Four Seasons will designate a Design and Construction Manager to act as primary point of contact regarding all design and construction aspects of the project. This individual will be the sole authority with respect to the Standards.四季酒店将指定一名设计施工经理作为主要的联系人,负责项目中所有的设计和施工事宜。此人将作为解释本标准的唯一权威。Generally, Four Seasons recommends a clear and simple team organization and communication protocol to which all Team members adhere with consistent discipline. Good communication is the foundation of a successful project Team.一般而言,四季酒店认为工程组的组织结构和沟通方案应简单、明了,工程组的各成员都严格遵守这些结构和方案。良好的沟通是工程组成功的基石。5 . DESIGN PHILOSOPHY设计理念a) Architecture建筑The Standards purposefully do not refer to architectural styles. The Four Seasons design philosophy aspires to buildings, which are contextual, reflecting the location, the culture and architectural traditions of the place. The building massing should be distinctive or intimately residential depending on the context. 本标准刻意未提及建筑风格。四季酒店的设计理念追求的是能与周边环境相联系的建筑,能反映酒店所在地的地理位置、文化、建筑传统。根据周边环境的不同,酒店的建筑体量或接近民居式,或与之截然不同。Architectural materials and details should be durable and well executed. A clean lined building of superior materials and good quality workmanship is preferred to an over designed project which runs the risk of having essential details randomly value engineered.建筑原料应经久耐用,且细节上的施工良好。一座简朴但用料讲究、工艺精湛的建筑比一座设计复杂但有可能需要对事关本质的细节部分重新做价值工程评估的建筑要好。Buildings should have clear spatial organization and should guide guests through public areas with a minimum of directional signage. Internal volumes should have proportions to ensure grandeur or intimacy depending on the function of the space.建筑应有清晰的空间布局,并应能以最少的方向指示牌完成在公共区域引导顾客的功能。建筑内部的空间分配上,应能保证可以营造或宏大、或亲密的氛围,以满足不同场合的需要。Light, whether natural or artificial, should be incorporated to provide comfortable levels of illumination while creating moods through contrast of darker areas with focal points washed with light.在光照方面,不论是自然光还是人造光,都应能提供舒适的照明,并通过焦点区域充足的光线与较暗区域的对比,营造各种气氛。Features, whether exterior views or interior art, should terminate vistas and enhance the guest journey through the hotel.酒店的特色布景,不论是酒店外部的景观还是内部的艺术装饰,均应避免出现深景,增强顾客在酒店里的体验。Landscaping should be reflective of the indigenous flora of the area. Features should be incorporated in the landscaping to create interest. A variety of spaces, ranging from intimate to communal should be included. Exterior lighting should heighten the romantic ambiance of a resort while making a striking icon of an urban hotel.环境美化设计应能反映当地的原生植物群;设计中要添加特色布景,以引人兴趣;另需安排从亲密空间到公共空间的各种活动空间。外部照明在标志这是一座城市酒店的同时要彰显度假村的浪漫气氛。b) Interior Design室内设计Four Seasons strives to achieve unique interiors, in harmony with the building architecture and reflective of the context and market. Guest comfort is always a priority. Achieving spectacular public areas and appealing residential guestrooms is the objective.四季酒店努力追求的室内设计是与众不同、但与建筑设计相协调且考虑了周围环境及市场要求的。顾客的舒适永远是优先考虑的事情。室内设计的目标是打造能吸引顾客的出色的公共区域和客房。Aesthetic styles can range through modern minimalism, transitional, traditional to primitive vernacular but the goal remains the same; to exceed guest expectations and to delight all the senses. Design from fundamental principles of proportion, geometry, volume, balance, contrast, colour, texture and detail is encouraged rather than a derivative approach.室内设计的美学风格可以是现代最简约主义的,也可以是过渡式的、传统的、或当地的古朴风格,但设计的目标是一致的:超越顾客的期望,娱悦他们的感观。我们鼓励运用各种基本原则,如比例、几何形状、容量、平衡、对比、色彩、纹理和细节原则等,进行设计,不鼓励衍生的设计方法。Interior architecture should convey a sense of place and capitalize on views and access to exterior spaces. Circulation areas should have points of visual interest to make the guest journey enjoyable. 酒店的内部结构设计应能传达出地方感,并利用与外部空间的联通和外部景色加强这一感受。酒店的通道区域中应有悦人眼目之处,让顾客旅程愉快。Lighting must be closely coordinated with the interior design vision to achieve an ambiance rather than merely providing illumination.照明应与室内设计的整体设想紧密配合,不仅要能提供照明,还要能营造氛围。Operating criteria must be factored into the interior space planning at an early stage. The Standards should be incorporated at the outset to avoid additive design. Consideration should be given to use of spaces and durability of materials. The design must lend itself to maintenance to ensure that it continues to remain beautiful despite heavy traffic and the passage of time.在设计的前期,内部空间布局设计就要执行四季酒店的运作标准。本标准设计之初就应执行,以避免追加设计。设计应考虑空间的利用和材料的耐用性。室内设计必须易于维护,使酒店的美丽不因高客流量和时间的流逝而减退。6 . DESIGN PROCESS设计程序a) Area Summary项目区域概述The Area Summary is a document prepared by the FSHR Design and Construction department during the initial development phase of the project. The Area Summary serves two purposes: 项目区域概述是由FSHR的设计与建筑部在项目开发初期准备的一份文件,有两个作用:i) During the development phase, the number of guestroom keys are established to determine if the project is financially viable. Public and back of house areas can be identified and square footage assigned, based on the number of guestroom keys.在开发阶段中确定客房的数量,研究项目在财务上是否可行。以客房数量为基础,确定公共区域及后勤区域的面积。ii) The Area Summary is then used as the programme basis for the Design Brief. Prior to Design Brief completion, the Architect uses the Area Summary to develop a basic concept design and to test if the required programme can be accommodated within the contemplated scope of the project.之后,项目区域概述将用作制定设计大纲中各项要求的基础。在设计大纲完成前,建筑师依据项目区域概述提出基本设计概念,并检查所要求的各项能否在项目的预想范围之内实现。b) Design Brief设计大纲The Design Brief is also prepared by the FSHR Design and Construction Department. The content of the Design Brief expands on the information provided by the Area Summary. The Design Brief describes the location of the property, giving an overview on climate, topography and identifying the design direction for the project. Additional specific information and design direction is given for guestroom and public area design as well as back of house areas.设计大纲同样是由FSHR的设计与建筑部准备。设计大纲将对项目区域概述中提出的信息作更详尽的阐述。大纲会描述酒店的位置,介绍气候、地形的总体情况,指明项目设计的方向。另外大纲也将专门给出客房、公共区域和后勤区域的情况说明和关于它们的设计方向。c) Request for Proposal/Consultant Scope of Services征求建议/服务顾问的范围The Request for Proposal document is provided to the Consultants by Owner or Four Seasons to establish the design, drawing and presentation requirements for each phase of the project, including Concept Design, Schematic Design, Design Development and Construction/Tender Documents in order to provide a fee proposal to Owner. Multiple fee proposals based on common scope of services permits Owner to compare and expedites the selection process.征求建议书由业主或四季酒店提供给顾问,为项目的每一阶段(包括概念设计、草案设计、设计开发和建筑/招标文件各阶段)确立在设计、图纸、陈述方面的要求,从而业主可以获得一份费用计划。基于相同服务范围的多份费用计划可使业主进行比较,并加速选择的过程。d) Review and Approval Process评议与批准程序Owner shall cause the project to be designed and constructed as a world-class luxury hotel based on a comparable hotel (as designated in the Management Agreement) and in accordance with the Standards and the Design Brief.业主应按照世界级豪华酒店的标准(以“管理协议”中指定的酒店作为参照)对本项目进行设计和施工,并要符合本标准和设计大纲。Four Seasons will meet with Owner and Consultants to review the Design Brief and the Standards as well as to clarify roles and responsibilities, sources of direction and coordination strategy for the work of specialist Consultants, such as those involved with the kitchens and laundry.
