Integrating strong research ability, rich human resource & capital and industrial advantages, ZSP aims to be a brand new science park with the focus on high-tech industries design and R&D. With the total area of 13 square kilometers, the park is divided into three functional zones: University Area, R& D and Industrial Base and Zizhu Peninsula. Shanghai Zizhu Digital Hub (hereinafter referred to as ZDH) is a science and technology service entity invested solely by ZSP.ZSP is located in the southeast of Minhang district, one of the districts in the center of Shanghai municipality. ZSP has been making every effort to create a world class environment for research, capital investment, working and living similar to other famous international science parks.The virescence system inside park is distributed all along the Bund, Fallow Park, Roads and Riverside. 二、数码港概述Brief Introduction to Digital Hub上海紫竹信息数码港是上海紫竹科学园区全额投资的科技服务实体，成立于2004年4月28日。数码港位于闵行区东川路555号紫竹科学园区研发基地核心区域，面向大学园区，规划占地面积约1000亩 ，一期建筑面积117373.64平方米，空间结构呈半圆形聚宝盆状，在规划设计上体现了知识与人才从大学园区向研发基地汇集的理念。Established on Apr. 28th, 2004, Shanghai Zizhu Digital Hub (ZDH) is a science and technology service entity invested solely by Shanghai Zizhu Science-based Industrial Park (ZSP). ZDH is in a hemicycle shape facing the University Area, symbolizing that knowledge flow from the University Area to R&D base.三、数码港楼宇情况介绍 Introduction to ZDH Office Building1、基本信息Basic Information紫竹信息数码港由7栋按5A标准建造的具有涉外资质的商务楼及大型绿地组成。每栋大楼由南北两栋联体楼构成，南楼高4层，北楼高8层。每层建筑面积由15003000平方不等。大楼层高4.5米，楼板承重为470公斤/平方米（可根据客户需要加固）。There are seven high-standard office buildings and large-sized public green space in ZDH. Each building is composed of 2 parts, the south (4 floors) and the north (8 floors). The Floor area is of 1,5003,000 sqms with a height of 4.5m and a floor loading of 470kg/sqm. (Reinforcement could be provided if necessary)2、电力供应 Power紫竹信息数码港采取双回路供电系统，南北楼电力分别来自不同的上游发电厂，互为备用，总供电容量达12500KVA。Electric power is provided in 2 circuits with a total capacity of 12,500 KVA.3、电梯服务 Elevators由上海三菱电梯有限公司提供的电梯为商务楼各楼层提供垂直运输服务，除1号、4号楼以外每栋大楼配备四部电梯，其中二部为观光电梯、二部为客梯。（电梯载重量为1500公斤）。1号楼配备两部观光梯，4号楼配备一部观光梯、两部客梯。Elevators are provided by Shanghai Mitsubishi Elevator Co. for Digital Hubs buildings, among which Building #1 is installed with two sightseeing elevators. Building #4 is installed with 3 elevators, one of which is a sightseeing elevator and the other two are passenger elevators. Each of the remaining buildings is installed with 4 elevators, two of which are sightseeing ones. Each of the passenger elevators are of 1,500kg capacity. Elevators work for 24 hours a day. 4、 空调服务 Air-conditioning数码港商务楼提供分楼层中央空调服务（采用大金空调），制冷系统采用侧冷煤R22设备提供制冷；供暖系统采用侧热交换器提供暖气；商务楼中央冷暖气及新风系统由内置风机盘管和空气处理机提供，确保了办公区域气温冬季18-22摄氏度，夏季24-26摄氏度。空调开放时间为周一至周五8：0020：00。其余时间如需空调服务，客户可以提前向数码港物业部门提出申请。Digital Hub Buildings provide air-conditioning service to each floor. The cooling system is powered by the water-chilling cold vector R22, and the heating system is driven by water-chilling heating exchanger. The cold and hot airs, and the fresh air systems in the buildings are provided by inner-installed wind-induced pressure distribution around a model cabin and air-processing machine. Each floor and each unit can adjust air quantity individually. Air-conditioning is available 8:00 20:00 on workdays. Air-conditioning service can be extended beyond these hours with reservation.5、 楼宇照明 Lighting数码港照明系统采用嵌入式高性能电子镇流器、高亮度低眩光格栅日光灯，在开放式楼面的桌面高度平均照度为250LX。Lighting system consists of embedded high performance electronic ballasts, high brightness and diffusive polarizing neon fluorescent lamps, with an average luminous intensity of 250lux on the desk surface of the open floor.6、 电话 Telephone数码港每个租户单元都有直线电话线路提供。租户如要安装，可提出申请。Each unit has direct telephone lines. The telephone lines will be installed upon the lessees application.7、 网络 Internet Service中国网通和中国电信光缆已进入各楼层弱电机房，均可向各租户提供宽带高速上网服务。Cables of China Netcom and China Telecom have already been installed into Low Voltage Room of each floor. Both can provide high speed broadband internet service.8、 保安系统 Security System数码港保安系统实行24小时监控，全面提供闭路电视监控系统和红外报警系统、可视对讲系统、电子巡逻系统，确保数码港内外无盲区、死角，保证大楼各方位安全。24-hour closed-circuit television supervision system, infrared alarm system, video doorbell system, electronic patrolling systems are provided in ZDH. These systems cover the whole area of the office buildings and provide maximum security 9、 消防系统 Fire System数码港消防系统设施齐全，每栋大楼均设监控室，由位于3号楼的监控中心对七栋大楼进行全方位监控。每栋大楼配备喷淋、消火栓、温感烟感报警系统、紧急疏散广播系统、应急照明、手动报警系统、手提灭火器。The fire-fighting systems in Digital Hub Buildings include spraying, fire hydrants, smoke and temperature detectors, emergency evacuation broadcasting, emergency lighting, manual alarm systems, etc. There are also fire-fighting jacks and portable fire extinguishers installed on each floor. The fire-fighting center is located at Building #3. All the fire-fighting system will be regularly tested to ensure their working conditions. In case of any emergencies, the fire-fighting system will automatically emit signals to evacuate people orderly and put out the fire immediately.四、交房标准 Property Delivery Standard1、公共部位：Common Area 公共部位走廊吊顶为吸音矿棉板，地面铺设玻化砖。墙面粉刷油漆。The ceiling of the common area is decorated with mineral wool acoustic boards. The floor is paved with ceramic tiles, and the walls are painted. 空调、照明设备安装到位，即可正常使用。Air conditioning, lighting systems are installed and ready for use. 2、租赁单元：Property for Rent 租赁单元内地面为水泥砂浆精粉刷。The floor space inside the property for rent is painted with cement. 空调冷、热气管，通风管进单元。The hot/cool air pipes from the air-conditioning system, and ventilation pipes are installed. 消防自动灭火栓（上喷）安装到位。Auto extinguisher (upwards extinguisher) installed. 照明布线完成，提供日光灯照明，租户可根据需要更换光源。Wiring of the lighting system and fluorescent lamps are installed, and the client may change the lighting according to their needs.交房后租户可根据需要对该单元进行二次装修。数码港将尽一切努力配合进行装修工作。After delivery, Client may perform decorations if needed, and Zizhu Digital Hub (ZDH) will try our best to assist the clients fitting-out works.五、数码港周边配套设施 Surroundings and Utilities1、交通配套 Transportation 公路交通 Road Transportation紫竹科学园区紧临A4高速公路，通过剑川路立交即可方便上下，并直接通达包括虹桥机场、浦东国际机场、上海火车站等在内的上海重要交通枢纽点。此外，A4高速公路与沪杭高速公路、沪宁高速公路、318国道直接相连， 可以方便地到达上海临近省市及中国其他地区。另外，园区周围分布有虹梅路、莲花路、沪闵路和龙吴路等4车道以上的主干道，可由园区直达中环线、外环线、市中心。另外，2009年，市政府特批将由中环虹梅路出口处沿虹梅路架设交通快速路直达紫竹科学园区。该快速路预计于2012年完工。Connect by Jianchuan Rd, ZSP is only a few minutes away from Xingfengjing Expressway (A4), which directly connects to some key transportation hub including Hongqiao Airport, Pudong International Airport and Shanghai Railway Station. Besides, ZSP is connected to neighboring provinces and other areas in China through Huhang Expressway, Huning Expressway and 318 National Highway. Four main four-lane roads, namely Hongmei Road, Lianhua Road, Humin Road and Longwu Road are connected the Park to the outer-ring, mid-ring and downtown Shanghai. Besides, with the governments help, an express way starting from the mid-ring to Zizhu is expected to be finished by 2012. 轨道交通Rail Transit紫竹科学园区比邻地铁5号线东川路站，可由1号线的莘庄站转乘。地铁15号线规划将于2015年建成。地铁15号线将开设紫竹科学园区站并连接至上海南站站，可轻松换乘1号线及3号线。15号线的建成将极大的提高紫竹科学园区的交通便利性。ZSP is near Dongchuan Station of Line 5, which can change to Line 1 in Xinzhuang Station. Line 15, scheduled to be finished by 2015, will set up one metro station in ZSP, which will significantly improve the convenience of public transportation. Inside ZSP, the real estate in Zizhu Peninsular is starting construction in 2008 and the phase project is apartment buildings, which has been finished in 2010.
