tenancy agreement landlord (hereinafter referred to as party a) tenant(hereinafter referred to as party b) tenancy: 21002001 110 party a hereby agrees to lease its property located at and the related this agreement upon giving one month prior notice to party a before the expiration of this agreement. rent and the way of payment5.1 the rent, agreed by both parties, is per month.5.2 party b shall pay months rent in advance, on or before thof eachcalendar month.a by transferring the amount or such rent to a bank account designated by partya and the date of transfer shall be the date of payment.b payment in cashc: payment in check5.3 0.5if the rent remain being unpaid on time, party b shall be liable to pay a latepenalty fee equal to 0.5 of the month rent per day. security desposit:6.1 5300to ensure the welfare and good condition of the leased property and the relatedfacilities as well as the prompt payment and settlement of all related charges durning the term of tenancy, party b agrees to pay to party a within one day after the agreement signed a security desposit in the amount of as security for party bs obligations hereunder.6.2 unless other provided in agreement, party a shall return to party b the entiresecurity desposit without interest thereon upon expiration of the tenancy or sooner determination of this agreement after party b settled all charges of leased property with party a. payment:7.1 durning the term of the tenancy, the property management fees and theheat-preservation fees shall be paid by party a.7.2 the cold, hot water, electricity, and gas payment(for water and tear) of theproperty shall be paid by party b according to its actual payment per month.7.3 party b according to its zctual payment shall pay the payment for telephoneand international channel. landlords obligations:8.1 party a shall deliver the leased property and the related facilities in good condition to party b on schedule.8.2 party a shall not take back the leased property durning the term of the tenancy.(unless otherwise stipulated in this agreement)8.3 provided that party b abides and performs the appendixes of the agreement andthe payment for the tenancy, party b has the right to refuse the interruption from party a to enjoy the life satisfaction and peace.8.4 party a is responsible for repairing and maintaining the basic facilities of theleased property and for bearing all costs thereto.8.5 party a hereby represents and warrants that party a is the legal owner of theleased property and has the necessary legal capacity to lease the property to party b.8.6 if durning the term of the tenancy, all or part of the leased property istransferred or party bs right to use the leased property is attested, party a shall ensure that such transferee or third party having an effect on party bs right to use the leased property will continue to abide by the terms of this agreement.party a shall also be liable to keep party b be fully indemnified against any costs,expenses,losses, and damages suffered by party b if any of party bs interests herein are affected or prejudiced by a third party. tenants obligatons:9.1 party b shall be responsible to pay all rents and fees in at timely manneraccording to the terms of the contract.9.2 party b with the prior consent of party a, can renovate and install additionalfacilities in the leased property.upon expiration if the tenancy the leased property shall be resumed to party a in its original conditions (fair wear and tear exempted)and all expenses arising there from shall be borne by party b.9.3 party b shall treat the leased property with care. because of party bs9.4 party b shall use the leased property legally as agreed in this agreement andmay not change such use on its own.party b shall not store any dangerous items, which are prohibited by the laws in the peoples republic of china in the leased property and shall be fully responsible for any damages or a result thereof.9.5 upon expiration of the tenancy or sooner determination of this agreement,party a could take others to check the apartment with the party b agreement.9.6 in the event that there is the conflict between the chinese version and englishversion, in such case party a and party b shall go together and resolve the problem. breach of agreement10.1 party a shall have the right to terminate
