The project would develop a network of public spaces that form connections and links within the larger master plan development and to the adjacent context. Key will be the integration of upper level pedestrian links with the ground level public spaces, lower level retail, common amenities, and subway connections. Retail, restaurants, cafes, and other recreation or cultural uses will contribute to the quality of life for the project. Designing appropriate locations and access to these uses will be important in establishing and maintaining the high image of the project. Of the four tallest, SOM has designed two and was responsible for peer review of a third. During the 1990s, SOM designed two of the most important buildings in China, including the Jin Mao Tower in Shanghai and the Industrial & Commerce Bank of China (ICBC) in Beijing. The Jin Mao Tower is currently the tallest occupied building in China. ICBC was the first large commercial building in Beijing to use an all-steel superstructure. The graceful integration of structures and architecture has been well documented as a hallmark of our practice. Several of the recent China projects have developed innovative architectural and structural designs while operating within an appropriate cost and approvals framework. We have designed and implemented numerous exterior walls using both foreign and domestic manufacturers and materials. Our team has considerable experience in designing, specifying, tendering, reviewing shop drawings, field observations and coordination, mock-up and testing review for curtainwall and stone construction. We are familiar with what products and materials are domestically available and suitable for use in high quality construction. We have developed beautifully detailed single wall exteriors, double wall climatic chambers, and exterior screen structures for sun shading and protection. Our designs consider the HVAC components as part of a larger system of elements that provide environmental comfort. All of the projects in China are designed to the standards of local Chinese Codes and use local Chinese materials for the structure, exterior wall, finishes, and mechanical/electrical/plumbing systems. Most of these projects have building heights of 100 meters or more. Because of building height and/or special aspects of the design, four (4) of the recent projects required special national structural expert review. SOM always endeavors to establish a relationship of collaboration and mutual trust throughout the entire project team. Coordination with the LDI is facilitated by our Chinese speaking and writing project managers and team members. Video, web, or phone coordination conferences, FTP document transfer, email, and fax enable a 24 hour work day for the project.
