3、y a, party b and party c herebyagree to en ter into this agreeme nt and abide by it jo in tly.第一条 房产成交 sales purchase of the property甲方自愿将自有的房屋产权有偿转让给乙方。该房产符合北京市建 设管理委员会制定的房屋上市标准,甲方出售该房屋时亦同时将该房屋已分摊的土地使用面 积和土地使用期限转让给乙方。房屋具体情况如下:party a agrees to sell the property to party b. the property is qualified

18、贷款的方式支付剩余房款,由21世纪不动产北京区域分部提供统一的金融按揭服务,乙方须与21世纪不动产北京区域分部另行订立贷款委托协 议。if party b makes the remaining payment with bank mortgage, party b shall sig n a separateen trusted payme nt authorizati on with cen tury 21 beiji ng regi on for its mortgage services.1) 经办理贷款的银行审批,乙方符合贷款条件的,贷款银行依据 乙方签署的委托付款授权书将款项一次性

19、划至甲方在同行开设的专用结算帐户。if party b satisfies the criteria of getting the mortgage loan through the exam ination of the lending2)方式解决:in case party b does not satisfy the criteria of getting the loan through the exam ination of thelending bank, party b will chooseof the follow ingmethods as the soluti on:a.

20、自银行做出不予批贷的决定起日内,乙方自行筹集剩余房款,照现金支付的形式支付给甲方,乙方承担在此期间发生的各项费用;with indays after the bank decides not to provide theloan, party b shall raise therema ining payme nt by himself and pay in cash to party a. party b shall bear all the expe nsesoccurred during this period;b.终止本协议的履行,由甲乙双方返还相应款项,期间发生的各项 费用由乙方承担

21、。term in ate this agreeme nt, and party a and party b shall refund the money which have bee n paidto each other. party b shall bear all the expe nses occurred during this period.三、关于税费相关规定taxes and fees1、本合同履行期间内,甲、乙双方自行按国家及地方相关规定自行 缴纳各项税、费,丙方协助甲乙双方进行相关税费的确认及计算工作。税费分担经甲乙双 方协商,决定按照如下方式进行分担:a. party a

26、.第三条 居间报酬的金额及支付方式commission and terms ofpayme nt因甲乙双方基于丙方的媒介服务而订立房屋买卖合同,丙方有权收 取相应的居间报酬,因此甲乙双方在订立房屋买卖合同时,约定选择 下列第种方式支付丙方的居间报酬:accorda nee with1、居间报酬由一方支付,即方应于本合同签订当日按照房屋总价款的,即人民元向丙方支付居间报酬;born by one party. party shall pay% of the property price (sayrmb) to party cupon sig ning of this agreeme nt;2、居

30、 shall be paid by partyto party c upon sig ning of this agreeme nt (or, party a pay rmb and party b pay rmbto party c).第五条 房屋交付 handover of the property【篇二:居间服务合同】贷款居间服务合同甲方: 身份证号: 乙方:根据我国合同法民法通则等法律规定双方代表经友好磋商后.致冋意订立本合冋书。一甲方委托乙方向银行以及其他贷款机构申请借款(具体借贷金额由银行以及其他信贷机构评估审批后确定,甲方不得以额度大小为理由拒贷,拒贷产生的费用由甲方承担)。一1

31、、甲方职责:1、提供借贷所需的真实性资料。2、积极配合办理相关手续。3、维护乙方权益三、乙方职责:1、充分发挥资源优势,认真负责加速办理所有借款手续,在金融 机构审批后,借款显示金额并成功提现即视为贷款成功。2、全面协调甲方与金融机构的关系。3、维护甲方权益。四、居间服务费:甲方须在银行以及其他贷款机构借款显示金额并 成功提现后,一次性向乙方支付贷款总额的 %为居间服务费。五、违约责任:1、乙方在本合同生效后如擅自撤销委托则视作违约。2、银行以及其他贷款机构的贷款到达甲方银行账号当日,甲方保 证支付居间服务费到乙方指定的账号,每延误一天甲方按申请贷款总 额千分之五向乙方支付滞纳金。3、如因政策调整及甲方贷款条件问题造成金融机构无法放贷的,甲 乙双方对此均不承担违约责任。六、其它:1、
