3、 quarter together with fixtures and fitting (here in after collectively called the demised p remises).the lease and the lessee has agreed on the terms and condition as givenand whereas the lessor has agreed to take on lease the demised premises below:-lessee is renewed and extended for1. this agreem

4、ent in only valid if the lease p eriod.2. the lessor lets lessee takes the demissed p remises for a p eriod of 12 mon thsmencing from 15th january XX. the lease is ren ewable for a furtherperiod as may be mutually agreed in writing on expiry of the lease period3. the rent of the demised p remises sh

5、all be usd3,300/-(us dollars three thousa nd and three hun dred only) per month4. the lessor hereby ack no wledges rece ipt of the sum of ,800/-(us dollars nin etee n thousa nd and eight hun dred only) per mon th.5. it is hereby agreedbetween the parties that the lessee shall paythe aforesaid mon th

6、ly rentusd. 3,300/-(us dollars three thousand and three hundred only) as the monthly rental advanee by 20th of each calendar month for which if is due after pl eti on of adva nee rent p eriod ending on 15th july XX.6. that the lessor hereby ack no wledges rece ipt of the sum of ,000/-(r up ees sixty

7、 thousa nd only) from the lessee as fixed edp osit security which shall be refun ded to the lessee on giving back the vaca nt po ssessi on of the demised p remises after deduct ion of damages/shortages outsta nding bills for electricity, water, gas and tele phone charges etc, aga inst the demised p

8、remises.the lessee herby convenants with lessor as follow ing:1. to pay to the lessor the rent hereby reserved in the manner before men ti on ed.2. that the lessee shall not at any time duri ng the terms, without the consent in writ ing of the lessor, p ull dow n, damages or make anystructure altera

9、tionsto the demised premeses provided always, the lesseeshall have go write in stall any fixtures and fitti ngsexcludi ngair-conditionersin the demised premeses, to detach and repossess the samesubject to the restorationof the demised premeses to their original stateat his cost (reas on able wear an

10、d tear exce pted) on the expiry of this lease or any ren ewal hereof.3. to use the demises p remises for reside ntial purposeand would not be used for a mercialpurpose the demisesp remise would not be used occ up ied by mr. *and family.4. not to sublet the whole or any part of the p remises.5. to pa

11、y regularly the bills for electricity, gas, water and tele phone charges in res pect of the demised p remises. a copy of all thep aid utility bill be forwarded to the lessor every three mon th regularly. in case of disconnection of any facility due to non-payment, lessee will be res pon sible to get

12、 them restored and pay the same. all dues must be cleared before the expiry of the lease.6. the lessee shall kee p and maintain the said p remises in good and tenan table con diti ons duri ng the tenure of the lease.the lessor hereby convenants with the lessee as followi ng:-1. to pay all existi ng

13、and future rate, taxes assessme nts and othercharges of a public nature whether impose by the municipality,governmentor any other authority in res pect of demised p remises.2. not to erect or set up a buildi ng or structure on the demisespremises nor to add to any existing building or structure duri

14、ng the period of lease or any ren ewal without the writte n consent of the lessee.it is hereby declear and muturally agreed betwee n the lessor and lessee ans follwi ng:=1. the lessee and the lessor shall have the right and op ti on totermin ate this lease at any time only after the expiry of the le
