5、由乙方负担,如：水、电、煤气、有线电视、电话费等。第七条：押金1、为保证本租房合同的全面履行，在签订本租房合同时，乙方应支付给甲方个月租金的押金，押金不计利息，租房合同终止时，退还乙方。若乙方不履行租房合同，则押金不予返还;若甲方不履行租房合同，则应将押金全额返还并赔偿乙方壹个月的租金费用作为因租房造成的损失。但因市容整顿和市政动迁而无法续租的房屋除外，甲方可不作任何损失赔偿，此合同即可终止。2、租借期内，无特殊情况，甲乙双方不得私自随意加减租金和更改终止合同租借期。3、甲方有权向乙方查阅支付国际长途的费用，或乙方使用国际长途电话，可由甲方代买国际长途电话使用卡，费用由乙方支付(根据卡上密码可

6、在室内电话机上直拨)。甲方有权向乙方追索。第八条：禁止租赁权的转让及转借乙方不得发生下列行为：1、租赁权转让或用作担保。2、将租赁场所的全部或一部分转借给第三者或让第三者使用。3、未经甲方同意，在租赁场所内与第三者共同使用。第九条：维修保养1、租赁场所内属于甲方所有的内装修及各种设备需要维修保养时，乙方应立马通知甲方或物业公司，甲方并立马安排维修保养。重要设备需要进行大修理时，应通知甲方。2、上述维修保养费用由甲方承担，但若由于乙方原因造成的修理，则费用由乙方承担。3、属乙方所有的内装修及各种设备需要保养时，由乙方自行进行并承担费用。第十条：变更原状1、乙方如对所租的房屋重新装修或变动设备及结

7、构时，须事先征得甲方的书面同意，所有费用由乙方承担。2、乙方在实施上述工程时，须与甲方立马联系，工程完毕后应通知甲方检查。3、乙方违反本合同上述规定的，甲方有权要求恢复原状，赔偿损失。第十一条：损害赔偿由于乙方及其使用人或有关人员的故意或重大过失行为而对甲方、其他租户或者第三者造成损害时，一切赔偿均由乙方承担。第十二条：甲方免责：1、因地震、水灾、或非甲方故意造成，或非甲方过失造成的火灾、盗窃、各种设备故障而引起的损害，甲方概不负责，但甲方有过错或重大过失的情况除外。2、乙方因被其他客户牵连而蒙受损害时，甲方概不负责。第十三条：乙方责任1、必须遵守本大楼的物业管理制度。2、必须妥善使用租赁场所

8、及公用部分。3、不得在大楼内发生下列行为：(1)将超重、易燃、易爆、易腐蚀等危险物品带入楼内或实施其他有害于大楼安全的行为;(2)给甲方或其他租户(业主)带来损害的行为，以及对整个建筑物造成损害的一切行为;(3)违反社会治安、国家安全和违规违法行为。第十四条：通知义务1、甲乙双方所发生的通知均采用书面形式。2、任一方的姓名、商号、地址及总公司所在地、代表者若发生变更时，须立马以书面形式通知另一方。第十五条：合同终止因自然灾害及其他不可抗力事件，使大楼的全部或一部分损坏、破损而导致乙方租赁场所不能使用时，本合同自然终止。第十六条：合同解除乙方如发生以下行为之一时，甲方可不通知乙方而解除本租房合同

9、租房合同，如对甲方造成损失的，乙方还应承担赔偿经济损失的责任。1、租金及其他债务超过半个月以上未付;2、租赁场所的使用违反本合同第一条规定的;3、违反本合同的有关规定的;4、违反本合同第八、第十四条规定的;5、给其他租户(业主)生活造成严重妨碍，租户(业主)反映强烈的;6、触犯法律、法规、被拘留或成为刑事诉讼(公诉)被告的，以及本人死亡或被宣告失踪等情况发生的;7、有明显失信或欺诈行为的事实的;8、甲方出现前述第3、4或第7项行为的，乙方有权不通知甲方而解除租房合同，如对乙方造成损失的，甲方还应赔偿乙方遭受的损失。第十七条：特别说明1、除第十六条和第二十条所述原因外，租赁期内，乙方不得解除本租
