the contents and depth requirements of detailed construction plana) location information1 location:site in the master plan of city2 surroundings:including land use ,planning and basic situation of the surroundingsb) current situation of the site1 land use & coverage of the site(1:500):need to show the situation of land use and coverage of the site and surroundings, including existing buildings, water body, trees and so on;2 existing resource analysis: including natural landscape resource, humane landscape resource, transportation resource and so on, the specific items of which is optional depending on the site itself.c) planning conditionstexts show the planning conditions provided by planning department, use one attachment for the copy of planning conditions.d) planning land propertyshow the requirement of different land properties, covering area, set-back line of site, attached by land balance table.e) master plan1 master plan (color)vividly show the layout of buildings, roads, green land, water body and other facilities.2 master plan (black & white)accurately reflect the layout of buildings, roads, green land, water body and other facilities. including: the coordinates of the turning point of boundary of construction land and adjacent terrain; function of the buildings, serial numbers, base area, floors, building interval, set-back line of buildings; the coordinates of the roads, elevation, and the width of boundary lines of roads orientation, width, entrance & exit of the roads in the site, the space and numbers of underground& surface parking and the arrangement of turn-round space.f) main technological and economic indicatorsincluding site area, total floor area, total underground area, building density, far, greening rate, public green area, per capita public green area, the total number of surface parking, the total number of underground parking, population, the total number of households, residential floor area, residential density, net residential density and so on.g) planning of road and traffic1 planning of road and trafficroads width, slope, the coordinates of the controlling points, elevation, turn radius, cross-section of roads, width, coordinates of the excess and harrier-free design.2 parking layoutunderground and surface parking space and total numbers of each, parking mode and the arrangement of turn-round space.h) planning of green spaces systemthe connection and arrangement of public green, specified green space, green belts around houses and street green area . important green space requires landscape design and plant configuration.i) the public service facilities planningthe function, location and boundary of supporting service facilities.j) infrastructure planningthe location and boundary of supporting infrastructure, such as electricity distribution, gas station and dump area.k) vertical planbalance calculation of earthwork, ensure the coordinates of the controlling points and buildings, surface drainage way , the location of flood intercepting trench, the form & elevation of retaining wall, the surface drainage direction and slope.l) comprehensive pipeline planningincluding water supply lines, sewer lines, power line, telecommunication pipeline, cable line, gas line and the location, pipe diameter, depth of the outdoor fire hydrant. also including load prediction, existing pipelines situation, ground elevation, sewer lines elevation, different pipelines rout & location & pipe diameter, and should acquire the preliminary examination opinions of relevant departments.m) construction sequenceincluding construction cycle, annual construction plan arrangements, time and phases of establishment of municipal administration infrastructure and public service facilitiesn) sunshine analysis report and traffic impact evaluationo) building typology, the plan, faade and section of buildingsp) renderings of viewsincluding aerial view or models of the whole planning, perspective rendering of focal area and interface, specific requirements are as follows: aerial view should include daytime and nightscape presentation; perspective rendering of focal area and interface should choose people visual angle from the arterial roads;special area should take real sight of landmark into consideration; show the location of building advertisements and shop signs and the material of external buildingsq) drawing contents i. locationii. surroundingsiii. land use(black&white,1:500)iv. planning conditionsv. planning land property(1:500)vi. master plan (color,1:500)vii. master plan (black & white,1:500)viii. main technological and economic indicatorsix. planning of road and trafficx. parking layoutxi. planning of green spaces systemxii. the public service facilities planningxiii. infrastructure planningxiv. vertical planxv. comprehensive pipeline planningxvi.
