Tenants fitting-out manual租户装修手册 IntroductionOn behalf of our colleagues in Operations Department, we welcome you as our valued tenant in Chongqing Tiandi and hope that you enjoy our partnership. In order to ensure smooth operations (particularly during the fitting-out period), the following information is provided for your easy reference. 简介重庆天地营运部衷心欢迎阁下成为重庆天地的租客,并希望在今后的日常营运中与您密切配合。为了确保营运的顺畅运作(尤其在装修期内),现特将以下内容提供阁下参考。 Purpose of this HandbookThe purpose of this handbook is to provide information to all tenants to enable them to design and fit out their premises to a high standard and in a safe manner, and therefore to operate the business smoothly. 本手册之目的本手册旨在为所有租户的单元装饰工程提供基本的指引,从而确保装饰工作得以安全优质地进行,租户得以平稳开业。 Hotline for ServicesChongqing Operations Department (the Manager) will keep close contact with you throughout the whole fitting-out and operation period. To provide for future communication, you are cordially requested to complete the Tenants Information Record contained in this handbook and return to the Operations Management Office at your earliest convenience. 租户需求租户的需求可书面或致电重庆天地营运部反映,并请留下联络方法。此外,为便于日后的联系,所有租户均需填写一份重庆天地租户资料登记 (见附件),并需尽快交回至营运部。 Building Services Provision and Alteration 设施配备及改动 Ventilation and Air-conditioning System 中央空调通风系统q Central air-conditioning units will be provided by the Landlord during operational hours, and will be charged at a rate determined by the Manager according to the actual expenses.q 本项目已安装中央空调系统,并将于营业时间内提供中央空调,具体收费标准由营运部按租户用量决算。q Standard air-conditioning capacity are designed and built for each category of shops. Any additional A/C loading shall be the responsibility of the Tenant, and shall be installed with the prior approval of the Manager and at the Tenants own cost. The maintenance work to the additional A/C system will be conducted by the tenants or their authorized contractors.q 商铺均有中央空调系统,租户若仍需增加额外的空调设施,则需预先征得营运部的许可,并应自行负责相关的施工和费用。对于业主自行增加的空调设施,将有租户方自行请维保商进行维保。q No alteration to the landlords supply will be allowed without prior written approval of the landlord and/or the Manager.q 租户若欲对业主提供设施进行任何改动,必须事先征得业主及营运部的书面批准。q The Manager reserves the right of access to the Tenants premises to check the fan coil units and associated equipment, pipes and fittings with prior notice.q 营运部于合理时间内通知租户后,有权在任何时候进入租户单元检修风机盘管系统及其它的设施、管道。q Details of Tenants fitting-out ductwork layout and its associated equipment, air grille louvers and hangers must be submitted to the Manager for approval prior to installation. Installation shall be carried out by the licensed A/C contractor at the Tenants cost. Relevant license and certifications shall be submitted to the Manager for prior approval.q 租户必须预先将本单元的空调设计安装方案交营运部审阅,经批准后方可施工,施工需由具有资质的承包商进行,并需在施工前提供承包商有关的营业执照、资质证明供营运部审核。q The Tenant shall be responsible for providing a proper electrical supply including all necessary wiring to each fan coil unit and associated control equipment.q 租户自行安装空调设施须确保相关的电力线路接驳无误。q Tenants shall be responsible for the control of room humidity in their premises, which will be affected by the Tenants equipment or machinery. The installation of such devices should comply with all statutory regulations or ordinances.q 租户自行安装的空调设施应符合国家的有关规范,上述设施所引起的室内温度变化亦须由租户自行负责。q Any food premises shall be installed with efficient oil filters or other devices to the kitchen exhaust air system for oil stuff removal. Any contamination of external walls or common parts or any nuisance to the public shall be rectified by the Tenant at his own cost.q 餐饮单元须在厨房排气系统中加装有效的滤油装置以过滤油烟,以免对外墙、公共部位或公众环境造成任何污染,否则所有的修复费用及不可预见费用均须由租户承担。q Before making use of the return water pipes, the contractor should inform the Manager of the water pressure test in advance and the testing of the pipes to be carried out by a qualified contractor.q 循环水管道连接完毕,租户承包商须向营运部申请进行空调循环水管试压力,经检测合格后方可投入使用。q Access ceiling panels (minimum 450450mm) shall be considered for each fan coil units for repair & maintenance.q 单元天花需预留活动式检修孔板(至少450450mm)以方便单元风机盘管的例行检查及修理。 Electrical supply & Lighting System 供电及照明系统q The power supply is supplied by the city public power supply station. An emergency power supply is also available for the essential lighting in the common areas.q 本项目电力由城市供电电网供应,同时地块内亦设有后备发电机组以提供公共区域应急照明。q Tenants shall design and install their own electricity circuit and isolating switch to meet their own requirements at their own cost. All works shall be carried out by a qualified electrical contractor.q 租户应根据自身需要申请电量,经业主同意后方可更新本单元的隔离开关和电力设备,相关费用自理。所有施工须由有资质的电气工程承包商进行。q Tenants shall be responsible for installing an ELCB in the distribution board.q 租户总电箱需自行安装漏电保护装置。q The electrical contractors of the tenants should provide their certificate for qualification to the Manager to get approval before commencing their work.q 租户所选择的电气工程承包商须向营运部提供相关资质证明,经批准后,方可进厂施工。q The location and installation details of the isolating switch, and the wire layout inside the Tenants premises must be approved by the Manager prior to the installation. The application, supply and installation will be at the Tenants cost.q 租户需将本单元隔离开关的安装位置、安装细节及单元内部的电气布置图报营运部审批,经批准后方可动工,相关费用均须由租户自理。q All the electrical equipments in Tenants premises should comply with the Safety Standards for Low Voltage Users.q 租户单元之电器安装须符合低压用户安全规范标准。q Tenants shall provide their own wiring for connecting a temporary supply for fitting-out purposes as directed by the Manager. The ELCB and the consumption meter must also be installed and the Manager will charge Tenants accordingly.q 租户应遵照营运部的指引来接驳临时装修用电,安装相关临时电表,并加装漏电保护开关。营运部根据实际用电量收取费用。 Fire Service System 消防系统q Except standard provision, any modification of fire services installations to suit the Tenants interior design, shall be submitted to the Manager and the Fire Services Bureau for approval prior to the work being commenced. Such work must be carried out by a qualified fire services contractor nominated by the Manager to comply with Fire Regulations and a Certificate of satisfactory completion from the Fire Services Bureau and the Quality Supervision Bureau must be obtained prior to occupation. The application, design and installation of the system will be at Tenants own cost.q 租户若因格局变动需对原有的消防配置进行适当的增加或改动以配合自身的内部设计,则必须预先将本单元消防设计及施工方案提交营运部及消防部门,并在施工前得到消防部门的批准,并需由业主指定的有资质的消防承建商进行施工,施工结束后需通过消防部门的有关验收方能营业,费用由租户自理。q In any case, the Tenant is not permitted to add, alter, relocate or dismantle the fire services installation without authorization.q 租户在任何情况下均不得擅自更改原有消防系统。q The Tenant should take precaution to avoid any false fire alarm or any damage caused by Tenants fitting-out works. Any services charges made by Fire Service Bureau and any charges for remedial work made by the Landlord/Manager will be charged to the Tenant.q 租户需留意防范因装修施工而造成消防系统的误动作或意外毁损,一旦发生上述情况,则所有相关的服务、修复等费用均须由租户承担。q The Tenant should inform the Manager and obtain its approval in advance before testing the fire safety installation by discharging water out during construction. The relevant cost will be charged to the Tenant.q 租户在进行消防系统的施工时如,需要对单元内的消防系统进行放水,必须经营运部同意后方可进行,并将承担相关费用。 Plumbing and Drainage System 给排水系统q Details of Tenants fittings & finishing inside the toilets must be submitted to the Manager for approval prior to the installation. Relevant certificates of the Tenants plumbing & drainage contractor shall be submitted to the Manager for approval.q 租户须对卫生间的设计、施工方案交营运部审阅,批准后才能施工。施工单位必须有合格之资质证书并须供营运部审阅。q The contractors should conduct a minimal 24-hour water proof test to the ground in the kitchens, rest rooms and obtain the Managers on-site approval prior to further construction.q 施工单位在进行厨房、卫生间施工时必须对厨房、卫生间地板做防水层并进行持续至少24小时的防水试验,并经过营运部的现场确认后方可继续施工。q Tenant is not permitted to connect or disconnect any drainage or water supply pipes from the Landlords system unless approval is granted by the Landlord/ Manager and the relevant statutory Authorities. Such work shall be carried out by licensed plumbing and drainage contractor at the Tenants own cost.q 租户若需在原有之给排水系统上接驳、切断任何管道,均需事先得到营运部、业主及相关职能部门的批准后须由具有资质的给排水承包商进行施工,相关费用由租户自理。q Before completion, the Tenant should test the water pipe system by flushing and confirming the pipe system is in order prior to making use.q 租户在装修结束前,需对排水设施进行灌水试验,确认通畅后方可投入使用。 Town gas 煤气系统q The landlord will provide a Towngas vertical supply main. Extension from the main pipe to the Tenants premises will be carried out by the Towngas Company and/or approved subcontractors at the Tenants own cost. Provision of such service is at the discretion of the Landlord, and will be dependent upon supply, demand and other factors.q 租户煤气由租户直接向煤气公司申请经同意后,由煤气公司安装相关管道及表具。同时业主有权根据供需情况及其它因素决定是否允许租户接驳煤气管道。q A gas meter shall be applied for by the tenant from the Gas Company at Tenants own cost.q 租户须自行向煤气公司申请安装煤气表,费用由租户自理。q Within one week after the Tenant handed over the premises to the Manager, they should terminate the gas account with the Gas Company at their own cost.q 租户在停止营业撤离后一星期内须自行向煤气公司办理煤气注销手续并支付相关费用。 Telephone and Internet System 电话及电脑网络系统q The Tenant should apply for his own telephone installation and other communication systems.q 租户需自行落实电话的申请及安装工作。q The Tenant should apply to the System Operators for the connection of Internet at their own cost. The System Operators should commence their construction after submitting the working schedule to the Manager and obtaining permission.q 租户如需要电脑系统上网服务,须自行向营运商申请,所有发生的费用,均由租户负责.同时系统营运商在施工前须向营运部提出申请,方案经批准后方可实施。q Any damage due to the routing of cables or other wiring works related to the Tenants equipment, caused by any contractor, will be charged to the Tenant.q 租户或其承包商在设备进线、安装及接驳过程中所造成的任何毁损,均需由租户付费修复。 Security & PA System 安保及公共广播系统q The Landlord will provide an emergency PA & Security System. Tenants who require these services shall apply to the Manager and relevant Authorities for the tapping off. Such connections must comply with relevant regulations or ordinances at the Tenants cost.q 业主已在弱电房安装应急广播终端箱,租户单元若需接驳有关设备,则须严格遵守有关规范,并须预先征得营运部的批准,有关费用由租户自行负责。q Any damage caused by the Tenants fitting-out work will be charge to the tenant.q 所有因租户装修工程而造成的损毁均需由租户负责。q The contractor shall submit relevant licenses and certificates to the Manager for approval prior to commencing the work.q 施工单位须提供营业执照、资质证书予营运部后才能施工。 Cable TV System 有线电视系统q The Tenants should apply to the Manager and relevant Authorities for the CABD System tapping-off at their own cost.q 若租户要安装有线电视,须预先征得营运部的批准,并向有关政府部门申请,所有费用由租户负责。q All the installation should be completed by qualified contractors at Tenants own cost.q 所有工作必须由有相关资质的承包商负责施工,而费用由租户承担。 Lifts 电梯q Tenant will be charged at cost plus a service charge for repairing, if the lifts are damaged or soiled by his contractors or workers from the removal company.q 若租户的工作人员或搬迁公司在使用中损坏/弄脏了电梯,则租户需承担相应的处理费用。q Lift landing doors must not be covered up or altered. Finishes to these doors must receive prior approval by the Manager.q 未经营运部同意,租户不得擅自对电梯门进行遮蔽或改装。q Removal or transporting decoration materials must use service lifts and be approved by the Manager in advance.q 搬迁或装修的物料出入必须使用载货电梯,且事先需征得营运部允许。 Others 其它q All the equipment /materials used by the Tenant must be compatible with the system provided by the Landlord. Any damages caused by the use of incompatible materials, Tenant will be held responsible.q 租户所采用的设备/材料必须与业主方提供的有关系统匹配,由于不匹配问题而影响业主方的原系统或单元内之操作,应由租户负责。q Any modification of the facilities provided by the Landlord to suit the Tenants interior design, prior written approval shall be obtained from the landlord and the Manager before commencement. All application, design and installation will be at the Tenants own cost.q 如因租户装修要求,而对业主已提供之设施发生改动,必须于施工前书面向业主申请并获同意后始可施工,因改动而产生费用应由租户负责。q Tenants shall not install audio equipment facing the common corridor and/or create any noise nuisance to other tenants.q 所有租户均不得安装面向公共走廊或会对其他租户造成骚扰或影响的音像设备。q All partitions should be made of inflammable and light load materials and shall comply with the Fire Safety Bureau requirement. The wooden frames or partitions should be painted with fire-proof materials, which should be approved by Fire Safety Bureau and relevant Authorities.q 除得到营运部批准外,所有内部隔墙应使用重量轻于干式结构的品种,例如金属框石膏板。若是木框架或板墙,必须要涂上有关政府部门批准使用的防火漆,并经消防局及相关部门批准。q All false ceiling material should be made of inflammable material (Grade A material).q 所有吊顶需采用不燃烧材料(A级材料)。q Except standard signage provided by the Landlord, Tenant is not permitted to install his own signage without the permission of the Manager and relevant Authorities.q 除了本项目所提供的广告灯箱位置外,未经营运部批准所有租户一律不许在单元外装设招牌。租户需要在户外悬挂招牌及旗帜必须经业主方及市政广告部门批准后方可投入使用。q In any case, the Tenants are not permitted to alter or damage the curtain wall, window, structure, concrete, floor and ceiling.q 任何情况下,不可改动或破坏外墙,窗户,结构,混凝土,地台及天花。q The doors of premises in office areas are fire-rated. Any alteration or changing to glass doors should be approved by the Manager and accorded with the correct fire ratings.q 本项目的办公楼层单元门为隔火装置,任何改动或更换至玻璃门必须经过营运部审批并符合隔火要求。q In order to avoid damaging the construction structure, the Tenant shall abide to the floor loading. Any questions, please contact the Manager beforehand.q 租户必须遵守楼面允许承载要求,任何过载装置必须避免,防止引致建筑结构出现问题。若租户有相关疑问,可事先与营运部联络。q All risers, meter room within the tenants premises should not be blocked or stuffed by any goods. The manager can enter the above areas at any time with notification to Tenants in advance.q 租户内的所井道、强弱电房不得堆放任何物品及封堵。营运部于合理时间内通知租户后,有权在任何时间内进入作业。 Fitting-out Procedures 申请装修程序 Submission of Fitting-out Proposal 装修方案The proposal should include, but not limited to the following drawings and technical information with the scale of 1:200.装修方案应包括但不限于下列图纸及技术资料,图纸及技术资料比例为1:200。q Air-conditioning and Ventilation System PlanDetails of fan coil units, control units, ductings and the consumption of heat/ cooling capacity shall be clearly shown in the layout plan.q 空调设计图纸该设计图包括风机盘管/变风量箱/风管/喉管位置、空调控制器位置、管道、电源及控制线路及冷/热负荷量等相关内容。q Electrical Supply and Lighting System PlanThe drawings should include the electrical layout, power consumption list, security connection, CATV connection, etc.q 供电及照明设计图该设计图中需包括电气线路走向、用电量、保安系统和闭路电视系统等。q Fire Services System Plan (if applicable)Locations of sprinkler heads, fire detectors, fire hydrants, hose reels, smoke proof or smoke extract system, emergency PA should be marked on the drawings.q 消防设计图(如适用)该设计图需包括消防喷淋头、烟雾/温度探测器、消防栓及消防水管位置、防排烟设备、消防应急广播的布置情况等。q Plumbing and Drainage System Plan (if applicable)The drawings should include the plumbing and drainage layout, water consumption estimation. The materials of drain pipes and construction methods should be shown as well.q 给排水设计图(如适用)该设计图需包括给排水管道走向、用水量估算、给排水管道材料的规格及施工方法等。q Towngas System Plan (if applicable)The drawings should include the gas-pipe lines layout, gas consumption estimation. The materials of pipes and construction methods should also be shown in the drawings.q 煤气设计图(如适用)该设计图需包括煤气管道走向、用气量估算、煤气管道的材料规格及施工方法等。q Floor PlanThese plans should show all details of heavy partition, walls or heavy facilities. The construction details of pantries and toilets should be shown at tenants option.q 单元平面图该设计图需包括重型隔墙及设备的摆放位置,茶水间及卫生间的施工方案。q Section DrawingsThe details of materials should be shown in the drawings. The alteration of partitions of walls should be indicated by the Tenants.q 单元立面图该设计图需包括装修用料的详情。各间隔及立面的更改情况也应在图中表明。q Ceiling LayoutsThese layouts should show the construction details of the ceiling and the locations of light boxes, sprinkler heads and heat/ smoke detectors, emergency PA and etc.q 天花平面图该设计图需包括吊顶类型、布置及施工方法等。灯盘、消防喷淋头、消防烟雾/温度探测器、应急消防广播的位置亦须清楚表明。q Plain View DrawingsThe locations of furnishings inside the premises, the materials and height of the partitions or walls, the directions of the door opening should all be given clear indications in these drawings.q 平面设计图该设计图需包括单元内隔墙高度及用料及各扇门的旋动方向等。 Approval by the Manager 营运部审批Fitting-out proposals must be approved by the Manager and the Manager reserves the right to reject proposal and to stop any fitting-out works which are not being properly carried out in the premises. Any application for approval must be in writing and any comment or approval by the Manager will normally be made within two weeks from the date of receipt.装修方案必须预先交营运部审批后才能施工,营运部有权不批准不合规范的装修方案及制止一切不当的装修工作。装修申请须用书面形式提出,营运部一般会在接到申请的2周之内作出答复并发出书面装修批准函,方可安排装修队伍进场。q In order to facilitate the approval procedure, Tenants are required to supply details of the following connections and the loading of each of the following services (three copies each of the drawings are required)q 租户需将下列工程/设施的详细资料(包括设计图纸、设备/材料、施工方案等)提交营运部审批(需一式三份):l HVAC systeml 空调系统l Electricity supplyl 电气系统l Fire service alterationsl 消防系统l Plumbing and Drainage systeml 给排水系统l Towngasl 煤气系统l Superimposed load for partitions and safes.l 增装的负荷(隔墙、保安设备等)l Drawings and details of decoration works.l 装修工程(装修平面、立面图)l Works schedulel 工程进度表q If necessary, the Manager has the right to ask the Tenant t
