The first party guaranteed that theres nothing wrong with the property right of the house, free from incumbrances and conform to terms of exchange.Article Two: The Deposit Payment Agreement1. After a field investigation about the housing basic situations (including house property ownership status, equipment, decoration, and so on and so forth) mentiond above, the second party decided to buy the house of first party with_.2. The second party should deliver a totalling housing deposit of _RMB to the first party, the service charge of third party are not included in the deposit.Article Three: Others1. 1. After this agreement is signed, the first party and second party shall sign the Beijing Housing Sales Contract and Intermediate Service Contract within five working days.2. 2.1 Service charge standard of the third party:For Vendee1. The Information service charge of Housing Exchange: 1% of the Closing Cost.2. The agency fee of ownership transfer: RMB 1500 yuan.3Agency fee of second-hand house mortgage loan: RMB 3000 yuan (if the loan amounts is over 0.3 million yuan, then 50 yuan will be charged from every ten thousand yuan that exceed 0.3 million RMB).For Vendor:1. The Information service charge of Housing Exchange: 2% of the Closing Cost.2. The agency fee of ownership transfer: RMB 1500 yuan3. The information consulting fee of advance prepayment, RMB 3500 yuan (if the total sum is more than 0.25 million RMB, we will charge 2% extra fee of the part that exceed the total sum).2.2 the Vendee argeed to pay the correlative charges of the Vendor: Yes No3. Aafter this agreement is signed, The first party and second party can not privately conclude the transaction under the condition that not unconfirmed by the third party, otherwise, the first party and the second party shall compensate the losses of the third party and pay the service charge in full.4. All parties to contract shall strictly perform the contract, if the first party breaks the contract, the first party shall pay double the deposit of default to second party as well as pay the service charge to the third party, if the second party breaks the contract, the deposit shall not be retreated and pay the service charge to the third party; if the third party breaks the contract, the third party shall pay the service charge to the observant party.5. This agreement is in triplicate, the three parties each holds one copy, this agreement only valid when used with regular payment receipt issued by the third party (No.:_).
