4、强迫执行公证通知过户放款冻结办理抵押登记手续领他项权益证银行解冻END签署借款合同签署借款借据签署投保单签署买卖合同签署抵押登记恳求表签署公司委托代理合同外籍人士购房流程图贷款购房,含购买二手房,一次性付款除外另外,外籍人士购房大多项选择择专业的代理公司,与这样的公司签署代理合同的操作流程如下.购买商品房的条件购房人的资历:境外机构的在华分支机构和代表机构房地产企业除外;在中国境内任务、学习时间超越一年的境外个人;港澳台居民和华侨。购房类型:商品房不可以购买公房和经济适用房购房用途:自用、自住采取实名制同时注明中文和外文姓名,并持有效证明中国同意来中国任务、学习的证明特别提示:目前,京津地域曾

5、经暂停执行限制外籍人士在该地域购房所需的居住年限和所购房屋数量的政策。.Requirement for Real Estate TransactionsBuyers qualifications: Chinese branches and agencies of external institutions (except for real estate companies), foreigners working or studying in China over one year, Hong Kong, Macao and Taiwan residents and overseas Chin

6、ese.Type of housing: commercial housing (public housing and economical housing are not allowed to purchase) Purchase purposes: personal useReal-name requirement :(both Chinese name and foreign name), valid certificate are also required (certificate of Chinas ratification of foreigners working and st

7、udying in China)Special note: at present, it is suspended that the policy of restrictions on foreigners transaction requirements which are residential time and the number of housing purchasing in -Tianjin Area.所需证件、文书身份证明译名公证或有效居住证证件需同时注有中文及外文姓名向国外及港澳台人员租、售房屋审批表 以上证件、文书非中文书写的文件,需到具有翻译资历的翻译公司翻译,应同时附经

Procedures: firstly, notarization from the host country of the foreigner, secondly, the authentication

15、求登记的,该当向登记机构提交代表机构登记证。在外国和港澳台地域登记注册的法人或者其他组织恳求登记的,该当向登记机构提交有关的登记证明。恳求登记文件是外文的,该当同时提交中文译本。境外当事人恳求房地产登记的,还该当按相关规定办理公证或者认证手续并且提交相关的证件、文件。.Property Registration and Ownership CertificateTake Tianjin as example since the requirements in other cities are similar.Foreigners applying the registration should
