2025关于租赁合同中英文版本LeaseAgreementContract(Chinese-EnglishVersion)正式房屋租赁合同(中英文版本)正文(Body)第一条合同双方(PartiestotheContract)本合同由以下双方于年月日签订:ThisContractisenteredintoonthedayofmonth,bythefollowingparties:出租人(Landlord):,身份证号码/PassportNumber:,地址/Address:。承租人(Tenant):,身份证号码/PassportNumber:,地址/Address:。第二条租赁物(LeaseProperty)出租人同意将位于的房产(以下简称“租赁物”)出租给承租人使用。该房产的产权证明如下:TheLandlordagreestoleasethepropertylocatedat(hereinafterreferredtoasthe"leasedproperty")totheTenantforuse.Theownershipcertificatesofthepropertyareasfollows:房产证编号/PropertyTitleNumber:房产地址/PropertyAddress:建筑面积/TotalConstructionArea:平方米(㎡)产权所有人/PropertyOwner:。第三条租赁期限(LeaseTerm)租赁期限为年,自年月日起至年月日止。Theleasetermisyears,fromdayofmonth,todayofmonth,.第四条租金(Rental)4.1承租人应按月支付租金,每月租金为人民币元(大写:圆整)。4.1TheTenantshallpaytherentonamonthlybasis,withamonthlyrentofRMByuan(Equivalenttoyuaninwords).4.2租金支付方式:(银行转账/BankTransfer,现金/Cash,或其他方式/OtherMethods)。4.2MethodofPayment:(BankTransfer,Cash,orOtherMethods).4.3承租人应在每月的日前支付当月租金。如逾期支付,出租人将收取每日%的滞纳金。4.3TheTenantshallpaytherentbythedayofeachmonth.Incaseoflatepayment,theLandlordshallchargealatefeeof%perday.第五条押金(SecurityDeposit)5.1承租人应于签订本合支付人民币元作为押金。5.1TheTenantshallpayadepositofRMByuanatthetimeofsigningthisContract.5.2押金用于担保承租人履行本合同项下的义务。租赁期满后,如承租人无违约行为,出租人应全额退还押金(不计利息)。5.2ThedepositisusedassecurityfortheTenant'sperformanceoftheobligationsunderthisContract.Uponexpirationoftheleaseterm,theLandlordshallrefundthedepositinfull(withoutinterest)iftheTenanthasnobreachofduty.5.3如押金不足以抵扣承租人应付的费用,出租人有权要求承租人补足差额。5.3IfthedepositisinsufficienttocovertheTenant'spayableexpenses,theLandlordhastherighttorequiretheTenanttomakeupthedeficiency.第六条租赁物的使用与维护(UseandMaintenanceoftheLeasedProperty)6.1承租人应合理使用租赁物及其附属设施,并在使用过程中保持租赁物的完好。如因承租人使用不当导致租赁物损坏,承租人应负责修复或承担相应维修费用。6.1TheTenantshallusetheleasedpropertyandits附属facilitiesreasonablyandmaintaintheintegrityoftheleasedpropertyduringuse.IftheleasedpropertyisdamagedduetotheTenant'simproperuse,theTenantshallberesponsibleforrepairorbeartherelevantrepaircosts.6.2承租人不得擅自对租赁物进行改造、装修或添加其他设施。如确需进行装修,应书面通知出租人并取得书面同意。6.2TheTenantshallnotmakeanyunauthorizedalterations,renovations,oradditionstotheleasedproperty.Ifrenovationisindeednecessary,theTenantshallnotifytheLandlordinwritingandobtainwrittenconsent.6.3承租人应遵守相关法律法规,不得在租赁物内从事非法活动。6.3TheTenantshallcomplywithrelevantlawsandregulationsandshallnotengageinanyillegalactivitieswithintheleasedproperty.第七条双方权利与义务(RightsandObligationsofBothParties)7.1出租人权利:7.1RightsoftheLandlord:检查租赁物的使用情况,确保承租人按合同约定使用租赁物。InspecttheuseoftheleasedpropertytoensurethattheTenantusestheleasedpropertyasagreedintheContract.在租赁期满或提前终止合收回租赁物。RetrievetheleasedpropertyuponexpirationorearlyterminationoftheContract.7.2出租人义务:7.2ObligationsoftheLandlord:按时交付租赁物,并确保租赁物符合约定的使用条件。Delivertheleasedpropertyontimeandensurethattheleasedpropertyisinaccordancewiththeagreedusageconditions.在租赁期限内,不得随意提高租金。Shallnotarbitrarilyincreasetherentduringtheleaseterm.7.3承租人权利:7.3RightsoftheTenant:按照合同约定使用租赁物。UsetheleasedpropertyasagreedintheContract.在租赁期限内,享有对租赁物的合法使用权。Enjoythelegalrighttousetheleasedpropertyduringtheleaseterm.7.4承租人义务:7.4ObligationsoftheTenant:按时支付租金及其它应缴费用。Paytherentandotherpayableexpensesontime.爱护租赁物,不得损坏租赁物的结构或设施。Cherishtheleasedpropertyandshallnotdamagethestructureorfacilitiesoftheleasedproperty.第八条合同的变更与解除(AmendmentandTerminationoftheContract)8.1经双方协商一致,可以书面形式对本合同进行修改或补充。8.1Uponmutualagreement,thisContractmaybeamendedorsupplementedinwriting.8.2如因不可抗力因素导致合同无法履行,双方可协商解除合同,租金和押金按实际使用情况结算。8.2IncaseofforcemajeureeventsthatmaketheperformanceoftheContractimpossible,bothpartiesmaynegotiatetoterminatetheContract,andtherentanddepositshallbesettledaccordingtoactualusage.8.3承租人有下列情形之一的,出租人有权解除合同:8.3TheLandlordhastherighttoterminatetheContractiftheTenanthasanyofthefollowingcircumstances:擅自将租赁物转租、转借或改变用途。Sublet,lend,orchangethepurposeoftheleasedpropertywithoutauthorization.未按时支付租金,超过日。Failingtopaytherentontimeformorethandays.违反相关法律法规,从事非法活动。Violaterelevantlawsandregulationsandengageinillegalactivities.第九条违约责任(LiabilityforBreachofContract)9.1承租人违约责任:9.1LiabilitiesoftheTenant:若承租人未按时支付租金,每逾期一日,应支付%的滞纳金。IftheTenantfailstopaytherentontime,alatefeeof%perdayshallbecharged.若承租人擅自转租、转借或改变租赁物用途,出租人有权解除合同,并要求承租人赔偿造成的损失。IftheTenantsublets,lends,orchangesthepurposeoftheleasedpropertywithoutauthorization,theLandlordhastherighttoterminatetheContractandrequiretheTenanttocompensateforanylossesincurred.9.2出租人违约责任:9.2LiabilitiesoftheLandlord:若出租人未能按时交付租赁物,每逾期一日,应支付%的违约金。IftheLandlordfailstodelivertheleasedpropertyontime,apenaltyof%perdayshallbecharged.若出租人擅自提高租金,承租人有权解除合同,并要求出租人赔偿造成的损失。IftheLandlordarbitrarilyincreasestherent,theTenanthastherighttoterminatetheContractandrequiretheLandlordtocompensateforanylossesincurred.第十条续租条款(RenewalClause)10.1租赁期满后,若双方愿意继续租赁,应于租赁期满前日书面通知对方,并协商签订新的租赁合同。10.1Uponexpirationoftheleaseterm,ifbothpartieswishtocontinuethelease,writtennoticeshallbegiventotheotherpartydaysbeforetheleaseterm,andanewleaseContractshallbenegotiated.10.2若承租人希望续租,应在租赁期满前日书面通知出租人,否则视为放弃续租权。10.2IftheTenantwishestorenewthelease,awrittennoticeshallbegiventotheLandlorddaysbeforetheleasetermexpires,otherwiseitshallbedeemedasrelinquishmentoftherighttorenew.第十一条争议解决(DisputeResolution)11.1因本合同引起的或与本合同有关的任何争议,双方应通过友好协商解决。11.1AnydisputesarisingfromorrelatedtothisContractshallberesolvedthroughfriendlynegotiationbetweenbothparties.11.2协商不成的,任何一方均可向有管辖权的人民法院提起诉讼。11.2Ifnegotiationfails,eitherpartymaybringalawsuittothejurisdictionalPeople'sCourt.第十二条其他条款(OtherProvisions)12.1本合同未尽事宜,双方可另行签订补充协议,补充协议与本合同具有同等法律效力。12.1AnymattersnotcoveredbythisContractmaybesettledbyasupplementaryagreementsignedbybothparties,whichshallhavethesamelegaleffectasthisContract.12.2本合同一式份,双方各执一份,具有同等法律效力。12.2ThisContractismadeinoriginals,eachpartyholdingoneoriginal,whichhaveequallegaleffect.12.3本合同自双方签字或盖章之日起生效。12.3ThisContractshallcomeintoeffectfromthedatewhenbothpartiessignoraffixtheirseals.出租人(Landlord):签字:日期:Tenant(承租人):签字:日期:附录(Appendix)租赁物现状描述:AdditionalClauses:LeaseAgreementContract(EnglishVersion)正式房屋租赁合同(英文版本)Body(Body)Article1:PartiestotheContractThisContractisenteredintoonthedayofmonth,bythefollowingparties:LANDLORD(出租人):,withidentificationnumber/passportnumber:,address:.TENANT(承租人):,withidentificationnumber/passportnumber:,address:.Article2:LeasePropertyTheLandlordagreestoleasethepropertylocatedat(hereinafterreferredtoasthe"leasedproperty")totheTenantforuse.Theownershipcertificatesofthepropertyareasfollows:PropertyTitleNumber/房产证编号:PropertyAddress/房产地址:TotalConstructionArea/建筑面积:squaremeters(㎡)PropertyOwner/产权所有人:.Article3:LeaseTermTheleasetermisyears,fromdayofmonth,todayofmonth,.Article4:Rental4.1TheTenantshallpaytherentonamonthlybasis,withamonthlyrentofRMByuan(Equivalenttoyuaninwords).4.2MethodofPayment:(BankTransfer,Cash,orOtherMethods).4.3TheTenantshallpaytherentbythedayofeachmonth.Incaseoflatepayment,theLandlordshallchargealatefeeof%perday.Article5:SecurityDeposit5.1TheTenantshallpayadepositofRMByuanatthetimeofsigningthisContract.5.2ThedepositisusedassecurityfortheTenant'sperformanceoftheobligationsunderthisContract.Uponexpirationoftheleaseterm,theLandlordshallrefundthedepositinfull(withoutinterest)iftheTenanthasnobreachofduty.5.3IfthedepositisinsufficienttocovertheTenant'spayableexpenses,theLandlordhastherighttorequiretheTenanttomakeupthedeficiency.Article6:UseandMaintenanceoftheLeasedProperty6.1TheTenantshallusetheleasedpropertyandits附属facilitiesreasonablyandmaintaintheintegrityoftheleasedpropertyduringuse.IftheleasedpropertyisdamagedduetotheTenant'simproperuse,theTenantshallberesponsibleforrepairorbeartherelevantrepaircosts.6.2TheTenantshallnotmakeanyunauthorizedalterations,renovations,oradditionstotheleasedproperty.Ifrenovationisindeednecessary,theTenantshallnotifytheLandlordinwritingandobtainwrittenconsent.6.3TheTenantshallcomplywithrelevantlawsandregulationsandshallnotengageinanyillegalactivitieswithintheleasedproperty.Article7:RightsandObligationsofBothParties7.1RightsoftheLandlord:InspecttheuseoftheleasedpropertytoensurethattheTenantusestheleasedpropertyasagreedintheContract.RetrievetheleasedpropertyuponexpirationorearlyterminationoftheContract.7.2ObligationsoftheLandlord:Delivertheleasedpropertyontimeandensurethattheleasedpropertyisinaccordancewiththeagreedusageconditions.Shallnotarbitrarilyincreasetherentduringtheleaseterm.7.3RightsoftheTenant:UsetheleasedpropertyasagreedintheContract.Enjoythelegalrighttousetheleasedpropertyduringtheleaseterm.7.4ObligationsoftheTenant:Paytherentandotherpayableexpensesontime.Cherishtheleasedpropertyandshallnotdamagethestructureorfacilitiesoftheleasedproperty.Article8:AmendmentandTerminationoftheContract8.1Uponmutualagreement,thisContractmaybeamendedorsupplementedinwriting.8.2IncaseofforcemajeureeventsthatmaketheperformanceoftheContractimpossible,bothpartiesmaynegotiatetoterminatetheContract,andtherentanddepositshallbesettledaccordingtoactualusage.8.3TheLandlordhastherighttoterminatetheContractiftheTenanthasanyofthefollowingcircumstances:Sublet,lend,orchangethepurposeoftheleasedpropertywithoutauthorization.Failingtopaytherentontimeformorethandays.Violaterelevantlawsandregulationsandengageinillegalactivities.Article9:LiabilityforBreachofContract9.1LiabilitiesoftheTenant:IftheTenantfailstopaytherentontime,alatefeeof%perdayshallbecharged.IftheTenantsublets,lends,orchangesthepurposeoftheleasedpropertywithoutauthorization,theLandlordhastherighttoterminatetheContractandrequiretheTenanttocompensateforanylossesincurred.9.2LiabilitiesoftheLandlord:IftheLandlordfailstodelivertheleasedpropertyontime,apenaltyof%perdayshallbecharged.IftheLandlordarbitrarilyincreasestherent,theTenanthastherighttoterminatetheContractandrequiretheLandlordtocompensateforanylossesincurred.Article10:RenewalClause10.1Uponexpirationoftheleaseterm
