加拿大住宅租赁合同范本ThisResidentialLeaseAgreement("Lease")ismadeandenteredintothis______dayof______________,20__,byandbetween________________________("Landlord"),havinganaddressat________________________("PropertyAddress"),and________________________("Tenant"),havinganaddressat________________________("TenantAddress").1.Property:TheLandlordherebyleasestotheTenant,andtheTenantherebyrentsfromtheLandlord,theresidentialpremiseslocatedatPropertyAddress(the"Unit").2.Term:ThisLeaseshallcommenceon______________,20__("StartDate"),andcontinueforatermoftwelve(12)months,unlessterminatedearlierinaccordancewiththisLeaseortheapplicableresidentialtenancieslegislation.TheLeaseshallautomaticallyrenewforsuccessivetwelve(12)monthterms(eacha"RenewalTerm"),unlesseithertheLandlordortheTenantprovideswrittennoticeofnon-renewalatleastthirty(30)dayspriortotheendofthecurrentLeasetermorRenewalTerm,asapplicable.3.Rent:ThemonthlyrentfortheUnitshallbe$______________(TwelveHundredand[Number]Dollarsand[Cents]/month),payableinadvanceonthe1stdayofeachmonth,withthefirstrentpaymentdueonStartDate.RentshallbepaidtotheLandlordat[SpecifyPaymentAddressorMethod,e.g.,Landlord'saddress,designatedbankaccount,onlineportal].Alatefeeof$______________(TwentyDollars/month)willbechargediftherentisnotreceivedbythe5thdayofthemonthitisdue.Rentmayincreaseinaccordancewiththetermsagreedupon[Specifymechanism,e.g.,"aspermittedbytheResidentialTenanciesActof[Province]oneachanniversarydateofthisLease",or"asspecifiedinaseparateRentIncreaseAgreementdated______________"],providedanyincreasecomplieswithapplicablelegalrequirements.4.SecurityDeposit:TheTenantshallpayasecuritydepositof$______________(OneThousandTwoHundredDollars/orthelegallimitpermittedbytheResidentialTenanciesActof[Province])uponsigningthisLease.ThisdepositisheldtocoveranydamagestotheUnitbeyondnormalwearandtear,unpaidrent,orotherobligationsowedtotheLandlorduponterminationoftheLease.ThedepositshallbeheldbytheLandlordinaccordancewiththeResidentialTenanciesActof[Province],andshallberefundedwithin[Specifynumber,e.g.,21or30]daysaftertheTenantvacatestheUnit,providedallrentandobligationsarepaid,anddamages(ifany)arepaidfororwaived.TheLandlordmaydeductreasonableandactualcostsofrepairsfordamagesexceedingnormalwearandtearfromthedeposit.5.UseoftheUnit:TheTenantagreestousetheUnitsolelyasaresidenceforthemselvesandtheirimmediatefamilymembers(ifapplicable).TheTenantshallnotusetheUnitforanyillegalpurpose,norshalltheysublettheUnitorassignthisLeasewithoutthepriorwrittenconsentoftheLandlord.TheTenantshallnotmakeanyalterationsorimprovementstotheUnitwithouttheLandlord'swrittenconsent.6.MaintenanceandRepairs:TheTenantshallmaintaintheUnitinacleanandsanitarycondition,includingregularcleaningofcommonareasifapplicable.TheTenantshallberesponsibleforminorrepairsresultingfromnormaluse,suchaschanginglightbulbs.TheLandlordshallberesponsibleformaintainingmajorsystems(e.g.,heating,plumbing,electricalsystems)andmakingnecessaryrepairstoensuretheUnitremainshabitable.TheTenantagreestonotifytheLandlordpromptlyofanyneededrepairs.7.UtilitiesandFees:TheTenantisresponsibleforpayingallutilitiesassociatedwiththeUnit,includingbutnotlimitedtoelectricity,gas,water,sewage,andinternetservices,asindicatedinthepropertydetails.[Specifywhopaysbasicservicecharges,ifany].Anyotherfees,suchaspetfeesorparkingfees,ifapplicable,shallbepaidbytheTenantasspecified.8.Entry:TheLandlordmayentertheUnitonlyfornecessaryrepairs,maintenance,orshowings,andshallprovidetheTenantwithatleasttwenty-four(24)hours'writtennoticeofintenttoenter,exceptincasesofemergencyoraspermittedbytheResidentialTenanciesActof[Province].9.Insurance:TheTenantagreestomaintainadequaterenter'sinsurancethroughoutthetermofthisLeasetoprotecttheirpersonalpropertyandtomeetanyinsurancerequirementsoftheResidentialTenanciesActof[Province].TheLandlordmaintainsinsuranceforthestructure.10.TerminationandEarlyTermination:ThisLeasemaybeterminatedaccordingtothetermshereinandtheapplicableResidentialTenanciesActof[Province].TheTenantmayterminatethisLeaseearlyonlyundertheconditionsspecifiedbytheAct.TheLandlordmayterminatethisLeaseearlyunderconditionspermittedbytheAct,suchasbreachofLeasebytheTenant.NoticerequirementsforterminationshallcomplywiththeResidentialTenanciesActof[Province].11.LegalCompliance:Bothpartiesagreetocomplywithallapplicablefederal,provincial,andmunicipallawsandregulationsregardingtherentaloftheUnit.12.EntireAgreement:ThisLease,includinganyamendmentsoradditions,constitutestheentireagreementbetweentheLandlordandtheTenantregardingthesubjectmatterhereofandsupersedesallprioragreements,whetherwrittenororal.13.Amendments:AnyamendmentormodificationofthisLeasemustbeinwritingandsignedbyboththeLandlord
