MarketactivityinSuburbanMarylandwasabitofamixedbagtoend2025,thoughoverall

fundamentalsremainstable.Despiteminimaloccupancygainsandincreasedvacancy,leasinganddevelopmentactivityremainsstrong,andrentalratescontinuetohoveraroundhistorichighs.

Industrialtenantspostedmodestoccupancygainsofaround63,000sq.ft.duringthefourthquarterandvacancyincreasedslightlyto6.9%.Onepropertydeliveredfullyoccupied,butahandfulofvacantdeliveriescontributedtotherisingvacancy.NopropertiesbrokegroundinQ4,butmultipleprojectsareintheplanningstagesandareexpectedtobreakgroundinthecomingquarters.

Askingratesincreasedquarter-over-quarterduetonewconstructionhittingthemarket.Thatsaid,ratesinpreviouslyexistingspaceremainlargelyunchanged,hoveringnearhistorichighs.However,landlordshavedemonstratedagreaterwillingnesstonegotiatelowerrentalratestomitigatevacancies.Strongdevelopmentactivityisexpectedtokeeptheserateselevated.
