LEASE AGREEMENT LESSOR(Party A): LESSEE(Party B): (Hereinafter referred to as the Parties)1. TERM:2. PAYMENT OF RENT: The total monthly rent to be paid by the Lessee to the Lessor is RMB(Inc. Tax). The monthly rent can be adjusted by the Parties according to the specific situation in the term. The Parties can add additional contract.3. PAYMENT METHOD: The total monthly rent should be paid by month. The Lessee shall pay the rent before the first 10 days in the next month. The Lessor shall provide the valid certificate to the Lessee.4. OBLIGATIONS OF THE PARTIES:(1). The Lessor rent the building to the Lessee. The Lessor shall pay for the cost to handle the procedures of changing the property right, the tax and other related affairs.(2). The Lessee can only use this building to do business and make the accommodation for the staffs. The Lessee should not change the basic structure without the Lessors agreement. The Lessee should not use this building to carry out the illegal affairs; or the Lessee should take the responsibility.(3).The Lessee shall pay for the cost when the Lessee breaks the windows, the doors or the wall of the building.(4). The Lessor has the obligation to help the Lessee to handle procedures of using the building.(5).The Lessee has the priority to rent the building again after the maturity date. 5. LIABILITY FOR BREACH OF AGREEMENT:(1).The Lessor should not take back the building without reasonable explanation in the term. The Lessee has the right to investigate the obligations.(2). In case the Lessee delay in paying the rent for three months, the Lessor can take back the building and need not return the Security Deposit to the Lessee. And this contract will be ended.6. All disputes in connection with this Lease Agreement shall be settled through friendly negotiations and work out additional contract.7. This Lease agreement is in duplicate, with each party holding a copy with
