And we were talking about how we advance that partnership, both at the project level, implementing the WELL building standard throughout many projects. I have also at the organizational level, whereby our company is very aligned in the vision of whats needed to expand WELL building standard in China. We are absolutely honored to invite Chairman. Li become a member of our board, our advisory board. He accepted it, which is wonderful. His guidance and wisdom are really going to be great asset to us, as we going to go through the right path to spread WELL standard throughout China. Seperately, we have also determined a big pipeline of upcoming projects that will be WELL certified. SinoOcean is taking the key interest of WELL building standard for quite some time now, and we see its dedicated commitment to really redefine real estate. Its more than 3 bedrooms, 2 bedrooms or a living room for a home, its more than a hundred desks for a commercial interior environment, it really has to do with how these special outcome are placed at the up to most health for people. We are going to train a lot of Sino staff, technical level, and project level and at the managerial level, design level. The important thing here is WELL standard, particularly the WELL AP expert, we have several hundred people in the world already, take their WELL AP, we have several thousands of people line up to do so. We are expected to see through the design institute of Sino, one of the largest network of WELL APs today in China, which is very exciting. But you know, importantly, the WELL building standard is not exclusive, its meant for all. We are happy and fortunate to have wonderful partner to really drive this forward and demonstrate to the industry how its done, and even use their expertise they have to assist other organizations how to get this done. So I think its quite new for a lot of Chinese people. Can you introduce what is WELL standard? In what way you think it will improve humans health and wellbeing, why it is so important?2015年3月,WELL标准首次正式进入中国市场,因此WELL理念对于许多中国人来讲还很陌生。可以介绍一下WELL建筑的理念吗?您认为WELL将如何提升居住者的健康?为什么这非常重要?夏保罗:We are all becoming very familiar with green building, and if you look at the last 15 to 20 years, the green building movement, you will see that primarily, that focused on energy consumption, environmental impact, more utilities of a building as well. To complement this, we also need to focus on the sustainability of the people inside buildings. Thats really where WELL building movement emerged. You are getting doctors together with architects, and engineers, to really better understand how the special environment is impacting us. Any indoor environment is having a direct and immediate impact on your cardiovascular health, your respiratory health, your immune health, the type of lighting you are taking in during daytime is going to impact your sleep at night through your circadian optic nerve. So combining medical science with building science, that finally completes that conversation were regard to what a truly sustainable and healthy building is, not only just for the planet, but also for the people inside of it. We are spending over 90% of our time indoors, our homes, our offices, our schools, I believe in a lot of places in the world, indoor air quality is even worse than the outdoor air quality. So you know we really need to pay attention to this. And what better things to focus on than health and wellbeing of occupants. And you spent 4-5 years to figure it out. Because you know you are not an architect, you are not an engineer, and you are not a doctor. But you have the resources to assemble a team. As for this, I think when people take a second to think about it, they say, oh thats obvious, you are right, how was that been missed. So it has not been difficult to get the world- class experts to join this movement, its got such an incredible sociable impact of potential, and it also has such an incredible academic potential, when you merge the largest asset class in the world, real estate, a $180 trillion real estate, when you merge that with the fast growing industry in the world, health and wellness, $3 trillion a year spent, putting those two together is something that can be so economically profitable, but at the same time, if we can address preventative medical intentions through the delivery of real estate, something we all use, that has such profound sociable impact. And I also read some materials, it mentioned nutrition. So about half of the standard is architectural and structural in nature, and the other half of the standard is operational in nature, how buildings are maintained and operated. And when you think of the category of nourishment and nutrition, its interesting you can have design elements that actually impact how people eat or how people consume. One interesting, again, inexpensive way to encourage healthier habits is water. Its important to drink water, its important to hydrate. But far too often, we find in the office setting, that the water fountain is stocked in the corner of the office, that you never see. So simple guidelines in the WELL building standard, operationally and architecturally, thats suggesting within, access number within linear fit, to any work station, you must have a visible sight line to water. If people see water, they will drink water. I know if you walk past water, and I look and I remember I should hydrate. So its a very simple design choice but it can have huge impact on how people nourish themselves. I will give you another example, when you think of operational protocols, cafeterias in schools, or cafeterias in offices, the leading cause of, or one of the leading cause of Type II diabetes, or even obesity, It is not necessarily what you eat, its how much you eat at a time. Its portion control, its healthy portions. So now if you look at the size, for instance in US, a dish or a plate, from 1950 to today, its doubled. The size of the plate has doubled. Thats encouraging people put more and more food on their plates. So simple operational protocols and guidelines, as to mandating the size of the dishes that are required to be served in a cafeteria, can have a huge impact on how people, again, nourish themselves, encouraging health portions and living in a better health outcomes. None of these costs a lot of money, its getting the medical content into the design and operational conversation, to really figure out how it influences behavior. Do they really change because of the environment?您从人们那里得到了反馈吗?他们确实会因为环境而改变自身吗?夏保罗:I will point to one of my favorite example, CERB global headquarters in downtown Los Angles, which was the first WELL certified offices in the world. And they moved several hundred employees into the WELL certified space, about a year and a half, almost two years ago. And interestingly, they did a wonderful post-occupancy survey. That we made public to the market because the qualitative answers were incredible, with regards to help people felt about their own health and wellbeing in an environment. If they will choose to go back to work in a non-WELL certified office? Which, I think 90 percent or something said no, and its all get interested to look at as you start to get the qualitative data. But what I really loved was when management a senior leadership called me about a month after the all employees start moving in. and he said, the reactions here have been incredible. But there is one thing that I didnt understand, and didnt anticipate. I said, what is that? He said, I didnt realize how addictive health and wellness really is. And I said how do you mean? He said, Paul, I constantly now, I find myself now go to work, in the lobby, riding the elevator to my floor, and I constantly hear side conversations, and my employees are happy of how they are changing their behavior patterns at home, because what they are learning about their WELL certified office. And that extension is very powerful, so when do you think of imply, design and operational guidelines, that people can actually learn from, and taking to their own lives. Think about schools, you start sending kids to WELL certified schools, and they start to intuitively pick up these better practices, and they start to intuitively demand better indoor environment for themselves, thats a really powerful way to change behavior, and to change outcomes. So do you have any scientific report, some data and evidence based report? So the WELL standard building itself is grounded in medical science. This wasnt only just taking 4 to 5 years to put world- class expertise into place to try to identify the various grammars. This is built on 30 years evidence based research. There have being numerous studies, on certain aspects of indoor environment that can drive proactivity, drive better health outcomes. Now it got all the top sensory technology you can ever dream of, built into the air sensors, light sensors, testing for nba sound, human being, background noise, mobility sensors will have you, and it got all the biometric and biofeedback devices, enabling us to now, basically study hundreds of people over the next several years, as they are occupying these environments. We basically have people to live there, sleep there, work there and eat there, and we are dialing up and dialing down all the interventions of WELL building standard, and getting real time data, on things like respiratory patterns, heart rate variability, information muggers, near term and long term stress indicators, cognitive patterns, all of these are body of evidence, what exactly what happened to our biology, while occupying a well certified space versus not. Because, for example, the construction cost is way too high, or because of the environment in Beijing, we have smog, you know, people are really worried about the indoor environmental qualities. Can you introduce how you are going to apply WELL standard specifically in Chinese market? here is good news: our human condition is universal. Whether you are in Denver, Colorado of United States, or you are in Beijing, China, our biology is the same, so thats such a great foundation to understand that the WELL building standard can be a universal standard. The standard is designed to be adaptable. We are going through the process in Europe, we are going through the process in Australia, we will be mapping standard against local equivalencies, local ratings, local code, to really identify the most efficient way to maintain the intentions of WELL building standard, but make sure the adaptability exist was regard the localization and the internationalization of the standard. It takes time, this is not meant to be perfect, but to be dynamic. How you may get there may different, depending on region. But the process of submitting AAPs, alternative adherence pathways is what keeps the standard dynamic, and is allowing for the local adaptation, its very intentional, it is exactly as it designed, and again we are now going through the process now, of implement, thats what the exciting part, and you start to see what may work, and what may not work, in different regions. At the end of the day, there are various ways to get through the intentions, and it really formalizes the process of AAP, that is going to allow for the internationalization of the standards.
