3、 facilities all owned by P arty A itself , which is located at and in good con diti on for.2.Size of the p remisesThe registered size of the leased p remises is square meters(Gross siz?.3. I n case the ren tal is more tha n ten worki ng days overdue, Party B will pay 0.5 p erce nt of mon thly ren tal as overdue fine every day, if the ren tal be p aid 15 days overdue, P arty B will be de
7、emed to have with draw n from the p remises and breach the con tract. In this situatio n P arty A has the right to take back the p remises and take acti ons aga inst p arty Bs breach.5. Depo sita. Guarantying the safety and good conditions of the premises and attached facilities and acco unt of rele
8、va nt fees are settled on schedule duri ng the lease term p arty B will pay to p arty A as a depo sit before( mon th) (day) (year) . P arty A will issue a writte n rece ipt after receivi ng the depo sit.b. Un less otherwise p rovided for by this con tract, P arty A will return full amount of the dep
9、o sit without in terest on the day whe n this con tract expires and p arty B clears the p remises and has p aid all due ren tal and other expen ses.c. I n case party B breaches this con tractp arty A has right to deduct the default fine, compen sati on for damage or any other expen ses from the depo
10、 sit .In case the depo sit is not sufficie nt to cover such items, P arty B should pay the in sufficie ncy within ten days after receiv ing the writte n no tice of p ayme nt from P arty A.6.0bligatio ns of Party Aa. Party A will provide the premises and attached facilities (see the appen dix of furn
11、 iture list for detail) on schedule to P arty B for using.b. In case the premise and attached facilities are damaged by quality p roblems, n atural damages or disasters P arty A will be respon sible to rep air and pay the releva nt expen ses.c. Party A will guara ntee the lease right of the p remise
12、s. Otherwise , P artyA will be respon sible to compen sate P arty Bs losses.7.Obligatio ns of Party Ba. P arty B will pay the ren tal, the depo sit and other expen ses on time.b.P arty B may decorate the p remises and add new facilities withP arty As app roval. Whe n this con tract expires , P arty
13、B may take away the added facilities which are removable without cha nging the good con diti ons of the p remises for no rmal use.c. Party B will not tran sfer the lease of the p remises or sublet it withoutP arty As app roval and should take good care of the p remises. Otherwis eP arty B will be re
14、spon sible to compen sate any damages of the p remises and attached facilities caused by its fault and n eglige nee.d. P arty B will use the p remises lawfully accord ing to this con tract without cha nging the n ature of the p remises and stori ng hazardous materials in it.Otherwise, P arty B will
15、be respon sible for the damages caused by it.e. P arty B will bear the cost of utilities such as com muni cati ons water, electricity, gas, management fee etc. on time during the lease term.8.Termi natio n and dissoluti on of the con tracta. Within two mon ths before the con tract expi res, P arty B will no tify P artyA if it intends to exte nd the leasehold. In this situati on two p arties will discuss matters over the exte nsion.b. When the lease term expires, Party B will return the premises and attached
