I.PremisesDescription

1.Location:Theleasedpremises(hereinafterreferredtoasthe"Premises")arelocatedat[DetailedAddressofthePremises].

2.Area:ThetotalfloorareaofthePremisesisapproximately[X]squaremeters,including[describethespecificareassuchasrooms,halls,etc.].

3.Purpose:PartyBshallusethePremisessolelyfor[specificbusinesspurpose,e.g.,officeuse,retailbusiness,etc.],andshallnotchangetheuseofthePremiseswithoutthepriorwrittenconsentofPartyA.

II.LeaseTerm

1.CommencementDate:Theleasetermshallcommenceon[StartDate](the"CommencementDate").

2.ExpirationDate:Theleasetermshallexpireon[EndDate](the"ExpirationDate").

3.RenewalOption:PartyBshallhavetheoptiontorenewtheleaseforanadditional[RenewalTerm]upongivingPartyAwrittennoticeatleast[X]dayspriortotheExpirationDate.Thetermsandconditionsoftherenewalshallbenegotiatedandagreeduponbybothpartiesingoodfaith.

III.RentandPayment

2.PaymentMethod:PartyBshallpaytherenttoPartyAby[PaymentMethod,e.g.,banktransfer]tothefollowingbankaccount:

IV.RightsandObligationsofPartyA

1.Rights

ToreceivetherentandotherfeespayablebyPartyBinaccordancewiththisContract.

ToinspectthePremisesperiodicallytoensurethatPartyBisusingthePremisesinaccordancewiththetermsofthisContract.

ToterminatethisContractincaseofPartyB'smaterialbreachofthisContract.

2.Obligations

ToprovidePartyBwiththePremisesinaclean,safe,andusableconditionattheCommencementDate.

ToberesponsibleforthemajorrepairsandmaintenanceofthePremises,includingthestructure,roofing,andmajorfacilities,exceptfordamagescausedbyPartyB'simproperuse.

ToassistPartyBinhandlingrelevantadministrativeproceduresrelatedtotheuseofthePremises,ifnecessary.

V.RightsandObligationsofPartyB

1.Rights

TousethePremisesforthepurposespecifiedinthisContractduringtheleaseterm.

TorequirePartyAtoperformitsobligationsunderthisContract,suchasprovidingnecessaryrepairsandmaintenance.

2.Obligations

Topaytherent,securitydeposit,andotherfeespayabletoPartyAinatimelymanner.

TousethePremisesinaproperandcarefulmannerandshallnotcauseanydamagetothePremisesoritsfacilities.

TokeepthePremisescleanandtidyandshallnotengageinanyillegalorimmoralactivitiesonthePremises.

TonotifyPartyAinwritingimmediatelyincaseofanydamageormalfunctionofthePremisesoritsfacilities.

ToreturnthePremisestoPartyAinthesameconditionasreceived,exceptfornormalwearandtear,attheexpirationoftheleaseterm.

VI.RepairsandMaintenance

1.PartyA'sResponsibility:PartyAshallberesponsibleforthemajorrepairsandmaintenanceofthePremises,includingthestructure,roofing,andmajorfacilities,atitsownexpense.PartyAshallcarryouttherepairsandmaintenanceinatimelymanneruponreceivingnoticefromPartyB.

2.PartyB'sResponsibility:PartyBshallberesponsibleforthedailymaintenanceandminorrepairsofthePremisesanditsfacilities,suchaschanginglightbulbs,uncloggingdrains,etc.,atitsownexpense.

VII.AlterationsandImprovements

1.PriorConsent:PartyBshallnotmakeanyalterations,additions,orimprovementstothePremiseswithoutthepriorwrittenconsentofPartyA.

2.Ownership:Anyalterations,additions,orimprovementsmadebyPartyBtothePremiseswiththeconsentofPartyAshallbecomethepropertyofPartyAattheexpirationoftheleaseterm,andPartyBshallnotbeentitledtoanycompensationforsuchalterations,additions,orimprovements.

VIII.Insurance

1.PartyA'sInsurance:PartyAshallberesponsibleforinsuringthePremisesagainstfire,naturaldisasters,andotherrisks.PartyAshallprovidePartyBwithacopyoftheinsurancepolicyuponrequest.

2.PartyB'sInsurance:PartyBshallberesponsibleforinsuringitsownpropertyandbusinessoperationsonthePremisesagainstallrisks.PartyBshallprovidePartyAwithacopyoftheinsurancepolicyuponrequest.

IX.DefaultandLiability

1.PartyB'sDefault:IfPartyBfailstopaytherentorotherfeespayabletoPartyAwithin[GracePeriod]daysaftertheduedate,PartyAshallhavetherighttochargePartyBalatepaymentfeeof[LatePaymentFeeRate]perdayontheoverdueamount.IfPartyBfailstopaytherentorotherfeesformorethan[X]consecutivemonths,PartyAshallhavetherighttoterminatethisContractandrequirePartyBtovacatethePremisesimmediately.PartyBshallalsobeliableforanylossessufferedbyPartyAasaresultofitsdefault.

2.PartyA'sDefault:IfPartyAfailstoperformitsobligationsunderthisContract,suchasprovidingthePremisesinausableconditionorcarryingoutnecessaryrepairsandmaintenance,PartyBshallhavetherighttonotifyPartyAinwritingtoremedythedefaultwithin[X]days.IfPartyAfailstoremedythedefaultwithinthespecifiedtime,PartyBshallhavetherighttoterminatethisContractandclaimcompensationforanylossessufferedbyPartyBasaresultofPartyA'sdefault.

X.TerminationoftheContract

1.Expiration:ThisContractshallterminateautomaticallyupontheexpirationoftheleaseterm,unlessrenewedbybothpartiesinaccordancewiththetermsofthisContract.

2.EarlyTermination:EitherpartymayterminatethisContractearlyonlyincaseoftheotherparty'smaterialbreachofthisContractorforotherreasonspermittedbylaw.Theterminatingpartyshallgivetheotherpartywrittennoticeatleast[X]daysinadvance.

3.ConsequencesofTermination:UpontheterminationofthisContract,PartyBshallvacatethePremisesimmediatelyandreturnittoPartyAinthesameconditionasreceived,exceptfornormalwearandtear.PartyAshallrefundthesecuritydeposittoPartyBinfullwithin[X]daysaftertheexpirationoftheleaseterm,providedthatPartyBhasfullyperformeditsobligationsunderthisContract.

XI.DisputeResolution

1.Negotiation:IncaseofanydisputesarisingoutoforinconnectionwiththisContract,bothpartiesshallfirstattempttoresolvethedisputesthroughfriendlynegotiation.

2.ArbitrationorLitigation:Ifthedisputescannotberesolvedthroughnegotiationwithin[X]days,eitherpartyshallhavetherighttosubmitthedisputesto[ArbitrationInstitutionorCourtName]forarbitrationorlitigationinaccordancewiththeapplicablelaws.Theprevailingpartyshallbeentitledtorecoveritsreasonableattorney'sfeesandothercostsfromthenonprevailingparty.
