北京到悉尼租房合同模板THISLEASEAGREEMENT("Agreement")ismadeandenteredintoonthis______dayof__________,20__,byandbetween:LANDLORD:[FullNameofLandlordorAgent],havingitsprincipalplaceofbusinessat[FullAddressofLandlordorAgent],hereinafterreferredtoasthe"Landlord".TENANTS:1.[FullNameofTenant1],havinganaddressat[FullAddressofTenant1],hereinafterreferredtoas"Tenant1".2.[FullNameofTenant2],havinganaddressat[FullAddressofTenant2],hereinafterreferredtoas"Tenant2".*(AddmoreTenantsifapplicable,followingthesameformat)*(EachTenant1andTenant2,individuallyandcollectively,arereferredtoasa"Tenant"and"Tenants"respectively).WHEREAS,theLandlordistheownerofthepropertylocatedat[FullAddressoftheRentalProperty],hereinafterreferredtoasthe"Property";andWHEREAS,theTenantswishtoleasethePropertyfromtheLandlordforatermof[Number]months,commencingon[StartDateofLease]andendingon[EndDateofLease],hereinafterreferredtoasthe"LeaseTerm";andWHEREAS,theLandlordandTenantsagreetothetermsandconditionssetforthinthisAgreement.NOW,THEREFORE,inconsiderationofthemutualcovenantsandpromisescontainedherein,thepartiesheretoagreeasfollows:1.PROPERTYDESCRIPTIONThesubjectmatterofthisLeaseAgreementistheresidentialpropertylocatedat[FullAddressoftheRentalProperty],includingbutnotlimitedtothelandthereonandthebuildingsandstructuressituatedthereon,comprising[BriefDescriptionofProperty,e.g.,anapartmentunitwithtwobedrooms,onebathroom,alivingroom,andakitchen].ThePropertyshallbeusedsolelyforresidentialpurposesbytheTenantsandtheirguestsinaccordancewiththetermsofthisAgreement.2.LEASETERMThisLeaseTermshallcommenceon[StartDateofLease]andcontinueforaperiodof[Number]months.UnlessotherwiseprovidedbylaworagreedinwritingbytheLandlordandtheTenants,thisLeaseTermshallautomaticallyrenewforsuccessive[Number]-monthperiodsuntilterminatedinaccordancewiththisAgreement.3.RENTTheTenantsshallpayLandlordamonthlyrentof[AmountinAUD]AustralianDollars("Rent"),payableinadvanceonthe[DayofMonth]dayofeachmonthbeginningwiththe[StartDateofLease].ThefirstRentpaymentisdueon[DateofFirstRentPayment].RentshallbepaidtotheLandlordorLandlord'sdesignatedagentat[PaymentAddressorMethod,e.g.,Landlord'saddress,specificbankaccount,designatedpropertymanagementcompany].4.SECURITYDEPOSITTheTenantsshallpaytotheLandlordasecuritydepositof[AmountinAUD]AustralianDollars("Deposit")uponexecutionofthisAgreementandpriortooccupancy.TheDepositshallbeheldbytheLandlordduringtheLeaseTermandshallbeusedtocoveranydamagestothePropertybeyondnormalwearandtear,anyunpaidRent,utilitycharges,orothermoniesowingbytheTenantstotheLandlordattheendoftheLeaseTerm.TheLandlordshalleitherreturntheremainingDeposit,lessanylawfuldeductions,totheTenantswithin[Number,typically21-30]daysaftertheTenantsvacatethePropertyprovidedallobligationsunderthisAgreementhavebeenmet,orprovideadetaileditemizedstatementjustifyinganydeductions.TheLandlordshallensuretheDepositisheldinamannerpermittedbyapplicablelaws.5.USEOFPROPERTYThePropertyshallbeusedexclusivelyforresidentialpurposesbytheTenantsandtheirguests.TheTenantsagreenottousethePropertyforanyillegalpurpose,norshalltheysublettheentirePropertyoranypartthereofwithoutthepriorwrittenconsentoftheLandlord.TheTenantsshallnotmakeanyalterations,additions,orimprovementstothePropertywithouttheLandlord'spriorwrittenconsent.6.MAINTENANCEANDREPAIRSTheTenantsshallberesponsibleforthemaintenanceandkeepingcleanoftheinterioroftherentalunit,includingbutnotlimitedtokeepingcommonareaswithintheirexclusiveuse(ifany)clean,maintainingtheirownfurnitureandpersonalbelongings,andnotifyingtheLandlordpromptlyofanydamageormalfunctioningoftheProperty'ssystemsorappliancesbeyondnormalwearandtear.TheLandlordshallberesponsiblefortherepairandmaintenanceoftheexterioroftheProperty,structuralrepairs,centralheatingandcoolingsystems,plumbing,electricalsystems,andothercommonareas(ifany),inaccordancewithapplicablebuildingandhealthcodes.7.UTILITIESANDCHARGESTheTenantsshallberesponsibleforpayingallutilitiesandchargesassociatedwiththeuseoftheProperty,includingbutnotlimitedtoelectricity,gas,water,sewage,wasteremoval,high-speedinternet,andcabletelevision(ifapplicable),unlessotherwisespecifiedinwritingbytheLandlord.SuchchargesshallbepaidseparatelybytheTenants.8.INSURANCETheTenantsagreethattheyshallobtainandmaintainthroughouttheLeaseTermadequaterenter'sinsurancetocovertheirpersonalpropertyandshallnametheLandlordasanadditionalinsuredintheamountof[AmountinAUD]AUDforliabilitypurposes,attheirownexpense.TheLandlordshallmaintaininsurancetocoverthestructuralintegrityoftheProperty.9.ENTRYTOPROPERTYTheLandlordshallhavetherighttoenterthePropertyatreasonabletimesanduponreasonablenotice(atleast[Number,e.g.,24]hours)duringnormalbusinesshoursorupongivingatleast[Number,e.g.,48]hours'noticeifentryisoutsideofnormalbusinesshours,exceptincasesofemergency(suchasfire,flood,orotherdangertopersonsorproperty)orwhenauthorizedbyacourtorder.EntryshallbeforthepurposeofshowingtheProperty,makingnecessaryrepairs,orattendingtotheProperty'supkeep.TheLandlordshallnotenterthePropertywithouttheTenant'sorTenant'sauthorizedagent'sconsentunlessentryisasdescribedabove.10.RULESANDREGULATIONSTheTenantsagreetocomplywithalllocal,state,andfederallaws,ordinances,andregulationsapplicabletothePropertyanditsuse.TheTenantsshallalsocomplywithanyrulesandregulationsestablishedbytheLandlordforthePropertyorthecomplex,ifany,providedtheyarenotinconsistentwithapplicablelaw.11.TERMINATIONANDEARLYTERMINATIONThisAgreementmaybeterminatedattheendoftheLeaseTermbyeitherpartyinaccordancewiththeprovisionsherein.EitherpartymayterminatethisAgreementearlieronlyundertheconditionsspecifiedinthisAgreementorasrequiredorpermittedbylaw.ATenantwishingtoterminatetheAgreementearlymustprovidetheLandlordwithwrittennoticeofatleast[Number,e.g.,60]dayspriortothedesiredterminationdate,andmaybeliableforpayingRentfortheremainderofthetermorforthecostoffindinganewtenant,asagreedordeterminedbytheLandlord,unless豁免underspecificcircumstancesorlawapplies.12.NOTICESAllnoticesrequiredorpermittedunderthisAgreementshallbegiveninwritingandshallbedeemedgivenwhendeliveredpersonally,sentbyreputableovernightcourier,ormailedbyregisteredorcertifiedmail,returnreceiptrequested,totheaddressesspecifiedaboveortosuchotheraddressaseitherpartymaydesignateinwriting.13.ENTIREAGREEMENTThisAgreement,includinganyattachmentsorexhibits,constitutestheentireagreementbetweentheLandlordandtheTenantswithrespecttothesubjectmatterhereofandsupersedesallprioro
