THISRESIDENTIALLEASEAGREEMENTismadeandenteredintoon[Date],byandbetween:

LANDLORD:[FullNameofLandlord],withamailingaddressof[Landlord’sAddress](hereinafterreferredtoas“Landlord”);

TENANT:[FullNameofTenant],withamailingaddressof[Tenant’sAddress](hereinafterreferredtoas“Tenant”).

1.LEASEDPREMISES

LandlordherebyleasestoTenant,andTenantherebyleasesfromLandlord,theresidentialpropertylocatedat[FullAddressofLeasedPremises],includingthefollowingfixturesandappliances:[ListofFixturesandAppliances,e.g.,refrigerator,washingmachine,ceilingfans](hereinafterreferredtoasthe“Premises”).

2.TERMOFLEASE

ThetermofthisLeaseshallcommenceon[StartDate]andendon[EndDate](the“LeaseTerm”).UpontheexpirationoftheinitialLeaseTerm,thisLeasemayberenewedforanadditionaltermof[Number]monthsonlyifbothpartiessignawrittenrenewalagreementatleast[Number]dayspriortotheexpirationdate.

3.RENTPAYMENT

3.1Tenantshallpayamonthlyrentof[AmountinWords]([AmountinNumbers]USD)toLandlord.Rentshallbedueonthe[Day]dayofeachmonth.

3.2Rentshallbepaidvia[PaymentMethod,e.g.,banktransfer,onlinepaymentplatform]toLandlord’saccount:[BankAccountDetails].

3.3Anyrentpaymentreceivedmorethan[Number]daysaftertheduedateshallbesubjecttoalatefeeof[AmountinWords]([AmountinNumbers]USD)or[Percentage]%ofthemonthlyrent,whicheverishigher.

4.SECURITYDEPOSIT

4.1Tenantshallpayasecuritydepositof[AmountinWords]([AmountinNumbers]USD)toLandlorduponsigningthisAgreement.ThesecuritydepositshallbeheldbyLandlordassecurityforTenant’sperformanceofallobligationsunderthisLease.

4.2Within[Number]daysafterTenantvacatesthePremisesandreturnsallkeystoLandlord,LandlordshallreturnthesecuritydeposittoTenant,minusanydeductionsforunpaidrent,damagestothePremisesbeyondnormalwearandtear,orcleaningcostsrequiredtorestorethePremisestoitsinitialcondition.

4.3ThesecuritydepositshallnotbeusedasrentpaymentunlessexplicitlyagreedinwritingbyLandlord.

5.USEOFPREMISES

5.1ThePremisesshallbeusedsolelyasaprivateresidentialdwellingforTenantandthefollowingapprovedoccupants:[ListofApprovedOccupants,e.g.,Tenant’sspouseandminorchild].TenantshallnotusethePremisesforanycommercial,industrial,orillegalpurposes.

5.2TenantshallmaintainthePremisesinacleanandsanitaryconditionatalltimes,andshalldisposeofallgarbageandwasteinatimelyandpropermanner.

5.3Tenantshallnotengageinanyactivitythatdisturbsthepeaceorviolatesanylocallaws,ordinances,orbuildingrules.

6.MAINTENANCEANDREPAIRS

6.1LandlordshallberesponsibleformaintainingthestructuralintegrityofthePremises,includingtheroof,walls,foundation,andmajorplumbing,electrical,andheating/coolingsystems.TenantshallnotifyLandlordimmediatelyofanysuchissuesinwriting.

6.2Tenantshallberesponsibleforroutinemaintenancetasks,includingreplacinglightbulbs,cleaningairfilters,anduncloggingminordrains.

6.3TenantshallcompensateLandlordforanydamagestothePremisescausedbyTenant’snegligence,intentionalacts,ortheactsofTenant’sguestsoroccupants.TenantshallnotperformanyrepairswithoutLandlord’spriorwrittenconsent.

7.ALTERATIONSANDIMPROVEMENTS

Tenantshallnotmakeanyalterations,additions,orimprovementstothePremiseswithoutLandlord’spriorwrittenapproval.AnyapprovedalterationsshallberemovedandthePremisesrestoredtoitsoriginalconditionupontheterminationofthisLease,unlessLandlordagreesotherwiseinwriting.

8.SUBLETTING

TenantshallnotsubletanypartofthePremisesorassignthisLeasetoanythirdpartywithoutLandlord’sexpresswrittenconsent.AnyunauthorizedsublettingorassignmentshallbeconsideredamaterialbreachofthisAgreement.

9.INSURANCE

9.1LandlordshallmaintainpropertyinsurancecoveringthePremisesagainstfire,flood,andotherperilsasrequiredbylaw.

9.2Tenantisstronglyadvisedtoobtainrenter’sinsurancetocoverTenant’spersonalpropertyandliabilityforanyinjuriesordamagesoccurringonthePremisesduetoTenant’snegligence.

10.TERMINATIONOFLEASE

10.1IfTenantwishestoterminatethisLeasepriortotheendoftheLeaseTerm,TenantshallprovideLandlordwithwrittennoticeatleast[Number]daysinadvance.Tenantshallbeliableforpayingrentfortheentirenoticeperiod,plusaterminationfeeof[AmountinWords]([AmountinNumbers]USD)tocoverLandlord’sre-rentalcosts.

10.2LandlordmayterminatethisLeaseimmediatelyuponwrittennoticeifTenantcommitsanyofthefollowingbreaches:(a)failstopayrentformorethan[Number]consecutivedays;(b)usesthePremisesforillegalactivities;(c)causessignificantdamagetothePremises;(d)violatesanymaterialtermofthisAgreement.

10.3UpontheexpirationoftheLeaseTerm,TenantshallvacatethePremisesby[Time]ontheenddate,returnallkeystoLandlord,andleavethePremisesinthesameconditionasatthestartoftheLease,exceptfornormalwearandtear.

11.DEFAULT

11.1IfTenantfailstopayrentorotherwisebreachesthisAgreement,Landlordmaypursueallavailablelegalremedies,includingevictionproceedingsandrecoveryofunpaidrent,damages,andlegalfees.

11.2IfLandlordfailstoperformanymaterialobligationunderthisLease,Tenantmayprovidewrittennoticeofthebreach.IfLandlorddoesnotremedythebreachwithin[Number]days,TenantmayterminatethisLeaseandseekcompensationforanylossesincurred.

12.GOVERNINGLAW

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsofthe[State/Country],withoutregardtoitsconflictoflawsprinciples.

13.ENTIREAGREEMENT

ThisAgreementconstitutestheentireunderstandingbetweenthepartiesandsupersedesallpriororalorwrittenagreementsrelatingtothePremises.AnymodificationoramendmenttothisAgreementmustbeinwritingandsignedbybothLandlordandTenant.
