,南方科技大学现状初步调研报告 report of the present situation research in South china Science and technology university),规划区范围 PROJECT SCOPE,北依羊台山,南隔留仙大道与规划十号路相接,西侧为规划中的深圳大学新校区、建设中的南开大学金融学院和先进技术学院,东邻长岭皮水库,总面积为197.88公顷。,CHANGLINGPI RESERVOIR,YANGTAISHAN MOUNTAIN,LIUXIAN Major Arterial,NEW CAMPUS PLANED FOR SHENZHEN UNIVERSITY,Project scope,规划范围,The site has Yangtai Mountain in the north, in the south it links to Liuxian Road and l Guihua Street. In the west, it is Shenzhen University new part, Nankai University Finance Institute and the vanguard technology institute, in the east, it is close to Chang Lingpi reservoir, the total area is 197.88 Ha.,规划区北侧为山体,内部现状用地主要以工业、居住、绿地为主,具体数据如下表。,土地利用,Existing status of land use,The site has moutain in the north, existing land use have: Industrial Land, Residential Land, Roads and Squares Land as well as the Waters Area and Others, theres few Commercial and Service Facility Land, Government and Community Land, Municipal Utilities land, the green space and Specially-designated Land, following table show the detailed data.,规划区中用地均未出让(国有),但大部分用地已被旧村住宅和工业设施所占用。,权属情况,Present Situation Of Land Ownership,Non of the Land has any property, but the majority of the land has already been covered by the old village housing and the industrial facility.,规划区南邻十号路,南侧主干道留仙大道正在施工中。同时规划中的地铁5号线沿留仙大道从规划区南侧通过并设置了两个站点。 规划范围内除南侧十号路,北侧二线公路路况较好外,其余道路均为村民自建道路,多数质量较差,不成系统。,道路情况,Existing Status Of Road Condition,The site is close to the tenth road in south, the main road Liuxiang Road is under construction. the planned subway No 5th line along Liuxian road has two stops along the south line of the site. In the planning area, except the tenth road in the north, the road in the north side is in good condition, other roads are mainly built by the villagers themselves, most of them have bad and out of system.,地铁车辆段 Subway Trains Organizing Section,现状公共配套设施集中布局于规划区南侧的福光村内,包括小学1所,幼儿园2所,邮政所1所,社区居委会1所,社区警务室1所,居住小区级文化社1所,服务水平和覆盖范围都很有限。,公共服务设施现状,Existing Status Of Public Facilities,The present public facilities are mainly placed in the Fuguang village, which is in the south of the planning area, including 1 elementary school , 2 kindergarten , 1 post office , 1 community residents committee , 1 community police service room and 1 small residents culture society , the service level and the coverage area are very limited.,水体现状: 规划区南侧的大沙河自然景观较好,北侧有长西引水渠(明渠),渠宽约5米,水质良好。另一条为位于地下的东江引水渠,控制宽度为20米。 水渠和河道蓝线内禁止一切建设或其他影响水体水质的活动。,现状限制情况,Existing Status Of restriction,历史遗址: 规划区内共有历史遗址保护点处,主要分布在福光村四周的山体上。 历史遗址保护范围内禁止修建建筑物、构筑物和其他设施。,In the south of the planning area, Dasha River is in good condition, but it is polluted to certain extent because of polluted water from industries and residence.the area north of the Trans-things-West diversion channel (channel), Changling Yi Reservoir in the east, Xili reservoirs in thewest, drainage width of five meters, good water quality. Another one is the Dongjiang River diversion canal underground, control width is 20 meters, is important in Shenzhen City of drinking water drains, need to focus on protection. drains and watercourses within the Blue Line forbid any construction and other affected water quality activities.,现状限制情况,Existing Status Of restriction,Historical Sites,There are seven protected area within the site, mainly on the mountain around Fuguang villages. Forbid any construction within the historical building protected area.,Existing Water Condition,现状建筑情况,Existing architecture status,建筑层数(Building height) 以低层厂房和多层的旧村为主,Buildings In the planning area, are mainly divided into industry, residencial, commercial, public service facilities and dorms.
