Mrs.GhazalaWaheedw/oAbdulWaheed,Adult,R/oHouseNo.*-*,DHA,LahoreCantt,(hereinaftertoastheLEORoftheONEPART).AndMr.*,R/oChina,refereedtoastheLEEEoftheOTHERPART.(Expreion“LEOR”and“LEEE”whereverthecontextsopermitshallalwaysmeanandincludetheirreectiveheirs,sueorslegalrepresentativeandaignees).WHEREAStheLEORisthelawfulownerandinlawfulpoeionofHouseNo,*-*,DHA,LahoreCantt,coistingof4Bedroomswithbath,D/D,TV;Lounge,Kitchen,Store,Servant,Quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledtheDEMISEDPREMISES).ANDWHEREAStheLEORhasagreedtheleaseandtheLEEEhasagreedtotakeonleasetheDEMISEDPREMISESonthetermsandconditionasgivenbelow:-1.ThisagreementinonlyvalidifLEEEisrenewedandextendedfortheleaseperiod.2.TheLEORletsLEEEtakestheDEMIEDPREMISESforaperiodof12monthsCommencingfrom15thJanuaryxx.TheLeaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod3.TherentoftheDEMISEDPREMISESshallbeUSD3,300/-(USdollarsThreeThousandandThreehundredOnly)permonth4.TheLEORherebyacknowledgesreceiptofthesumofUSD.19,800/-(USdollarsNieenThousandandeightHundredOnly)permonth.5.ItisherebyagreedbetweenthepartiesthattheLEEEshallpaytheaforesaidmonthlyrentUSD.3,300/-(USdollarsThreeThousandandThreehundredOnly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueafterpletionofadvancerentperiodendingon15thJulyxx.6.ThattheLEORherebyacknowledgesreceiptofthesumofRs.60,000/-(RupeesSixtyThousandOnly)fromtheLEEEasFIXEDEDPOSITSECURITYwhichshallberefundedtotheLEEEongivingbackthevacantpoeionoftheDEMISEDPREMISESafterdeductionofdamages/shortagesoutstandingbillsforElectricity,Water,GasandTelephonechargesetc,agaittheDEMISEDPREMISES.THELEEEHERBYCONVENANTSWITHLEORASFOLLOWING:1.TopaytotheLEORtherentherebyreservedinthemaerbeforementioned.2.ThattheLEEEshallnotatanytimeduringtheterms,withoutthecoentinwritingoftheLEOR,pulldown,damagesormakeanystructurealteratiototheDEMISEDPREMESESprovidedalways,theLEEEshallhavegowriteitallanyfixturesandfittingsexcludingair-conditionersintheDEMISEDPREMESES,todetachandrepoethesamesubjecttotherestorationoftheDEMISEDPREMESEStotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.3.TousetheDEMISESPREMISESforresidentialpurposeandwouldnotbeusedforamercialpurposetheDEMISESPREMISEwouldnotbeusedoupiedbyMr.*Andfamily.4.Nottosubletthewholeoranypartofthepremises.5.TopayregularlythebillsforElectricity,Gas,WaterandTelephonechargesinreectoftheDEMISEDPREMISES.AcopyofallthepaidutilitybillbeforwardedtotheLEOReverythreemonthregularly.Incaseofdiscoectionofanyfacilityduetonon-payment,LEEEwillbereoibletogetthemrestoredandpaythesame.AllduesmustbeclearedbeforetheexpiryoftheLEASE.6.TheLEEEshallkeepandmaintainthesaidpremisesingoodandtenantableconditioduringthetenureofthelease.THELEORHEREBYCONVENANTSWITHTHELEEEASFOLLOWING:-1.Topayallexistingandfuturerate,taxesaementsandotherchargesofapubliaturewhetherimposebytheMunicipality, oranyotherauthorityinreectofDEMISEDPREMISES.2.NottoerectorsetupabuildingorstructureontheDEMISESPREMISESnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittencoentoftheLEEE.ITISHEREBYDECLEARANDMUTURALLYAGREEDBETWEENTHELEORANDLEEEAFOLLWING:=1.TheLEEEandtheLEORshallhavetherightandoptiontoterminatethisLeaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveONE(1)monthnoticeinadvancetoeitheroftheparties.2.Themeterreadingofvariousutilitiesareasgivenbelow:-UTILITYMETERNUMBERTODAYSREADINGa)ELECRICITYb)GASc)TELEPHONEd)WATER3.ThattheLEEEhasalsoagreedwiththeLEORforamandatoryincreaseinrentby10peraum,therentwouldbeenhancedtoRs.36,300/-(RupeesThirtySixThousandandThreeHundredOnly),shouldtheLEORandIEEEmutuallytorenewtheLease.Itcanbenegotiatedbetweentheparties.WHEREOFTHEPARTIESheretohaveexecutedthesepresentsontheanddayabovewritten.LEOR:_Mrs.GhazalawaheedNIO._LEEE_Mr.*Chinesepaortno._ * oranyotherauthorityinreectofDEMISEDPREMISES.2.NottoerectorsetupabuildingorstructureontheDEMISESPREMISESnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoran
