住宅使用说明书TAIYUAN STAR RIVER RESIDENCE USERS INSTRUCTIONS MANUAL太原星河湾住宅使用说明书星河湾(二号园)住宅使用说明书(二号园918#楼) 填发日期: 年 月 日开发单位名称太原星河湾房地产开发有限公司地址太原市小店区平阳南路113号电话03517690066设计单位名称山西省建筑设计研究院地址太原市府东街5号电话03513285414名称广州市番禹城市建筑设计院有限公司地址广州市番禹市桥捷进中路133号电工单位名称中建三局建设工程股份有限公司地址湖北省武汉市关山一路电称中建四局第六建筑工程有限公司地址安徽省淮南市洞山中路22号电称中国建筑第四工程局有限公司地址广州天河区科韵路16号广州信息港B栋5层电话02038119621监理单位名称山西省建设监理有限公司地址太原市体育路166号电话03517889970使用说明书和注意事项欢迎您入住星河湾住宅,在您入住前请仔细阅读说明书,以便了解该住宅的结构、功能、标准、使用要求和注意事项,并妥善保存好说明书,以备今后参考。一、房屋结构本房屋为现浇剪力墙结构。楼面设计荷载标准值为:客厅、房间、厨房、卫生间2.0KN,阳台2.5KN。楼面上堆放物品时,请不要超过此负荷。住宅采用保温外墙、保温屋面和断桥型材中空玻璃门窗,保温节能,满足太原市住宅节能要求。采用新型户式变频中央空调机组,采用环保节能的冷媒。新风换气机具有热回收功能,节省能源。采用地板辐射采暖系统。住宅卫生洁具均采用节水型,36升小容量,节水节能。住宅围护结构热工指标满足太原市住宅节能标准要求,外墙传热系数911#:0.747 W/.k;1214#、17#:0.70 W/.k;15、16、18#:0.71W/.k,屋顶传热系数911#:0.463W/.k;1214#、17#:0.607 W/.k;15、16、18#:0.607 W/.k,外窗传热系数911#:2.98 W.K;1214#、17#:3.9 W.K;15、16、18#:3.9W.K。二、屋顶装修1) 太原星河湾是精装修楼房,如果业主需要重新进行装修或对现有装修进行改造时,必须事先到物业服务公司办理装修申请手续,提供装修设计图纸,经审核同意后方可实施。2) 不得改动和破坏房屋的主体结构,不得影响房屋的立面,不得损坏公共部分及相邻住户的房屋和设施,不得损坏暗埋的管线。星河湾住宅使用说明书 02/033) 已随楼赠送户式中央空调系统,各种风管、冷媒管及冷凝水管的安装是根据建筑的合理布局进行设计的,请勿对空调系统随意修改(包括室外、室内墙体的开洞安装各种管线),如有改动要求,请务必先到物业服务公司申请,并获得批准后进行实施。所有已安装好的空调请对照产品使用说明书使用。4) 对房屋的外立面和使用功能不能随意改动,如首层住宅改商铺、阳台改房间等。不得破坏建筑外墙保温、建筑外门窗。5) 房屋装修不得占用公共场地,并保持周边环境卫生,垃圾及时处理。三、供水本住宅冷水为城市自来水,在每户楼梯间公共管井设有户式水表。热水为户式燃气热水器供给。洗衣机、厨房洗菜盆、卫生间淋浴(浴缸)、面盆均设有冷热水,冷热水管均为暗敷。四、排水本住宅设有阳台雨水、空调冷凝水、洗衣机和卫生间的污废水的排水系统,不得更改原有的排水系统。五、排烟、排气厨房内设有排烟管道预留口,并安有排烟机;卫生间内设有排气孔,并安有排气扇。六、燃气使用燃气类型为天然气,保姆间阳台内设置了独立的燃气磁卡表。在厨房及衣物阳台有燃气接点,分别接热水器及厨房灶具,收楼时燃气管道已经开通,请业主到天然气公司充值后使用。厨房、餐厅、衣物阳台及三表管井内的燃气报警设备与可视对讲的联动装置共同组成了燃气报警系统。以上系统未经燃气公司及物业服务公司书面许可,不得进行任何改动。七、供电每户设置了独立磁卡电表及开关,室内配备了电源开关箱,室内电线暗埋。每个房间、客厅、厨房、卫生间、部分阳台备有照明灯具、开关、插座,使用时请认明不同负荷的插座,以免电器线路超负荷。设计入户电源线规格为:ZR-YJV铜芯电缆(截面为16/25/35m),所有用户总开关为三相63A/80/125A、380V220V供电,防止超负荷用电。八、通讯机网络客厅和每个卧房内均配置了电话线和有线电视插座;每个卧室、书房均配有网络接口。用户需向物业服务公司申请办理手续后即可开通。九、消防每层楼梯间设置了消火栓(灭火专用),每户入户门为乙级防火门。紧急情况时请勿使用电梯,应通过楼梯疏散。十、门窗入户门为木面装饰的乙级防火门,不得随意修改,户内房门为木门。窗为铝合金框、双层中空玻璃窗,不得在玻璃上开孔,否则将影响保温、隔热效果。刮大风是请关好门窗。十一、电梯每个电梯间均配有升降电梯,物业服务公司按照国家有关规定制定了使用注意事项,请用户参照使用。十二、阳台 不得封闭外露阳台,不得超负荷堆放物品(阳台设计荷载标准为:2.5KN)。十三、地下车库地下室设有地下车库,车位均为租用,具体收费及服务细节请联系物业服务公司。星河湾住宅使用说明书 04/05TAIYUAN STAR RIVER RESIDENCEUSERS INSTRUCTIONS MANUALTAIYUAN STAR RIVER (GARDEN TWO)RESIDENCE QUALITY WARRANTY MANUAL Date: Day Month YearThedeveloperNameTaiyuan Star River Real Estate Development Co., LtdAddressNo.113, South of Pingyang Road, Xiaodian District, Taiyuan. Before moving in, please read this instruction manual carefully to understand the structures, functions, standards, requirements on use and things to bear in mind of your residence, and keep the manual properly for reference in the future.1. Residence StructureThis residence is on-site poured with a shearing force wall structure. The designed load capacity standards of the floors are: 2.0 KN/m2 for living rooms, bedroom, kitchens and bathrooms and 2.5KN/ m2 for balconies. Please dont exceed these standards when putting things on the floors.The residence uses heat-insulating outer wall, heat-insulating rooftop and hollowed glass doors & windows, which are energy-saving and can meet the energy-saving requirements of Taiyuan for residences.It also uses the latest household-type, frequency-converting, central air conditioning system and the energy-saving “cold coal”. The fresh air ventilation fan can recover heat and is therefore energy-saving.The bathroom item is water-saving with a 6-liter capacity.The thermo-engineering specifications of the enclosing structure of the residence meet the energy-saving standards of residences in Taiyuan: the heat conductance coefficient is 0.747(building 9,10,11); 0.70(building 12,13,14,17); 0.71(building 15,16,18) W/m.k for the outer wall, 0.463(building 9,10,11); 0.607(building 12,13,14,17); 0.607(building 15,16,18)W/m.k for the rooftop, and 2.98 (building 9,10,11);3.9(building 12,13,14,17); 3.9(building 15,16,18) W/m.k for the outer windows.2. Residence decorationa) The residences of Taiyuan Star River are fully decorated. If you want to redecorate your residence or to change the existing decorations, you should apply for decoration in advance with the Property Service Company, provide drawings for the decoration project, and start to implement the project after being approved.b) You are not allowed to change or damage the main structure of the residence, not allowed to influence the facade of the building, not allowed to damage the public parts or the residences and facilities of your neighbors, and not allowed to damage the hidden pipelines.c)A household-type central air conditioning system has been provided for you for free, and the installation of various wind pipes, cooling media pipes and condensed water pipes is designed in accordance with the reasonable layout of the residence. Please dont modify the air conditioning system at will (including installing various pipes and lines by drilling holes on the walls both indoor and outdoor). If you want to make modifications, be sure to make applications to the Property Service Company first, and do not do it until approved. Please use all the installed air conditioners as instructed by the users manuals.d)The outer facade and the functions of the residence should not be changed at will. For example, its not allowed to change the first floor residences into stores or the balconies into rooms. The heat-insulating layer of the outer wall and the doors or windows outside the residence should not be damaged.e)Decorating the residence should not occupy public areas, the surroundings should be kept clean, and the trash should be cleared timely. Its not allowed to make noise in the evening or during rest hours so as not to influence the rest of others.3. Water SupplyThe water supply for this residence includes water for daily life. Independent water meters and switches are provided in the pipe well of each floor. Water measurement is made in the following ways: for tap water remote meter reading is adopted. All the water pipes in your residence are hidden. Hot/cold water pipes are provided in your kitchens, and in locations of bathroom water-using items and water heaters. Water DischargeThis residence has water discharge systems for bathroom waste water, balcony rain water, washing machine waste water and condensed water from the air conditioners. The existing water discharge systems are not allowed to change.5. Exhaustion and VentilationThe kitchens have reserved the openings for smoke exhaustion pipes, and a smoke exhausting machine has been installed. The bathrooms have ventilation holes and are installed with ventilation fans.6. Fuel GasThe fuel gas used is natural gas. An Independent magnetic gas card meter has been installed in the balony. The kitchens and the clothes balconies have fuel gas connecting points, being connected to water heater and kitchen utensils respectively. The fuel gas pipes are ready for use when the residence is handed over to you , and you just need to get your card recharged from the supplier or other related parties to use the gas. The interlocked mechanisms between the fuel gas alarm equipment in your kitchen, dining hall, clothes balconies and the pipe well, in which the three meters are located, and the visible interphone constitute the fuel gas alarm system. Its not allowed to change the above-mentioned system in any way without the written consent of the fuel gas company and the Property Service Company.7. Power SupplyEach household is equipped with independent magnetic card electric meters and switches, which are put in the indoor switch box. The indoor electric cables are hidden. Each bedroom, living room, kitchen and bathroom, as well as some balconies, are equipped with lightings, switches and sockets. Please pay attention to the rated load of the sockets to avoid overload. The designed specs of the indoor power cables are: ZR-YJV copper core cable (cross-section 16/25/35mm), and the main switch for all users is 63A/80/125A, 380V/220V (three phase). Prevent the overload of electricity.8. Communication and NetworkThe living room and each bedroom are equipped with telephone lines and cable TV sockets; and each bedroom and the study are equipped with network interfaces. You need to apply to the Property Service Company to use the service.9. FirefightingFire hydrants (for firefighting only) are provided in the staircase space of each floor. The front door of each residence is the Class B fireproof door. In emergencies, dont use the elevators. Instead, the staircase sho
