Foreword,ForewordBackgroundandProcess,SamaDubaihasengagedEDAWtoprepareaConceptualMasterPlanforasiteinthenorth-eastofBeijinglocatedbetweenthe3rdand4thRingRoads.Theprojectwillcompriseamixed-useInternationalVillageandprovideasignificantnewbenchmarkinqualityandinnovationwithinthecapitalcityofChina.Thispresentationsummarizesthefirst2weeksoftheprojectduringwhichintensiveresearch,analysisandinitialoptiongenerationhasbeenundertakeninadynamicstudio-basedprocessofconstantreviewsandrefinements.ThishasinvolvedpeerreviewbyUrbanDesignleadersacrosstheregion.Thenextstage,followingfeedbackwillberefinementandpreparationofafinalconceptualmasterplan.,1.ProjectVision2.PositioningandContext3.ProjectProgram4.SiteAnalysis5.CapacityStudy6.ConceptualOptions7.Stage1CriticalFindings,CONTENT,1.ProjectVisionPositioningandContextProjectProgramSiteAnalysisCapacityStudyConceptualOptionsStage1CriticalFindings,ProjectVision,Createadynamicnewsustainableandlivablecommunitythatfusesculture,nature,businessandpeople.,SociallySustainableCreatePlacesforPeopleandCelebrateInternationalandNationalCulture,EnvironmentallySustainableProtectandEnhanceExistingResources,EconomicallySustainableGenerateConvenientEmploymentandBusinessOpportunities,ProjectVision,PeopletoLive,VisitorstoEnjoy,NaturetoThrive,CulturestoCelebrate,BusinesstoProsper,ProjectVision2.PositioningandContextProjectProgramSiteAnalysisCapacityStudyConceptualOptionsStage1CriticalFindings,PositioningandContext,UrbanDevelopmentBeijingisevolvingfromthehistoricalcapitalandpoliticalcenterofChinaintoaninternationalmetropolis.Theurbanizationprocess,newCBDbuildingsandtheadventofthe2008OlympicGamesgeneratesmoredemandforhotelandofficebuildingsaswellasfacilitiesfornewlifestyles.Thisprojectaimstomeetsuchrisingdemands.PlanningandPolicyTocurbtherapidpriceriseinthehousingsector,theBeijingmunicipalityhasissuedaseriesofrestrictivepoliciesforlandsupplyandconstructionstandards.Fordowntownareas,thegovernmentencouragesurbanregenerationandundergroundspaceutilization.ProjectPositioningThesiteislocatednearthefirstgreengreenbeltofBeijing,whichaimstopreventthecityfromover-expansionandimproveurbanecologicalenvironmentandprovidegreenlungsbetweendevelopmentcenteredaroundthe3rdand4thringroads.TheimportantroleandsensitivecharacterofthisgreenbeltinBeijingsurbanplanningwillpossiblyaffecttheprogramsdevelopmentcontentandcapacity.Thegreenbelthaslongbeenenshrinedinthecitysplanningandpresentsasignificantthreattoachievingahigherdensityandyieldfromtheprojectsite.ChaoyangParkrepresentspartofthisgreenbelt.PlanningApproachThedecayedandunderdevelopedconditionandtaxiindustrybaseatthesitearegenerallynegativeforthecityimageandregionaleconomicdevelopment.Therefore,theplanningwillfocusonimprovingtheareathroughco-workingwithlocalgovernmentandprotectivelyutilizingthegreenbeltsoastoachievethemostfromthisprogram.PlanningAnalysisAseriesofanalysishavebeenundertakenasillustratedwiththefollowingconclusions;LocaltionWithinBeijingThesiteiscentrallylocatedwithinBeijing.MainCityFeatures-Thesiteenjoysgoodaccesstothecitycenter,airportexpresswayandculturalandeconomiciconsofthecity.NearbyMajorProjectsTherearenumerousrecentlycompletedhigh-endprojects(withinthelast3-4years)incloseproximitytothesitemostlysolelanduse(residential)innature.AdjoiningGreenSpaceIncloseproximitytothesitearemajorcityparksincluding,mostimportantly,ChaoyangParktothesouthwhichisBeijingslargestmetropolitanpark.,PositioningandContext,Createadynamicnewsustainableandlivablecommunitythatfusesculture,nature,businessandpeople.,LocationWithinBeijing,PositioningandContext,MainCityFeatures,PositioningandContext,NearbyMajorProjects,PositioningandContext,AdjoiningGreenSpace,ScaleComparisonsOtherCities,1.Chicago,2.Paris,3.Washington,4.NewYork,WhentheJingRunsiteisoverlaidonothermajorcitiesitscanbeseenthatitrepresentsasignificantnewcitywithinacity.,ScaleComparisonswithinBeijing,2.ChinaCentralPlace,4.UpperEastSide,3.JianwaiSOHO,1.OrientalPlaza,Site,1,2,3,4,Incomparisontootherrecentlyconstructed,orunderconstruction,developmentswithinthe4thRingRoadinBeijing,itcanbeseenthattheJingRunprojectwillbethemostcomprehensive.Forexample,ChinaCentralPlacewhichcomprises5residentialtowers,3officetowers,aretailshoppingmalland2five-starhotelsisapproximatelyonequarterthesiteareaoftheJingRunsite.,GlobalTrends,GreenSolutionstoUrbanRegenerationSustainablebuildings-LeadershipinEnergyandEnvironmentalDesign(LEED)StandardsOfficeparkorcentralcommercialbuildingsattheBeijingInternationalVillagehavetheopportunitytobebuiltusingLEEDstandards.Sustainablebuildingdesignprovidesenvironmentalandeconomicbenefits,andprotectsthehealthandwellbeingofbuildingresidents.Qualitiesofsustainablebuildingsinclude:,OptimizeEnergyPerformanceRenewableEnergyResourceReuseRapidlyRenewableMaterials,ReducedSiteDisturbanceStormwaterManagementWaterEfficientLandscapingIndoorEnvironmentalQuality,LowImpactDevelopment(LID)-ControlstormwaterrunoffvolumeandreducepollutantloadingtoreceivingwatersOpportunitiesforLIDdesignsininteriorgreenspace,thegreenbufferalong4thRingR
