建筑企划书写字楼设计任务书DesignSpecificationforOfficeBuilding一,项目地块基本特性概述basicblockfeaturesfortheproject1,项目位置概况:写字楼位于香山国际游艇俱乐部项目北侧,西临环岛路,北靠近香山,东面紧邻五星级酒店,南面为俱乐部水上活动中心、别墅区和大面积水域,场地呈不规则型。1,location:OfficeissituatedatthenorthofXiangshanInternationalYachtClub,westtoHuandaoRoad,northclosetoXiangshan,eastclosetofive-starhotel,withtheWaterActivitiesCenteroftheClub,villasandthevastwaterareainthesouth,takingonanirregularshape.2,项目环境与交通条件:该项目位于厦门国际会展中心北侧,与奥网中心(在建)、国际会议中心隔路相望,三面临海,有丰富的自然景观资源和建筑景观。交通地处会展中心北段环岛路段,路况较好,现在尚无公交系统配套。2,environmentandtrafficcondition:TheprojectislocatedtothenorthofXiamenInternationalConferenceandExhibitionCenter,facingtheOlympicTennisCenter(underconstruction)andtheInternationalConferenceCenteracrosstheroad,adjacenttotheseaonitsthreesideswithrichnaturalandarchitecturallandscaperesources.LocatedatthenorthernpartofislandoftheExhibitionCenter,thetrafficconditionisperfectwithoutpublictransportationsystemsupportingatpresent.3,写字楼建筑总用地面积21236平方米,正负0以上(以环岛路为原则),写字楼建筑面积53000平方米(不含地下室部分)。建筑物的退线关系具体详附件。3,Officebuildingcovers21,236m2,abovepositiveandnegative“zero”(basedonHuandaoRoad).Thebuildingareaoftheofficebuildingis53,000m2(excludingbasement).Wire-backardrelationofbuildingisdescribedindetailintheattachment.二,设计内容Designcontents1,单体建筑设计方案;2,景观设计方案。1.SchemeforIndividualConstruction2.SchemeforLandscapeDesign三、设计总体规定theoveralldesignrequirements1、符合甲级写字楼原则,设计高度为155米;裙房一、二层层高应不不大于9.0米,原则层高度考虑做到7.0-8.0米。1,AccordwithclassAstandardforofficebuildingwithdesignheightof155m;thefirstandthesecondflooroftheannexshouldbehigherthan9.0m,andthestandardfloorcanbeashighas7.0-8.0m.2、满足厦门市规划局《G05(香山国际游艇码头)地块规划设计条件》(见附件)。2.Complywith“BlockLayoutConditionsG05(XiangshanInternationalYachtWharf)”(seetheattachment).3、强调“地标”“四化”与“一发展”3,Stresson"landmark""FourModernizations"and"onedevelopment"地标----办公楼设计不仅在造型设计上,同时在功效服务配套设计都是以国际地标、超一流的原则来考虑设计;Landmark—Thedesignforofficebuildingisconsideredontheinternationallandmarkandsuper-classstandardnotonlyinsculptbutalsoinfunctionalsupportingservices;个性化---在室内空间设立、服务配套等方面强调个性特色;生态化---要营造办公空间中阳光、空气和绿色环境,引入共享绿化平台,强调节能;人性化---充足考虑客户办公形态,商务形态和生活形态智能化---高度的网络化、自动化。可持续发展---办公空间的发展,含有延展性,随公司的发展办公系统空间的变化能够灵活变化。Individuation---stressonpersonalityinindoorspacesettingandsupportingservices;Ecology--creategreenenvironmentinofficespacewithsunlightandair,introducingsharinggreenplatformandemphasizingenergyconservation;Humanity---fullytakeintoaccountofofficeforms,businessformsandlifeformsofcustomersIntellectualization–highnetworksandautomation.Sustainabledevelopment--thedevelopmentofofficespacehasductibilitythatcanbechangedflexiblywiththecompany'sdevelopment.4、建筑布局合理,与环境有机协调,与周边道路衔接顺畅,适应地方气候,造型富有创意,空间丰富、立意新颖,成为新世纪“地标”性建筑之一;厦门环岛路上的一颗明珠。4,Architecturallayoutisreasonable,incoordinationwiththeenvironment,smoothlylinkingtothesurroundingroads,adapttothelocalclimatewithinnovativeshape,richspaceandnovelideaasoneof"landmarks"inthenewcentury,becomingapearlonHuandaoRoadinXIAMEN;5、交通设计便捷顺畅,解决好人流与车流集散与分流,解决好办公、后勤等的人车流关系和动静关系;6、营造优美协调的外部环境。建筑形态应服从都市设计的整体规定,要兼顾五个面的美观,特别要解决好建筑与海的景观效果,发明舒适宜人的外部环境;7、充足考虑可持续发展的需要,使之能随将来社会的发展,不停作出适应性的调节;8、满足国家有关法律法规;9、满足业主的设计规划规定,同时应遵照经济效益和建设成本的合理配比;5,Convenientandsmoothtrafficdesignsolvethegatheringanddistributaryofpeopleandvehicles.Managewelltherelationsofhumanandvehiclesinofficeandlogistics,andthedynamicandstatic;6,Createabeautifulcoordinatedexternalenvironment.Architecturalformsshouldbesubjecttotheoverallurbandesignrequirements,consideringbeautyonfiveaspects,especiallyproperlyhandlethelandscapeeffectsofarchitectureandtheseatocreateacomfortableandpleasantexternalenvironment.7.Fullyconsidertheneedforsustainabledevelopmenttocopewithfuturedevelopmentandmakeadaptiveadjustments;8.meettherelevantstatelawsandregulations;9,meettheowners’requirementsofthedesignandplanning,followingthereasonableratioofeconomicbenefitsandbuildingcost;四、设计原则DesignPrinciples1、基本设计原则Basicdesignprinciples(1)与五星级酒店、滨海商业中心及其它功效区合理衔接;(2)规划设计应和建筑成本结合考虑做到合理配比;(1)Connectreasonablywithfive-starhotels,Binhaicommercialcentersandotherfunctionalareas;(2)Layoutdesignshouldbeconsideredwithconstructioncosttoachieveareasonableratio;(3)将容积率做满,同时考虑设计空间在二次装修后的充足使用;(4)要确保“滨海”、“特色”、“高档”的产品定;(3)FARistobemaximizedwiththefulluseofthedesignspaceafterthesecondaryfitment;(4)Theorientationsof“coastal”,“characteristic”and“topgrade”aretobeguaranteed.(5)充足合理运用地块空间,特别是地块正负0下列的建筑空间,使其商业价值和商业空间运用率最大化,同时需考虑地下部分的景观,充足运用场地的滨海环境,做到将景观绿化、空间绿化和滨海建筑特色相结合;(6)合理的组织景观流线与景观视线通廊;(7)单体设计要重视建筑的天际轮廓线的节奏和韵律设计;(8)交通组织确保人车分流,不同功效的人车流组织和动静的关系要解决好;(5)Theblockspaceistobefullyandrationallyutilized,especiallyfortheconstructionspacebelowpositiveandnegative“zero”,sothatitscommercialvalueandcommercialspaceutilizationratiocanbemaximized.Atthesametime,theundergroundlandscapeshouldalsobeconsideredforefficientusethecoastalenvironment.Acombinationofsightvirescence,spatialgreeningandcostalconstructionistobeachieved;(6)Reasonablyorganizelandscapeflowandlandscapevisualcorridor;(7)Individualdesignshouldfocusonrhythmandmeterofhorizoncontourline;(8)Thetrafficorganizationassuresdistributaryofhumanandvehiclethattherelationbetweenhumanandvehicle,thestaticandthedynamicshouldbehandledproperly;(9)建筑的立面解决上,体现当代滨海园林建筑风格特点;(10)建筑之间的间距应满足国家和厦门市的法律法规及有关的规定。(9)Characteristicsofmoderncoastalgardensarchitecturesshouldbeembodiedinfacadeprocessing;(10)Spacingbetweenconstructionsshouldmeetlaws,regulationsandrelatedrequirementsofthecountryandXiamencity.(11)在完全消化建筑面积的前提下,建筑原则层层高考虑做7.0-8.0米,把155米的空间高度消化掉。(12)裙房部分的配套设计要满足写字楼(星级原则)档次的配套使用;(11)Inthepremiseoffulldigestionofconstructionarea,thelayerheightofconstructionstandardlayersisconsideredtobe7.0-8.0mtomakefulluseofthespaceof155minheight.(12)Thecompletedesignofannexshouldmeetthesupportinguseofofficebuilding(starstandard);(13)地面的停车位设计要合理结合建筑和地块的特点,地下室停车要合理经济,总停车位要满足星级写字楼设计的规定。(13)Designofparkingspacesonthegroundshouldcombinefeaturesofconstructionsandblockreasonablyandparkingspaceinbasementshouldbereasonableandeconomical,whilethetotalparkingspacesaretomeetthestar-standardofficebuildingdesignrequirements.(14)裙房部分的屋面应考虑充足运用;裙房部分的层高不低于9.0米;(14)Theroofofannexshouldbefullyutilized;thelayerheightoftheannexshouldbenotlessthan9.0m;(15)写字楼地下室二层设计,地下室二层底板标高为-0.6米(黄海高程),地坪抬升到8.5米(黄海高程),地下一层层高6.6米,地下二层层高3.5米,与酒店和滨海商业中心地下一层进行连接。地下一层设计应做阳光地下层,建筑结合地形环境,充足运用场地的周边景观考虑设计;(15)Two-storyisinofficebuildingbasementwith-0.6melevation(YellowSeaelevation)oftheflooronthesecondlayer,flooringupliftof8.5m(YellowSeaElevation),6.6mhighofthefirstlayerunderground,3.5mhighofthesecondlayerunderground,connectedwiththefirstlayerofhotelandBinhaiCommercialCenter.Undergroundlayershouldbedesignedasthesunnyunderstandcombinedwiththeterrainenvironmentinfulluseofthesurroundingsights;(16)写字楼裙房部分在靠内港池的部分应结合酒店靠内港池的裙楼部分一起考虑设计,衔接的建筑空间关系要解决好;(17)建筑的构造形式应结合造型和成本一起统筹考虑设计,做到最优配比;(16)Annexofofficebuildingnearinnerharborshouldbeconsideredwiththeannexofinnerharborbasininhotelthattheconnectionofarchitecturalspaceshouldbeproperlyhandled;(17)Structureofbuildingshouldbeconsideredwithmodelandcosttoachievetheoptimalratio;2、建筑风格设计architecturalstyledesign(1)以当代派风格为主,以国际“地标”的设计高度设计,做出产品的地标性;(2)注入“滨海”、“水”等元素符号;(3)建筑可考虑退台的解决方式,结合建筑造型充足运用景观平台;(1)Providemodernstyleasthemajor,andmakealandmarkoftheproductdesignedontheinternational"landmark";(2)Inpourwiththe"coastal""water"andotherelementsymbols;(3)Constructioncanbeconsideredwithsetbackframetomakefulluseofthelandscapeplatformcombiningwiththearchitecturalstyle.4、其它设计规定Otherdesignrequirements综合管线:合理的运用现有的水、电、气、电信等市政及专业管线接口,解决好场地内的智能化设计、供水、供电、给排水、排污、排洪等管线的布置问题,设计同时应考虑预留足够空间,便于后来施工接口和建筑的可持续发展。环卫设施:充足考虑环卫设施的合理数量和位置,如何和景观相结合,同时方便写字楼的日常使用及管理。IntegratedPipeline:rationallyusetheavailablewater,electricity,gas,telecommunicationsandothermunicipalandprofessionalpipelineinterfaces;handlewellthepipelineslayoutofwatersupply,electricity,drainage,sewerageandflooddeliverypipelinesinsidetheground;enoughspaceshouldbereservedforthefutureconstructioninterfaceandthesustainabledevelopmentofconstruction.Sanitationfacilities:fullyconsiderthereasonablequantityandlocationofthesanitationfacilities,andhowtocombinewiththelandscape,facilitatingtheofficebuildingfordailyuseandmanagement.停车位:停车位必须满足星级写字楼的规模使用数量,同时停车场的布置设计应满足并方便写字楼不同功效分区的使用规定。Parkingspaces:parkingspacesmustfulfillthequantityinuseofstar-standardofficebuilding,meanwhileparkinglayoutdesignshouldmeettherequestsofthedifferentfunctionalareasoftheofficebuildingforconvenience.五、成果规定RequestsforAchievement1、本项目设计应达成修详规和建筑方案设计深度规定;2、设计文献:设计阐明书、总平面规划方案设计、交通组织设计、环境景观设计、综合管网组织设计、单体建筑平面、立面、剖面图;3、投资估算;1,Theprojectshouldbedesignedtoachievetherevisedregulationsandconstructionschemedepth;2,Thedesigndocuments:designspecification,masterplanningschemedesign,trafficorganizationaldesign,landscapedesign,integratednetworkorganizationaldesign,drawingsofindividualconstructionplane,façadeandprofile;3,investmentestimate;4、效果图:(1)办公楼鸟瞰效果图(2)沿环岛路立面效果图(3)主入口立面效果图(4)单体建筑效果图(5)设计方认为有必要交待的建筑节点效果图4,effectmaps:(1)officebuildingairvieweffectmap(2)Facadeeffectmapal0ngHandaoRoad(3)mainentrancefaçadeeffectdrawing(4)individualbuildingeffectdrawing(5)constructionnodeseffectdrawingthatthedesignersconsideritnecessarytoaccount.5、设计文献统一按A3规格装订成册,共提供8套;6、效果图贴表在轻质板上,不不大于A0规格;7、方案成果的知识产权归属我司。5,DesigndocumentsshouldbeboundupbyA3for8setstotally;6,Theeffectdrawingsaretosticktothelightboards,nolessthanA0;7,TheintellectualpropertyoftheschemeachievementsisattributabletotheCompany.六、方案设计程序及设计文献规定Schemedesignprocessanddesigndocumentationrequirements方案项目运作周期暂定天,在月日之前完毕。Thetentativeschemeprojectoperationcycleisday(s),finishedbeforemonthday.1、总体规划方案设计最初沟通阶段2、总体规划方案设计阶段(结合规划总平批复方案合成))1.Thestageofinitialcommunicationforthegeneralplanning;2.Thestageofdesignforthegeneralplanning(inthecontextoftheplannedtotal-approvedschemesynthesis)①设计阐明及技术指标。②总平面图及对应分析图(交通、竖向、绿化及公共配套等)。③能代表(靠内海)商业娱乐街区整体及局部风貌的效果体现图。○4酒店的整体造型结合周边环境构思体现图①designspecificationandtechnicalindicators.②masterplanandthecorrespondingdrawings(traffic,vertical,greenandpublicsupport,etc.).③effectdrawingrepresentedthewholeorthepartofthe(onseas)commercialandentertainmentdistricts.○4ideaeffectdrawingoftheoverallshapeofhotelwiththesurroundings.3、建筑单体方案设计阶段①设计阐明及技术指标②单位方案(含平、立、剖面图)③基本材料选择(
