2、因地震、火灾等不行抗力致使房屋毁损、灭失或造成其他损失的。

（三）甲方有下列情形之一的，乙方有权单方解除合同且甲方退还保证金：

1、不担当约定的修理义务致使乙方无法正常运用该房屋的。

2、交付的房屋危及乙方平安或者健康的。

（四）乙方有下列情形之一的，甲方有权单方解除合同，收回该房屋且保证金不退：

1、不支付或者不根据约定支付租金达_____日的。

第十条合同争议的解决方法
