1.Introduction
1.1ThisAgreementgovernsthelease("Lease")oftheapartmentlocatedat[ApartmentAddress]("Apartment")betweentheLandlordandtheTenant.
1.2TheTenantagreestoleasetheApartmentfromtheLandlord,andtheLandlordagreestoleasetheApartmenttotheTenant,subjecttothetermsandconditionssetforthherein.
2.Term
2.1ThetermofthisAgreementshallcommenceon[StartDate]andshallcontinueforaperiodof[LeaseTerm]years,unlessterminatedearlierinaccordancewiththeprovisionsofthisAgreement.
2.2Upontheexpirationoftheinitialleaseterm,thisAgreementshallautomaticallyrenewforsuccessiveone-yearterms,unlesseitherpartyprovideswrittennoticeofterminationatleast[NoticePeriod]dayspriortotheexpirationofthethen-currentterm.
3.Rent
3.1TheTenantshallpaytheLandlordamonthlyrentof[MonthlyRent]("Rent")fortheuseandoccupancyoftheApartmentduringthetermofthisAgreement.
3.2Rentshallbepayableinadvanceonthefirstdayofeachmonth.Ifrentisnotpaidbytheduedate,theTenantshallbeliableforalatefeeof[LateFeePercentage]ofthemonthlyrent.
4.SecurityDeposit
4.1TheTenantshallpaytotheLandlordasecuritydepositof[SecurityDepositAmount]("SecurityDeposit")uponexecutionofthisAgreement.
4.2TheSecurityDepositshallbeheldbytheLandlordassecurityfortheTenant'sperformanceofitsobligationsunderthisAgreement.UponterminationofthisAgreement,theLandlordshallreturntheSecurityDeposittotheTenant,lessanydeductionsfordamageorunpaidrent.
5.UseofProperty
5.1TheTenantshallusetheApartmentsolelyforresidentialpurposesandshallnotuseorpermittheuseoftheApartmentforanyillegalorimproperpurpose.
5.2TheTenantshallnotmakeanyalterationsormodificationstotheApartmentwithoutthepriorwrittenconsentoftheLandlord.
6.MaintenanceandRepairs
6.1TheTenantshallmaintaintheApartmentingoodrepair,excludingnormalwearandtear.
6.2TheTenantshallpromptlyreportanynecessaryrepairsormaintenanceissuestotheLandlord.
6.3TheLandlordshallrepairorreplaceanyequipmentorappliancesthataredefectiveorinneedofrepair.
7.Insurance
7.1TheTenantshallmaintainliabilityinsuranceinanamountofatleast[InsuranceAmount]duringthetermofthisAgreement.
7.2TheTenantshallprovidetheLandlordwithproofofinsurancecoverageuponexecutionofthisAgreement.
8.Termination
8.1ThisAgreementmaybeterminatedbyeitherpartyupontheoccurrenceofanyofthefollowingevents:
(a)DefaultbytheTenantinthepaymentofRentorperformanceofanyotherobligationsunderthisAgreement;
(b)TheTenant'sbreachofanytermorconditionofthisAgreement;
(c)TheLandlord'sdeterminationthattheTenantisusingtheApartmentforanyillegalorimproperpurpose;
(d)TheTenant'sfailuretomaintaintheApartmentingoodrepair.
8.2UponterminationofthisAgreement,theTenantshallvacatetheApartmentandreturnthekeystotheLandlord.
9.GoverningLaw
9.1ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
10.Attachments
10.1ThefollowingdocumentsareherebyincorporatedintothisAgreementbyreference:
(a)AcopyoftheleaseholddeedfortheApartment;
(b)AnyapplicablelocallawsandregulationsregardingtheuseandoccupancyoftheApartment;
(c)AnyaddendaoramendmentstothisAgreementexecutedbytheparties.
INWITNESSWHEREOF,theLandlordandTenanthaveexecutedthisAgreementasofthedatefirstabovewritten.

2.2TheLandlordshallmaintaintheApartmentinahabitablecondition,ensuringthatallnecessaryrepairsaremadepromptly.
2.3TheLandlordmayterminatethisAgreementupontheoccurrenceofamaterialbreachbytheTenant,includingnon-paymentofRentorsubstantialdamagetotheApartment.
3.Tenant'sRightsandObligations
3.1TheTenantshallpaytheRentontimeandinfull,asperthepaymentscheduleprovidedinthisAgreement.
3.2TheTenantshallusetheApartmentsolelyforresidentialpurposesandmaintainitingoodcondition,excludingnormalwearandtear.
3.3TheTenantshallnotifytheLandlordofanynecessaryrepairsormaintenanceissuespromptly.
4.ThirdParty'sRightsandObligations
4.1TheThirdPartyshallprovide[specificservices,e.g.,propertymanagement,security,orfinancialguarantees].
4.2TheThirdPartyshallguaranteetheTenant'spaymentofRentforaperiodof[GuaranteePeriod],subjecttothetermsandconditionsofthisAgreement.

5.Tenant's违约及限制条款
5.1IntheeventoftheTenant'sbreachofthisAgreement,includingbutnotlimitedtolateRentpayments,failuretomaintaintheApartment,oranyothermaterialbreach,theLandlordmayterminatethisAgreementandseekremediesasprovidedbylaw.
5.2TheTenantagreestoarestrictiononsublettingtheApartmentwithouttheLandlord'spriorwrittenconsent.
5.3TheTenantagreestorefrainfromengaginginanyactivitythatcoulddamagetheLandlord'sreputationorthevalueoftheApartment.
6.Landlord'sAdditionalRightsandBenefits
6.1TheLandlordshallhavetherighttoinspecttheApartmentatreasonabletimestoensurecompliancewiththetermsofthisAgreement.
6.2TheLandlordshallhavetherighttoreceiveperiodicfinancialreportsfromtheThirdPartyregardingtheTenant'sRentpaymentandcompliancewiththeAgreement.
6.3TheLandlordshallhavetherighttorecoveranydamagesresultingfromtheTenant'sbreachofthisAgreement.
7.GoverningLawandDisputeResolution
7.1ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
7.2AnydisputesarisingoutoforinconnectionwiththisAgreementshallberesolvedthrougharbitrationin[Jurisdiction],inaccordancewiththerulesof[ArbitrationInstitution].
8.Termination

(b)AnyapplicablelocallawsandregulationsregardingtheuseandoccupancyoftheApartment;
(c)AnyaddendaoramendmentstothisAgreementexecutedbytheparties.
10.Conclusion
10.1TheinclusionoftheThirdPartyinthisAgreementservestoenhancetheLandlord'ssecurityandtheTenant'sconfidenceinthetransaction.TheThirdParty'sinvolvementensuresthattheLandlord'sinterestsareprotectedthroughfinancialguaranteesandadditionalservices,whiletheTenantbenefitsfromthestabilityandsupportprovidedbytheThirdParty.

6.Landlord's违约及限制条款
6.1IntheeventoftheLandlord'sfailuretomaintainthepropertyinahabitableconditionortorespondpromptlytorepairrequests,theTenantmayseekresolutionthroughtheThirdPartyorlegalmeans.
6.2TheLandlordagreesnottoincreasetheRentwithoutprovidingtheTenantwithawrittennoticeandanopportunityforafairnegotiationprocess.
6.3TheLandlordagreestorefrainfromanyactionsthatmaydisrupttheTenant'speacefulenjoymentoftheApartment.
7.GoverningLawandDisputeResolution
7.1ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
