2025关于租赁合同英文LEASEAGREEMENTThisLeaseAgreement("Agreement")isenteredintoasofthe1stdayofJanuary,2025,byandbetween[Landlord'sFullLegalName],withaprincipalplaceofbusinessat[Landlord'sAddress]("Landlord"),and[Tenant'sFullLegalName],residingat[Tenant'sAddress]("Tenant").PremisesTheLandlordherebyleasestotheTenant,andtheTenantherebyagreestoleasefromtheLandlord,thepropertylocatedat[PropertyAddress],includinganyandallappurtenantfacilities,rights,andprivileges(the"Premises").ThePremisesarecurrentlyusedfor[TypeofUse,e.g.,residential,commercial,etc.],buttheTenantmayusethePremisesfor[SpecificPermittedUse(s)],subjecttothetermsandconditionsofthisAgreement.TermofLeaseThetermofthislease("Term")shallcommenceonthe1stdayofJanuary,2025,andshallcontinueforaperiodof[NumberofYears]years,unlessterminatedearlierinaccordancewiththetermsofthisAgreement.RentTheTenantshallpaytotheLandlordthemonthlyrentalamountof[Amount](the"Rent"),dueandpayableonthefirstdayofeachmonthduringtheTerm.TheRentshallbesubjecttoadjustmentevery[NumberofYears]years,basedontheConsumerPriceIndexorsuchothermethodasmutuallyagreeduponbythepartiesinwriting.ThefirstinstallmentofRentshallbepaidontheexecutionofthisAgreement.SecurityDepositTheTenantshallpayasecuritydepositintheamountof[Amount](the"SecurityDeposit")uponexecutionofthisAgreement.TheSecurityDepositshallbeheldbytheLandlordtosecuretheperformanceoftheTenant'sobligationsunderthisAgreement.TheSecurityDepositshallberefundedtotheTenantwithin[_NumberofDays]daysaftertheexpirationoftheTerm,providedthatthePremisesarereturnedtotheLandlordinthesameconditionasreceived,ordinarywearandtearexcepted.MaintenanceandRepairs5.1.TheLandlordshallberesponsibleforstructuralrepairstothePremises,includingbutnotlimitedtotheroof,walls,foundation,andframing.TheTenantshallberesponsibleforallotherrepairsandmaintenance,includingbutnotlimitedtoplumbing,electricalsystems,heatingandcoolingsystems,andanyothersystemsorfixtureslocatedwithinthePremises.5.2.TheTenantshallkeepthePremisesinaclean,safe,and良好condition.TheTenantshallpromptlynotifytheLandlordofanydamageorrequiredrepairstothestructuralcomponentsofthePremises.Insurance6.1.TheTenantshallmaintain,attheTenant'sownexpense,insuranceonthePremises,includingbutnotlimitedtofire,flood,andliabilityinsurance,withcoveragelimitsofatleast[Amount].TheTenantshallprovidetheLandlordwithacertificateofinsurancenamingtheLandlordasanadditionalinsuredparty,within[NumberofDays]daysofobtainingsuchinsurance.6.2.TheLandlordshallmaintain,attheLandlord'sownexpense,insuranceontheproperty,includingbutnotlimitedtoliabilityinsurance,withcoveragelimitsofatleast[Amount].UseofPremisesTheTenantshallusethePremisesfor[SpecificUse]only,andshallnotengageinanyactivitythatviolatesanylaw,ordinance,orregulation,orthatconstitutesanuisanceorhazardtothePremisesorneighboringproperties.AlterationsandImprovementsTheTenantshallnotmakeanyalterationsorimprovementstothePremiseswithoutthepriorwrittenconsentoftheLandlord.Allalterationsandimprovementsshallbemadeincompliancewithallapplicablelaws,regulations,andcodes,andshallremainthepropertyoftheTenantunlessotherwiseagreeduponinwriting.IndemnificationTheTenantshallindemnify,defend,andholdharmlesstheLandlord,itsagents,employees,andassigns,fromandagainstanyclaims,damages,costs,orexpensesarisingoutoftheTenant'suseofthePremises,includingbutnotlimitedtoclaimsofpersonalinjury,propertydamage,orbreachofcontract,totheextentsuchclaimsarenotcoveredbytheinsurancerequiredtobemaintainedbytheTenantunderthisAgreement.Termination10.1.ThisAgreementmaybeterminatedbyeitherpartyupontheoccurrenceofanyofthefollowingevents:a.TheLandlorddeliversthePremisestoanewtenant;b.TheTenantbreachesanytermorconditionofthisAgreementandfailstocuresuchbreachwithin[_NumberofDays_]daysafterwrittennoticefromtheLandlord;c.ThePremisesarecondemnedorbecomeunusableduetoeminentdomainorothergovernmentalaction.10.2.EitherpartymayterminatethisAgreementbygivingwrittennoticetotheotherpartyatleast[NumberofDays]dayspriortotheintendedterminationdate,providedthatnobreachofthisAgreementexistsatthetimeofsuchnotice.DefaultIftheTenantfailstoperformanyoftheobligationsunderthisAgreement,theLandlordmay,inadditiontoanyotherrightsorremediesavailableatlaworinequity,recoverfromtheTenantanycostsorexpensesincurredbytheLandlordinenforcingthisAgreement,includingbutnotlimitedtoreasonableattorney'sfees.GoverningLawThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsofthestateinwhichthePremisesarelocated.EntireAgreementThisAgreementconstitutestheentireunderstandingbetweentheLandlordandTenantwithrespecttothesubjectmatterhereof.Anypreviousagreements,understandings,orrepresentationsnotcontainedhereinareherebysupersededandmadevoid.AmendmentsNoamendmentormodificationofthisAgreementshallbevalidunlessmadeinwritingandsignedbybothparties.WaiverThefailureofeitherpartytoenforceanyprovisionofthisAgreementshallnotbeconstruedasawaiverofsuchprovisionoroftherighttoenforcesuchprovisionatalatertime.SeverabilityIfanyprovisionofthisAgreementisheldtobeinvalidorunenforceable,theremainingprovisionsshallremaininfullforceandeffect.NoticesAllnotices,demands,orothercommunicationsrequiredorpermittedunderthisAgreementshallbeinwritingandshallbedeemedtohavebeendeliveredupontheearlierof(a)personaldelivery,(b)deliverybycertifiedmail,returnreceiptrequested,or(c)deliverybyovernightcourierwithproofofdelivery,addressedtotherespectivepartyattheaddressspecifiedinthisAgreement.BindingEffectThisAgreementshallbebindinguponandinuretothebenefitofthepartiesheretoandtheirr
