isesandmajorattachedfacilitiesduetonaturalwearandtear(unlessotherwiseprovidedbylawsandregulationsoragreedbybothparties).7.1.3有权按本合同约定收取租金及其他费用。HavetherighttocollectrentandotherfeesasagreedinthisContract.7.1.4未经乙方同意，不得擅自进入该房屋，法律法规另有规定或双方在紧急情况下另有约定的除外。ShallnotenterthePremiseswithouttheconsentofPartyB,exceptasotherwiseprovidedbylawsandregulationsoragreedbybothpartiesincaseofemergency.7.2乙方的权利与义务7.2PartyB'sRightsandObligations7.2.1按照本合同约定的用途合理使用该房屋，爱护房屋及其附属设施、设备。TousethePremisesreasonablyaccordingtothepurposeagreedinthisContract,andtakegoodcareofthePremisesanditsattachedfacilitiesandequipment.7.2.2按时足额支付租金、押金及其他应付费用。Topayrent,depositandotherpayablefeesontimeandinfull.7.2.3未经甲方书面同意，不得擅自对房屋进行装修、改建、增设他物或改变房屋结构。如需装修，应事先将方案报甲方审批。WithoutthewrittenconsentofPartyA,shallnotarbitrarilydecorate,reconstruct,addotherobjectstoorchangethestructureofthePremises.Ifdecorationisneeded,theplanshallbesubmittedtoPartyAforapprovalinadvance.7.2.4不得利用该房屋从事任何违法违规活动。ShallnotusethePremisesforanyillegalorirregularactivities.7.2.5遵守物业管理规定（如适用）。Abidebythepropertymanagementregulations(ifapplicable).7.2.6未经甲方书面同意，不得将该房屋部分或全部转租、分租给第三方，或以任何形式变相转租、转让。WithoutthewrittenconsentofPartyA,shallnotsublet,subleasepartorallofthePremisestoathirdparty,orsubletortransferinanydisguisedform.第八条违约责任Article8LiabilityforBreachofContract8.1甲方违约责任：8.1PartyA'sLiabilityforBreach:8.1.1如甲方未能按时交付房屋，每逾期一日，应按月租金的[百分比]向乙方支付违约金。逾期超过[数字]日，乙方有权解除合同并要求甲方赔偿损失。8.1.2因甲方原因导致乙方无法正常使用该房屋的，乙方有权要求甲方限期修复、减少租金或不支付停运期间的租金，并可要求赔偿损失。8.2乙方违约责任：8.2PartyB'sLiabilityforBreach:8.2.1乙方逾期支付租金的，每逾期一日，应按逾期租金金额的[百分比]向甲方支付违约金。逾期支付租金超过[数字]日的，甲方有权解除合同，收回房屋，并要求乙方支付违约金及赔偿损失，乙方已支付的押金不予退还。8.2.2未经甲方同意擅自转租、改变房屋用途或结构的，甲方有权解除合同，收回房屋，乙方已支付的押金不予退还，并可要求乙方赔偿损失。8.2.3因乙方使用不当或过错导致房屋或设施损坏的，乙方应负责维修或赔偿。第九条合同的变更、解除与终止Article9Modification,RescissionandTerminationoftheContract9.1经双方协商一致，可以变更或解除本合同。ThisContractmaybemodifiedorrescindeduponmutualagreementofbothparties.9.2因不可抗力导致本合同无法继续履行的，本合同自动终止，双方互不承担违约责任，租金按照实际租赁时间计算，多退少补，押金应退还乙方。IfthisContractcannotbecontinuedduetoforcemajeure,thisContractshallautomaticallyterminate,andneitherpartyshallbeliableforbreachofcontract.Therentshallbecalculatedaccordingtotheactualleasetime,withoverpaymentrefundedandunderpaymentmadeup,andthedepositshallbereturnedtoPartyB.9.3本合同的其他变更、解除或终止情形，按照法律法规及本合同相关条款执行。Othercircumstancesofmodification,rescissionorterminationofthisContractshallbeimplementedinaccordancewithlawsandregulationsandrelevantclausesofthisContract.第十条争议解决方式Article10DisputeResolutionMethod因本合同引起的或与本合同有关的任何争议，双方应首先友好协商解决；协商不成的，任何一方均有权依法向该房屋所在地人民法院提起诉讼。AnydisputearisingfromorinconnectionwiththisContractshallfirstberesolvedthroughfriendlynegotiationbetweenbothparties;ifnegotiationfails,eitherpartyshallhavetherighttofilealawsuitinthepeople'scourtwherethePremisesislocatedinaccordancewiththelaw.第十一条通知与送达Article11NoticeandService11.1双方在本合同中载明的联系地址、电话、电子邮箱等均为有效联系方式。任何一方变更联系方式的，应提前[数字]日书面通知对方。Thecontactaddress,telephonenumber,emailaddress,etc.statedbybothpartiesinthisContractareallvalidcontactmethods.Ifanypartychangesitscontactmetho
