ThisResidentialLeaseAgreement("Agreement")ismadeandenteredintothis______dayof______,20__,byandbetween________________________("Landlord"),withanaddressat________________________,and________________________("Tenant"),withanaddressat________________________("Tenant(s)"),collectivelyreferredtoasthe"Parties".

1.PropertyInformation

TheLandlordherebyleasestotheTenant(s)andtheTenant(s)herebyleasefromtheLandlordtheresidentialpropertylocatedat________________________(the"Property"),includingthelanduponwhichitissituated,andanyassociatedfixturesandfittingsdescribedherein.

2.TermofLease

ThisLeaseshallcommenceon____________("StartDate")andcontinueforaperiodof______months(or"UntilterminatedinaccordancewiththisAgreement"),unlessterminatedearlierinaccordancewiththeprovisionsofthisAgreement(the"Term").

3.Rent

ThemonthlyrentforthePropertyisAUD_______,payableinadvanceonorbeforethefirstdayofeachmonth.Thefirstmonth'srentisdueuponexecutionofthisAgreement.RentshallbepaidtotheLandlordat________________________(the"RentPaymentAddress")by________________________(the"PaymentMethod",e.g.,banktransfer,cheque).

4.Bond

TheTenant(s)shallpaytotheLandlordasecuritydeposit("Bond")ofAUD_______uponexecutionofthisAgreement.TheBondshallbepaidto________________________(the"BondManagementAddress"),orheldinagovernmentapprovedbondschemeasrequiredbythelawsoftheState/Territory.TheLandlordshallholdtheBondforthedurationoftheLeaseandshallbeentitledtoretaintheBond,orapplyittowardsthesettlementofanymoniesowedbytheTenant(s)totheLandlorduponterminationoftheLease,includingunpaidrent,damagestothePropertybeyondnormalwearandtear,andcostsforrepairorcleaning.TheremainingbalanceoftheBondshallbe退还totheTenant(s)within______daysoftheLeaseendingandthePropertybeingreturnedinaconditionacceptabletotheLandlord,afterallowingforreasonabledeductionsforsuchdamagesandcosts.

5.UseofProperty

ThePropertyshallbeusedsolelyasaprivateresidencefortheTenant(s)andtheirguests.Thenumberofoccupantsshallnotexceed______personsatanytime.TheTenant(s)agreenottosubletthePropertyorassignthisAgreementwithoutthepriorwrittenconsentoftheLandlord.TheTenant(s)shallnotconductanybusinessorcommercialactivitiesfromthePropertywithoutthepriorwrittenconsentoftheLandlord.

6.MaintenanceandRepairs

TheTenant(s)shallkeeptheinteriorofthePropertycleanandtidy,shallberesponsibleforthereasonablemaintenanceoffurnitureandfixturesprovidedbytheLandlord(otherthanstructuralrepairs),andshallnotifytheLandlordpromptlyofanynecessaryrepairsresultingfromTenant(s)actionornegligence.TheTenant(s)shallnotremoveoralteranyfixturesorfittingswithouttheLandlord'spriorwrittenconsent.TheLandlordshallberesponsibleforthemaintenanceandrepairofthestructuralcomponentsoftheProperty,majorsystems(e.g.,plumbing,electrical,heating,cooling),andtheexterioroftheProperty,includingtheroof.ThePartiesagreetocooperateinnecessarymaintenanceandrepairs.

7.UtilitiesandServices

TheTenant(s)areresponsibleforpayingallutilitybillsandchargesforelectricity,gas,water,sewage,garbagecollection,internet,andtelevisionservices,unlessotherwiseagreedinwritingbytheLandlord.Rentdoesnotincludeanyofthesecharges.

8.EntrytoProperty

TheLandlordmayenterthePropertyatreasonabletimesandtimesthatcausetheleastdisturbancetotheTenant(s)forthepurposeofinspectingtheProperty,makingnecessaryrepairs,orshowingthePropertytopotentialtenantsorbuyers,providedthattheLandlordgivestheTenant(s)atleast______days'writtennoticeoftheintendedentry,exceptincasesofemergency.

9.Insurance

TheTenant(s)shallprocureandmaintainadequatecontentsinsurancetocovertheirpersonalpropertyforlossordamage.TheTenant(s)shallalsoensurethattheLandlord'sbuildinginsuranceisinplace.TheLandlordisresponsiblefortheinsurancecoveringthestructuralintegrityoftheProperty.

10.RulesandRegulations

TheTenant(s)agreetocomplywithallapplicablelaws,localby-laws,andanyrulesandregulationsthattheLandlordmayreasonablyestablishinwritingregardingtheuseandoccupationoftheProperty.

11.TerminationofLease

ThisAgreementmaybeterminatedbyeitherPartyupongivingtheotherPartynotlessthan______days'writtennotice,exceptasotherwiseprovidedinthisAgreement.TheLandlordmayterminatethisAgreementearlyiftheTenant(s)breachanymaterialtermorconditionofthisAgreementandfailstoremedythebreachwithinareasonabletimeafterreceivingwrittennoticefromtheLandlord.TheTenant(s)mayterminatethisAgreementearlyonlyundertheconditionsspecifiedinthisAgreementoraspermittedbytherelevanttenancylawsoftheState/Territory.

12.GoverningLaw

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheState/Territoryof________________________.

13.EntireAgreement

ThisAgreement,includinganyattachmentsoramendments,constitutestheentireagreementbetweenthePartiesconcerningthesubjectmatterhereofandsupersedesallprioragreementsandunderstandings,whetherwrittenororal,relatingtothesubjectmatterofthisAgreement.

14.Notices

AllnoticesorothercommunicationsrequiredorpermittedunderthisAgreementshallbeinwritingandshallbedeemedtohavebeendulygivenwhendeliveredpersonally,sentbyregisteredpost,orsentbyemailtotheaddressessetforthinSection1above,ortosuchotheraddressaseitherPartymaydesignateinwriting.

15.Waiver

NowaiverbyeitherPartyofanybreachofthisAgreementshallbedeemedawaiverofanysubsequentbreach.FailureordelaybytheLandlordorTenant(s)inexercisinganyrightorremedyhereundershallnotconstituteawaiverofthatrightorremedy.
