1.PROPERTYDESCRIPTION

4.BOND

5.TENANT'SOBLIGATIONS

TheTenantshallusethePropertysolelyforresidentialpurposesandcomplywithallapplicablelaws,by-laws,andlocalregulations.TheTenantshallmaintaintheinteriorofthePropertyinacleanandreasonablycleanconditionandshallpromptlyreportanydamage,decay,wear,tear,orlossofanypartofthePropertytotheLandlord.TheTenantshallnotmakeanyalterations,additions,orimprovementstothePropertywithoutthepriorwrittenconsentoftheLandlord.TheTenantshallnotassignthisLeaseorsubletthePropertywithoutthepriorwrittenconsentoftheLandlord,whichshallnotbeunreasonablywithheld.TheTenantshallallowtheLandlordortheLandlord'sagentoremployeesaccesstothePropertyatreasonabletimesuponprovidingatleast______days'writtennotice,exceptinemergencies.TheTenantagreestocomplywithallrulesandregulationsregardingpets,ifany,asoutlinedinthisAgreement.TheTenantshallmaintainadequateinsurance,includingrentinsuranceandpersonalpropertyinsurance,coveringtheirbelongingsandliabilityforinjuryordamagetoothersortheirproperty.TheTenantshallnotcommencedanybusinessortradeinthePropertywithouttheLandlord'spriorwrittenconsent.

6.LANDLORD'SOBLIGATIONS

TheLandlordshallensurethePropertyishabitableatthecommencementoftheLease,includingprovidingandmaintainingessentialservicessuchaswater,sewerage,electricity,andgas(asapplicable).TheLandlordshallberesponsiblefortherepairofanydamagetothePropertycausedbytheLandlord'snegligenceoromission,orduetonormalwearandtear.TheLandlordshallcarryoutnecessaryrepairsrequestedbytheTenantinareasonabletimeframe,asdefinedbythelawsoftheState/Territoryof_______________.TheLandlordshallcomplywithallapplicableresidentialtenancylaws,includingthoserelatingtorent,securitydeposits,andmaintenanceresponsibilities.

7.MAINTENANCEANDREPAIRS

TheTenantshallberesponsibleforthecostofrepairsarisingfromtheirmisuse,negligence,orfailuretocomplywiththisAgreement.TheTenantshallperformminorrepairssuchaschanginglightbulbsanduncloggingsinks,attheirownexpense.TheLandlordshallberesponsibleformajorrepairsandmaintenanceoftheProperty'sstructure,systems,andcommonareas(ifapplicable).TheTenantagreestocooperatewiththeLandlordorLandlord'sagentintheperformanceofmaintenanceandrepairs.

8.USEOFPROPERTY

TheTenantagreesnottousethePropertyforanyillegalpurpose,norforanypurposethatisdangerous,hazardous,orpotentiallydamagingtothePropertyorneighbouringproperties.TheTenantshallnotcauseorpermitanynoiseorotherinterferencethatunreasonablyinterfereswiththepeacefulenjoymentoftheLandlordorotheroccupantsofneighbouringproperties.

9.RENewAL

EitherPartymayhavetheoptiontorenewthisLeaseuponitsexpiration,providednoticeisgiveninaccordancewiththelawsoftheState/Territoryof_______________.Thetermsofanyrenewal,includinganyvariationtorent,shallbeagreeduponbythePartiesinwritingbeforetheendoftheoriginalLeaseTerm.

10.TERMINATION
