commercialelectricitypricesincreased

Thisgranularapproachresultedin143individualmodelsperformingline-by-linereconciliationofallcharges,auditingmorethan5,148invoices

and35,050individualinvoicecharges.The

analysisofelectricityandnaturalgasdeliveryinvoicesfoundover$200,000inpotentiallyrecoverableovercharges.

Atahighlevel,aPPAallowsyoutosecureenergypricingovertimebycontractingdirectlywitha

third-partyrenewableenergydeveloper,typicallytiedtoassetslikewindorsolar.Intraditional

PPAs,thebuyer(alsoknownastheofftaker)takesdeliveryofelectricitywhilereducingexposuretofluctuatingutilityprices.

VPPAstakeadifferentapproach.Ratherthan

deliveringpowerdirectly,thesefinancial

agreementsaretiedtomarketprices,enablingyoutolockinafixedratewhiletheelectricityitselfis

soldintothegrid.Inthisway,VPPAscan

JLLastheirtrustedpartnertohelpfindthebestpathforward.

OurEnergyAdvisoryteamidentifiedtwooptions:anoff-the-shelfdealfromasolarprojectwith

excesscapacityorawindprojectlessthan50

milesfromtheheadquarterscampus.Aftertheteamprovidedalike-for-likecomparisonofthetwodeals,theclientagreedtoaneight-year,3

MWPPAsourcedfromthewindproject,withoutincreasingtheirexistingenergybudget.Duringitsterm,thecontractisprojectedtosave$1

million,whiledeliveringpricecertaintyand

reducingcarbonemissions—proofthattherightenergydealprioritizeseconomicswithout

sacrificingenvironmentalgoals.

Long-termmeasurestolevelupenergyeconomics

Whileauditsandutilitiesnegotiationscandeliverquickwins,investinginyourenergyinfrastructurecangeneratesubstantial,long-termgains—protectingyourrealestateportfoliofromfuturepricingand

supplychallenges.

Strategy4:Addenergyresourcestocreatelong-termrevenuestreams

Thenextlevelofenergymanagementinvolvesgeneratingandstoringiton-site.

DistributedEnergyResources(DERs)aresmaller-scaleenergygeneration,storageand

managementtechnologies—likerooftopsolarpanelsandbatterystorage—locatedclosetowhereenergyisconsumed,ratherthanatlarge,centralizedpowerplants.LocalizedsystemsofDERsareknownasmicrogrids.

Withtoday’soccupiersandbuildingownersalikeexpectingreliablepowerandpreferringenergy-efficientbuildings,DERsthatimproveenergy

reliabilityarenowagrowingconsiderationinleasingdecisions.

Althoughinstallingthesesystemsrequirescapitalinvestment,realestateownerscantransform

buildingsfromcostcentersintorevenue

generators,producingmultiplerevenuestreamswhileenhancingoperationalresilienceandvaluefortenants.JLLresearchshowsthatshiftingto

activeenergygenerationandmanagementon-sitecan

increaseanowner'srevenueby25-50%.

EnergyAdvisoryteamtohelpthempickthebestfitfortheiruniqueneeds.

Wedesignedacomprehensiveenergy

infrastructurefeaturinga20-megawatt(MW)solar

arrayanda10MW4-hour(40MWh)battery

energystoragesystem.Thissetupspansroughly100acres,poweringfacilityoperationsand

on-siteEVchargingfortransportationvehicles.Afterevaluatingownershipandprocurement

approaches,weidentified$2.5millioninannualenergysourcesavings,afteraninitialpaybackperiod.Thelong-termwin:lowerenergycostsforapower-intensiveoperation,supportedbyinfrastructurethatstrengthensenergysecurity.

Insomelocations,propertyownerscancreatenewrevenuestreamsbysellingexcessenergybacktothemaingrid,totenantsorto

neighboringbusinesses.Feasibilitydependsonutilityregulations,marketconditionsand

localincentives.

Thestrategyinaction:TheWashington

MetropolitanAreaTransitAuthority(WMATA),oneofthenation’slargesttransitsystems,sawan

opportunitytomonetizeitsextensivelandassetsthroughsolarpanels.ItsoughtJLL’sexpertisetoreduceregionalemissionswhilecreatingnew

revenuestreams.Withourhelp,WMATAengagedathirdpartytoinstallandoperate11acresof

photovoltaicsolarpanels—enoughtopowertheequivalentof1,100homes—overexistingparkinglotsandgaragesatfourstations,creatingthe

region’slargestaggregatesolarproject.

Leaserevenuefromtheprojectwillgenerate$25millioninadditionalrevenueforWMATAoverthenext25years.Bytreatingparkinginfrastructureasenergyrealestate,itturnedunderusedassetsintoalong-termrevenuestream.

Bankingonbatterystorage

Batterystorageinthecommercialsectoris

growingrapidlyastechnologyimprovesandcosts

drop.Since2015,batterycostshavefallenby75%to$108/kWhin2025,accordingtoBloombergNEF.Batterysystemsofferpeaksavingopportunitiesbyallowingownerstostoreenergywhengrid

demandislowanddischargeitwhenit’shigh,

helpingtoimprovesupplyconsistencyand

overridecostvolatility.Insomecases,largeenergyuserscanmonetizebatteryenergystorage

systemsbyparticipatinginutilitydemand

responseprogramsandothergridsupport

services.InmarketslikethePennsylvania-New

Jersey-Marylandtri-statearea,large-scalebatterysystemscanearnhighercompensationfor

providingcriticalflexibilitytothegrid,helping

Sellingenergytotenants

CommerciallandlordscanprovideEnergy-as-

a-Service(EaaS)totheirtenantsbyfinancing,

installingandoperatingon-siteinfrastructure

—likesolarpanels,microgridsandsmartHVAC

systems—andthensellingthatenergytotenants,oftenviaPPAsorcommunitysolarprograms.

Executedwisely,thisforward-lookingapproachcandrivenewrevenue,increaselong-term

propertyvalueandimprovetenantsatisfactionwithlower,predictablecostsandreliablepower.
