MarketTrends

TheEdmontonretailmarkethasheldstrongin2026,withvacancyremainingunchangedfrom2025at5.6%,whichwasaccompaniedby59,360sq.ft.ofnegativenetabsorption.

ThedepartureofHudson'sBayCompanyhasleftaconsiderableamountofspaceacrossmanySuperRegionalCenterswiththemostnotablebeinginSouthgateCenterandWestEdmonton

Mall,whichdoubledtheSuperRegionalvacancyto4.1%.SomeoftheformerHudson’sBay

spaceshavealreadybeenbackfilled,withDesignerDepotopeninginKingswayMallandWalmartscheduledtoopeninSouthgateCenter.

Additionally,strongmarketmomentumacrossmanynodesinthecityhelpedtooffsetthe

vacancyleftbytheretailgiant.VacancydecreasedacrossseveralsubmarketswiththemostnotabledeclineintheCBD,Northwest,andSherwoodParkdistricts.

Inaddition,therewas478,069sq.ft.ofnewsupplydeliveredthisyearasmultipledevelopmentscompletedconstruction,withalmostamillionsq.ft.currentlyunderconstructionacrossthecity.FuturedevelopmentsincludeseverallargeformatcenterslikeEVERatMattson,a10building,

85,000sq.ft.shoppingcenter.

Downtownseesnewconceptsemerge

TheCentralBusinessDistricthasseenmoderateleasingmomentumwithvacancycurrentlysittingat12.2%.Despitetheclosureofseverallongstandingrestaurants,leasingmomentumdowntownremainsstrongwithmanytrendy,unique,foodconceptsopeningacrossthecity.

Edmonton’sexperientialretailrebound

TheEdmontonretaillandscapehasundergonemanychangesinthepastfewyears,adaptingtoevolvingconsumerbehaviorbyembracingpopulartrendsprevalentinothermajorurbanmarkets.

SeveralpropertytypesnotedadeclineinvacancywiththeMixed-UseandFreestandingpropertiesshowingthelargestdecreasesofallpropertytypes.
