1、S(Skidmore)O(Owings)M(Merrill),Skyscraper Projects Tell an Innovative Story,折叠金奥大厦,简介 金奥大厦由金大地集团全资控股公司南京金高房地产开发有限公司开发,总投资10亿元人民币,项目位于南京河西新城区中心商务区CBD地块,紧邻河西新城中央公园,距离河西新城行政中心不到1000米。 金奥大厦高232米,集办公、酒店、商业于一体。包括50层的主楼和4层的裙楼,主楼主要建写字楼和酒店,裙楼用作商铺,建成后将会是南京河西标志性建筑。该专案已在2003年12月30日动工,预计2007年完工。开发面积占地38亩,总建筑面积18
2、万平方米。 建筑设计 建筑采用双层幕墙,外层幕墙随着斜向结构支撑内外交替折叠,形成类似灯笼的外形,为室内空间遮阳、隔热,同时提供充足的光线。通过在外层玻璃幕墙中钻孔,使空气通过压力差进入幕墙之间的空间,然后从另一边排出形成自然空调。,扭转金陵饭店(二期),简介 金陵饭店二期高336米,位于南京商业中心,集办公、公寓、酒店为一体,以一个叠加三个不同功能的单栋塔楼来解放整个基地空间。办公以上27层公寓,最上23层为带中庭的酒店。 建筑设计 正方形平面划分为4个方形,它们对称扭转(twisting tube),这样可以获得更大的周长(公寓需要尽量大的采光面),同时产生一种非常坚挺的塔楼形式。 建筑表
3、面采用对交网格(diagonal grid)的结构系统,(对叫网格可以克服扭曲的形式,人们通常不会使用弯曲的玻璃作为表面,三角有助于分解几何)可以有效的抗拒重力和横向荷载(lateral load)。各杆件主要对付轴向荷载,因此更小更有效,要比典型的超高层更节约钢材。,生长绿地广场紫峰大厦,简介 紫峰大厦高450米,88层,主体高度381米。开工日期:2005年5月28日,预计竣工日期:2009年,建筑面积:30万平方米,预计总投资:30亿元。 另一栋塔约100米高,包括屋顶花园和一个下沉的绿色广场(sunset green square)。 建筑设计 建筑立面留有不规则槽形空间(irregu
4、larly-spaced slots)种植绿化,同时加强了建筑的垂直感(march vertically up the facade)。,竹子北京国贸三期,简介 该项目东起东三环路,西至机械局综合楼,南起国贸大厦2座,北至光华路。占地面积6.27ha,总建筑面积54万m2。总投资约8亿美元。 主楼高330m,81层,与国贸一期、二期共同构成110万m2的建筑群,成为全球最大的国际贸易中心。主楼包括五星级酒店和办公,地下四层,两层商业和两层停车。 建筑设计 与世界上一些最高的建筑相比,330米的国贸大厦这个项目表达了对自然形态的综合运用,并在节能高效上进行创新,努力为北京创造一个与众不同的具有地
5、标性的建筑。 为了做到建筑、结构以及机械设备体系的协调统一,国贸大厦从竹子获取灵感,竹子是自然界中具备有效悬臂能力的植物之一,表层的纤维素在重复出现的竹节隔处变得坚硬。竹子为超高层办公以及带有中庭的酒店提供了一种原始模型,它的自然形态表现出来的独特结构特性,使其能够有效的抗御侧推力,从而展示出其在自然结构特性和几何比例方面的天赋。 竹子反映出的几何原理,包括竹节内的空间,竹节隔的直径以及竹壁的厚度,均能精确统计,这些数据分析可以直接运用到超高层塔楼的设计中。超结构由钢构架、塔楼中的金属楼板与低层预应力混凝土组合、基座组成。该侧向结构体系有两重结构体系,一重是位于建筑外围的,被称之为“mega-
6、bracing”的刚性结构体系,另一重是位于建筑内部的传统柔性结构体系。刚性结构在“节点”、节隔以及半高的节点位置得到横向支撑,这种创新的结构体系使塔楼可以建得很高,并且为高层设计提供了一种新的设计思路。,北京夏热冬冷,双层表皮可以隔热,内腔可以通过空气流动调节建筑不同部分气温。建筑被一层简洁的玻璃幕墙包裹,内侧玻璃幕墙决定了办公的运作和酒店的形态,热带地区的阳光室可以调和室内和室外环境。 塔楼包括一个670间客房的香格里拉酒店和超过10万平米的办公,在地面一层分设大堂,酒店公共活动部分位于建筑底层,二层有天桥和连廊通往位于另一建筑的豪华舞厅。办公层位于较低的和中部楼层,在大约150米高处,为
7、香格里拉酒店设计了28层高的中庭。在中庭的底层结合富有特色的空间和景观设置特色餐厅和公共区域。位于酒店上部是行政办公层和一个可以饱览北京城的观光层。 波浪式的建筑轮廓不仅是内部空间形态的外部反映,而且为北京的天际线创造了一种个性化外观,倾斜的建筑表面在日光照射下或夜间灯光的烘托下,更具有强有力的雕塑感。在建筑顶部由一个直升机停机坪、设备机房、通信设施、照明设施组成。,嵩岳寺塔郑东会展宾馆,简介,无止境Burj Dubai,Introduce The super tall Burj Dubai will be the centerpiece of a large scale mixed-use
8、development being developed by Emaar Properties PJSC of Dubai, which will combine residential, commercial, hotel, entertainment, shopping and leisure outlets with open green spaces, water features, pedestrian boulevards, a shopping mall and a tourist-oriented old town. The design of Burj Dubai is de
9、rived from the geometries of the desert flower, which is indigenous to the region, and the patterning systems embodied in Islamic architecture. It combines historical and cultural influences with cutting edge technology to achieve a high-performance building which will set the new standard for devel
10、opment in the Middle East and become the model for the future of the city. The tower is composed of three elements arranged around a central core. As the tower rises from the flat desert base, setbacks occur at each element in an upward spiraling pattern, decreasing the mass of the tower as it reach
11、es toward the sky. At the top, the central core emerges and is sculpted to form a finishing spire. A Y-shaped floor plan maximizes views of the Persian Gulf. The design was selected as the winning entry of an invited design competition for the tower held by Emaar Properties PJSC of Dubai early 2003.
12、 Construction started in January 2004 and will be completed at the end of 2009.,7 South Dearborn,Introduce 7 South Dearborn will be a 108-story, 1,550-foot tower, which will be the worlds tallest building. When topped by two digital broadcast antennas, 7 South Dearborn will achieve a total height of
13、 2,000 feet. The mixed-use complex will include commercial office, residential, retail and parking. The 1.9 million sf building will include 360 residential units on 40 floors, 765,000 sf of office space on 32 floors and 800 parking spaces. In addition, 90,600 sf on the top 13 floors will be dedicat
14、ed to communications facilities. The 75,000 sf of retail will include restaurants, shops and amenities such as food delivery service, a private fitness club, laundry/cleaner and drugstore. The tower will continue the successful transformation of Chicagos Central Business District into a community en
15、livened by a full range of residential, retail and commercial activity 24 hours a day, seven days a week. The stainless steel and aluminum exterior fae will be accented by light green, lightly-tinted low e coated double glazing. Six distinct groups of floors will be visible. The lower two groupings
16、will be separated by standard setbacks, while the upper four groupings will be divided by distinctive notches that underscore the buildings role as a transmission tower and reveal the cantilevered character of its construction. 7 South Dearborn represents a major advancement in the engineering of ta
17、ll buildings. Although taller than the Sears Tower, the buildings floor plates are substantially smaller. This is a result of its stayed mast structural system, formed from a series of spaces that evolve from a reinforced concrete core. A limited number of widely spaced columns dot the perimeter of
18、the office component, and the interior is column-free. The cantilevering of the upper 57 residential floors from a concrete core makes columns unnecessary on the exterior walls and provides 11-foot uninterrupted views in all directions. 7 South Dearborn satisfies all four criteria used by the Counci
19、l on Tall Buildings and Urban Habitat in determining their rankings for the worlds tallest buildings.,AOL Time Warner Center,Introduce The design of AOL Time Warner Center is motivated by programmatic requirements as well as the unique context of its surroundings. The design alludes to twin resident
20、ial towers lining Central Park West - the Century, the Majestic, the San Remo, and the El Dorado. AOL Time Warner Center consists of several distinct forms that moderate the scale of the project and allow light and air to filter through the building, reaching the streets and park below. The building
21、 rises from a stone and glass base containing the retail and studio components. Two glass trapezoidal towers set atop the podium rise to a height of 750 feet and culminate in luminous glass and steel crowns. The towers house the headquarters for AOL Time Warner in the lower floors, a Mandarin Orient
22、al Hotel, and One Central Park luxury condominiums, located from the fifty-second to the eightieth floors. The design is defined by the overlap of three of Manhattans most significant urban constituents - the city grid, Broadway, and Central Park. The Manhattan grid, or more specifically 59th Street
23、, is reflected in the project on two levels. First, it is recreated within a 150-foot transparent glass cable net wall.with a retail street at the base of the project and Jazz Lincoln Center performance lobby situated above. Second, the line of 59th street is rearticulated as a window between the towers, exte
