天马行空官方博客:/tmxk_docin ;QQ:1318241189;QQ群:175569632 某大型连锁超市建筑标准要求地块Land plot 地块形状:矩形或梯形Land shape: Rectangular or Trapezium. 临街面至少80米Frontage-80m(min);通道不小于80米Access80m; 深度宜为120250米Depth-120250m;地块面积宜为25000sq.m.以上site area-25000sq.m(up).柱距Column grid spacing LOTUS专用独立建筑:钢筋混凝土结构,柱网距离为10.8mx10.8m;若钢结构,柱网距离至少为10.8mx10.8m. 若Lotus店租用下层,业主在上层,单层店的柱网距离应保持在10.8mx10.8m;若Lotus租用多层,柱网距离应保持在8.4x8.4m (见附件图号1)Lotus stand alone building for reinforced concrete structure, the column grid spacing should be 10.8mx10.8m; If steel structure, the column should have min 10.8mx10.8m. If Lotus store lease lower floors & landlord on upper floors, the column grid spacing for single storey supercenter should maintain at 10.8mx10.8m; If Lotus store lease mutiple floors, the column grid spacing for multiple floors should maintain at 8.4x8.4m.(Refer to Typical Drawing Figure No.1.)楼层层高Storey height 平顶建筑:卖场净高不小于5.3M5.5M,后仓净高不小于6.8M,不大于7.5M.斜顶建筑:边部梁下净高4.54.8米,顶部梁下净高6米.后仓净高不小于6.8M. (附件图号2)Flat roof: 1. Net height of sales area 5.3m5.5m, 2. Netheight of warehouse 6.8m7.5m.Sloping roof: 1. Net height (under beam) to be 4.5m 4.8m at the sides, 6m at the apex. 2. Net height of warehouse 6.8m. (Refer to attach typical drawings Figure No.2.)墙Wall 外墙为实墙面,抹灰后,可喷涂料或铺瓷砖。尽量减少使用玻璃幕墙Exterior wall is brick wall, plaster finished, ready for paint. Try to avoid using glass curtain wall.楼板荷载Floor loading capacity 卖场 800kg/平方米, 后仓与冷库 10001200kg/平方米;钢筋砼地面(200厚C30内配12150双向双层,卖场区及出租区耐磨粉3kg/,后仓区耐磨粉5kg/,平整度要求为6m2mm)钢筋砼楼面(70厚C30内配6150双向,含耐磨面层,卖场区及出租区耐磨粉3kg/,后仓区耐磨粉5kg/,平整度要求为6m2mm)地板表面:仓库及生鲜后仓通道硬化耐磨,卖场及出租区内铺PVC地板,办公区及设备用房铺瓷砖, 生鲜加工间铺瓷砖。1. 800kg/ in sales area, 2. 10001200kg/ in warehouse and cooler & freezer roomsFloor surface: 5kg/ hardener at Warehouse and Fresh area, 3kg/ hardener at Sales and Lease area. Gas Detector should be link to Fire Control System.空调通风Air-conditioning & ventilation 管道式分体空调(60KW)还是中央式空调要根据当地情况确定。Typically split units (60KW).
