outbreaks of legionnaires disease.note: further information on the maintenance of building systems is given in saa/snz hb 32 and nzs 4302.2.2 general2.2.1 servicingall plant, equipment and components shall, unless otherwise stated in this standard, be serviced and maintained in accordance with the suppliers published requirements and best practice. maintenance shall be carried out by competent personnel as described in clause 2.6. maintenance personnel shall follow the site safety and security procedures.maintenance shall be implemented by the building owner or nominee in accordance with the requirements of this section, except that alternative maintenance measures may be approved by the regulatory authority. the equipment to be maintained shall be shut down while maintenance is being carried out to prevent particulate matter being passed through the system. appropriate protective gear complying with the requirements of regulatory authorities shall be worn. where relevant, the requirements of as 1470, as/nzs 1715, as/nzs 1716 and as/nzs 2865 shall be complied with.notes:1regular cleaning and suitable water treatment are considered to be effective measures as part of a maintenance program for the control of the proliferation of legionella in cooling water systems. passivation and water treatment should be fully restored after system flushing, cleaning, disinfection or decontamination.2guidelines for the use of personal protective gear are given in appendix a.2.2.2 precautions when using and storing chemicalsall chemical products used, and their labelling, packaging, storage conditions, user instructions, hazardous signage and material safety data sheets shall comply with the requirements of the regulatory authority.note: care should be taken in the use of biocides, cleaning agents and any other chemicals in equipment such as humidifiers, spray coils and evaporative air cooling equipment. chemicals, when entrained in the airstream, may be hazardous to public health. suppliers recommendations, including material safety data sheets and other information should be obtained to ensure the proper use of chemicals.2.2.3 access for maintenanceeasy and safe access for cleaning, inspection and maintenance shall be available to and about all plant, equipment and components covered in this section. relevant requirements of as 1470, as 1657, as/nzs outlets shall be inspected at least monthly and cleaned, where necessary.2.3.2 air filterswhere installed, air filters shall be inspected monthly and cleaned or replaced, where necessary, in accordance with clause .3.3 humidifiers steam and spray humidifiersline strainers, valves, sparge pipes, spray nozzles and components discharging moisture into the airstream shall be inspected monthly and cleaned, where necessary. associated sensors and controls shall be maintained and calibrated by qualified personnel and operated in accordance with the suppliers requirements. boiling and pan-type humidifierstanks, trays and discharge devices shall be inspected monthly and cleaned, where necessary.2.3.4 evaporative air-cooling equipmentthe following components shall be inspected at least every three months while the system is in use and maintained as indicated:(a)sump . drained and cleaned. (b)wetted pads . cleaned and replaced when necessary. (c)water strainer . cleaned when necessary. (d)air filter, where fitted .replaced. (e)drainage system . flushed with clean fresh water.evaporative airconditioning equipment, when not in use for periods greater than one month, shall be drained.notes:1the bleed-off and the distribution of water over the wetted pads should be checked to ensure effective operation. the water level in the storage sump should be maintained during operation above the indicated minimum level.2automatic draining of water sumps is often an effective method for preventing or reducing microbial population multiplication.2.3.5 ducts and componentsthe air-handling system shall be inspected and maintained in accordance with as 1851.6 and nfpa 90a. ductwork and other air-handling plant comprising the air-handling system shall be service
