This contract text is a demonstrated text, which also can be used as the official conclusion for signing a contract. This commercial houses herein are the houses which are developed, constructed and sold by the real estate development enterprise.3. Before signing the contract, the seller should present Purchaser presale license and other relevant certificates and documents that should be provided by the seller. 4. This contract is signed after friendly negotiations and in consideration of the property and the mutual covenants under the principle of equality, voluntaries and negotiation. Neither of the party can force his will on the other party. Both parties can amend, subjoin or delete the contents of the clause. After the contract comes into effect, the unchanged parts shall be deemed as the agreed contents of both parties. 5. In order to embody voluntary principle of both parties of this contract hereto, blank space is provided behind each clause herein for both parties to modify, increase/decrease clauses with the agreement. Supplemental agreement could be signed or relevant clauses could be increased in the blank space to clarify relevant clauses according the specific conditions both in sale and contract signing. 6. Both parties hereto shall negotiate and confirm, through consultation, options and content to be filled in blank space and other contents needed to be deleted or added Mark to choose item in the【】, and mark in N/A items. 7. Through approval, the 【verified location name】【provisional name】 of commercial apartment built by the seller on the abovementioned land lot is Jianshe North Road, Third Section No.362, Age Now International . The construction planning permit number is: Jian Zi No. 510108200930171. The construction commencement permit number is: The contractual project construction commencement date in the construction contract is April 22th 2003 and the completion date stipulated in project construction contract is August 24th 2005. (e.g.: even to ground, first floor underground fifth floor above ground structure capping)The floor height referred to herein is the vertical distance between the two floors or the distance between the floor and the ground. The net height herein refers to the vertical distance between the floor or ground and the bottom of the floor above, or vertical distance between the bottoms of ceiling.Article 4 Reference for Mortgage Mortgage condition of this commercial house is 1 .1. The land use right of apportioned common space and construction in process are not set to mortgage.2. The land use right of apportioned common space has been set to mortgage, and the mortgagee is , mortgage registration department is , and the mortgage registration date is . If the commercial house is not use as Apartment, the seller and the purchaser agreed to calculate the price of the house according to the following 1 method. 1.
