1、2017补充协议英文版篇一:中英文合同补充租赁合同Supplementary Lease Contact订立本补充租赁合同(以下简称补充合同)为双方:Both parties signing this Supplementary Lease Contact(hereinafter referred to as "Supplementary Contact):出租方(以下简称甲方):潘欣欣代理人:身份证/护照号码:Lessor (hereinafter referred to as “Party A "):ID Card/ Passport No.承租方(以下简称乙方):马来
2、西亚木材理事会代理人:身份证/护照号码:Agent:ID Card/ Passport No.甲方同意将下述物业出租给乙方,双方经过充分协商,特订立本补充合同,以便共同遵守。补充合同为甲乙双方签订的广州市房屋 租赁合同(以下简称主合同)不可分割的组成部分。Party A agrees to rent out the property to Party B, whereby both parties, through full consultation, make and enter into this Supplementary Lease Contact to be faithfully o
3、bserved by both parties. This Supplementary Lease Contact is an integral part of “ Guangzhou City Property Lease Contract ” (hereinafter referred to as“the Master Contract").第1条物业名称、地址及面积广州市天河北路233号中信广场(以下简称该广场)第22层17号单元(以下简称该物业)建筑面积112.36平方米Article 1: Name, Address and Area of the PropertyCITI
4、C Plaza, No. 233, North Tianhe Road, Guangzhou City (hereinafter referred to as “The Plaza ") to as “This Property ")第2条用途该物业只能作办公室使用。Article 2: PurposeThis property is only used as the office.第3条租期自2011年11月10日起至2013 年11月25日止,装修免租期,从年月日至无须支付租金,但须缴付物业管理费及电费等由于租赁产生的费用。Article 3: Lease Period
5、The Lease Period is from the decoration rent-free periodis , during which Party B does not need to pay the rental but has to pay the real property management fees, the electricity fees and other expenses incurred from the property leasehold.第4条租金、管理费、电费及其它费用Article 4: Rental, Management Fees, Electr
6、icity Fees and other Expenses第一章租金、保证金及支付方式Chapter One: Rental, Security Deposit and Mode of Payment1、合同期内,乙方各年每月应向甲方缴纳的租金如下:1. During the contract period, Party B shall pay to Party Athe rentals every month, as follows:从2011年11月26日起至2013年_ 11月25 日每月租 金为人民币;此租金包含租金发票,不包括租赁期间产生的管理费及 其它由于租赁产生的费用。The m
7、onthly rental is the rental shall be covered by the Rent invoice, but not include the management fees and other expenses incurred during the lease period.2、租金按照自然月计算,乙方须于每月法定节假日,则顺延至法定节假日后第一个工作日),甲方应在租金收妥作实之日起 10个工作天内向乙方提供合法租赁税务发票。2. The rental will be calculated by the natural month andParty B must
8、 pay to Party A the next month ' s rental prior to _every month (it shall be automaticallyextended to the firstworking day after the holiday if it falls on a Chinese statutory holiday), and Party A shall provide Party B with the legal lease tax invoice within 10 working days after Party A acknow
9、ledges the receipt of the rental.33. Party B must pay to Party A the following amounts in a lump sum when the contract is signed, totalingI、履约保证金(相当于贰个月租金)人民币II、电费保证金按23.16/平方米计算即为人民币 山、管理费按金(相当于贰个月管理费)人民币 VI.首月租金人民币I. Security deposit (equivalent to two months ' rentals):;II. Security deposit f
10、or Electricity Fees shall be calculated according to 23.16/ sq.m., namelyIII. Security deposit for Management Fees (equivalent to two months ' Management Fees):¥ 6516.80 yuan ;VI. Initial rental:4、合同印花税,由甲乙双方按政府有关规定(租赁期间租金总 额的2%。,租赁双方各承担1%。若遇政府调整税率,双方按调整后的税率执行)各自缴纳。4. The Contract Stamp Dut
11、y shall be paid by Party A andParty B respectively in accordance with the relevant regulations of the government (1 %o of 2 %0 of the total rental amounts for the lease period shall be paid by either party thereto; where the government adjusts the tax rate, both parties thereto shall execute the adj
12、usted tax rate accordingly).5、租赁期满终止合同后,甲方将履约保证金在乙方缴清一切租 金及有关费用以及完全履行本合同的责任与义务后五个工作日内无息退还予乙方,逾期一日甲方应向乙方支付应退保证金余额1%的滞纳金。5. At the expiry of the lease period and after the contractis terminated, Party A will returnthe Security deposit without interests to Party B within five working days after Party B
13、pays off all rentals and the relevant expenses and fully performs the liabilities andobligations thereof. If the security deposit is not returned,for each overdue day, a defaultpenalty of 1% of the returned security deposit amount shall be paid to Party B.第二章电费、电话费的缴交办法Chapter Two: Methods for Payin
14、g Electricity Fees, Phone Fees1-电费一一乙方以实际使用量及政府每度用电收费标准每月底 向管理公司缴纳电费。1. Electricity fees - Party B shall pay the electricity fees to the management company according to the actual power consumption and the government ' s charge standard per KWhr at the end of each month.2-电讯费一一乙方的电话费(包括市内、市外、国际长
15、途电话 费)、传真、宽带网络等各项通讯及线路租/使用的费用,每月根据市 电话局及有关机构发出的收费由乙方缴交。2. Telecommunications Fee- Party B ' s telephone charges (including the local call, long-distancecall and internationallong-distance call fees), the fax, broadband network and other telecommunicationand line rent/use fees shall be paid byPar
16、ty B according to the bills issued by the city telephone bureau and the relevant organization.第5条付款Article 5: Payment乙方应以人民币支付履约保证金。而租金则在每月26日之前以人民币存入甲方指定之银行账户内。Party B shall pay the security deposit in RMB yuan. 17、ank A/C designated by Party A: Bank Name : Bank Account No.室内装修设施Article 6: Indoor decoration facilities:甲方于租赁期内提供以下之室内装修设施予乙方使用:Party A shall provide the following indoor decoration facilities to Party B for use during the lease period:1. 中央空调系统2. 自动喷淋系统、烟感器3. 天花及玻璃大门间隔4. 室内天花照明灯盘5. 地面铺置地石专备注:甲方按该物
18、业室内现有状态交楼给乙方。如乙方对物业室内进行二次装修,则退租时保留二次装修后的状态交楼给甲方。6. Central air-conditioning system7. Automatic sprinkler system and Smoke detector8. Ceilings and glass door interval9. Indoor ceiling lighting lamp panel10. on the floorRemarks: Party A will deliver the property in the current indoor status to Party B

Where Party B has a second indoor decoration for the property, he/she/it will return the propertyin the state after the second indoor decoration to Party A when he/she/it throws a lease.第6条出入所租单元租赁期满,如乙方不续租,甲方可在本合同期满前三个月之内, 给予乙方48小时预先书面通知后,带领新租户进入该物业看楼,乙 方须积极配合,不得拒绝。Article 7: Appointment for a te
20、mporary visit to the leased propertyAt the expiry of the lease period and in the event that Party B does not extend/renew the leasehold, Party A can take the new tenant into the property for an inspection on condition that it has given PartyB a prior written notice within three month prior to the ex
21、piry of the contract. In this case, Party B shall cooperate positively and shall not reject it.第7条乙方的责任Article 8: Party B ' s liabilities乙方同意于租赁期间遵守下列条款及条件:Party B agrees to abide by the following terms and conditions during the lease period:1、接受管理公司的统一管理,遵守该广场装修手册及管理公司 不时为该广场公共地方及设施之日常管理事宜及在确保租
22、赁双方之 共同利益而不时制定及修改之物业管理守则。1. To accept the unified management of the management company and observe the plaza decoration manual and the daily management matters of the public places and facilities in the plaza and the real property management rules worked out and amended from time to time to ensure t
23、he mutual benefit or interests of both parties.2、乙方须按时缴付租金、管理费、电费及一切相关费用,如逾 期缴交,甲方可向乙方行使以下权利:2. Party B shall pay the rental, management fees, electricity fees and all other relevant fees and expenses on a timely basis. In the event of any failure of such payment, Party A may exercise the following
24、rights to Party B:(I)乙方如逾期七个工作天没有缴付租金,甲方有权即时要求 乙方立即缴付租金,逾期支付租金甲方可按照每逾期一日按欠款总目 取滞纳金。(I) Where Party B fails to pay the due rental beyond 7 working days, Party A retains the right to immediately ask Party B to pay the rental without delay, and for each overdue day, PartyA shall collect a default penal
25、ty at 2% of the total arrears.(II)乙方如拖欠租金、管理费、电费达七个工作天,甲方有权 即时通过管理公司向乙方发出书面通知要求乙方立即缴付欠款及滞 纳金(如有),如乙方收到该书面通知后两天内仍未缴足欠款,甲方 有权即时要求管理公司停止向该物业供应电、中央空调或该广场内之其它设施,但是甲方应提前24小时书面通知乙方其将采取停止向该 物业供应电、中央空调或该广场内之其它设施之相关措施。甲方有权即时收回该物业及保留向乙方追讨租金和其它损失的权利。(II) Where Party B fails to pay the due rental, management fee
26、s and electricity fees beyond 7 working days, Party A has the right to send a written notice to Party B through the management company, asking Party B to immediately pay off the arrears and the default penalty, if any. Where Party B fails to pay in full the arrears within two days after the receipt
27、of the written notice, PartyA has the right to ask the management company to stop the supply of power to the property, thecentralair-conditioner or any other facilities within the plaza , however Party A shall notify PartyB in writing 24 hours in advance the measures to be taken, such as stopping th
28、e supply of power to the property, the central air-conditioner, etc. Party A also has the right to resume the property and retains the right to recover the rental and any other losses3、乙方在租赁期内,必须以合理防御措施,保护该物业内设备 及装修设施无损(自然折旧及由于第十三条款所列原因而引致的损毁 除外)。乙方不得擅自改变该物业的结构、用途及装修。乙方如因故 意或过失造成该物业及其设备与装修设施的毁损,须负责恢
29、复原状(自然折旧除外及由于本合同第十三条款所列原因而引致的损毁除 外)或赔偿合理之经济损失,并且毁损该物业内牵涉到该广场的大厦 中央系统设施及设备(包括消防、保安、空调、通讯、电器等系统) 的维修,由管理公司指定该广场或该物业专业人员负责维修,费用由乙方承担。乙方如须重新装修该物业需获得甲方书面许可,方可由乙方委派装修工程公司负责装修,重新装修费用篇二:与Danny补充协议(中英文)补充协议为更好地保障学校及外籍教师双方的权益,明确各自责任,以利于教学工作的顺利开展和教师生活的安全有序,特增加约定如下:甲方: 乙方:1、在学校为老师租住的住处,仅供教师本人居住,不得留宿他 人,以免发生意外。2
30、、外籍教师在校工作期间,应文明言行,不得与教师或学生发 生任何不当友谊或相互关系(如谈恋爱等)。3、学校仅负责支付住宿费用,不包含水电费和上网流量费等其 他生活费用,此类费用应由居住老师自行负担。鉴于 老师第一次来京,很多情况不熟悉,出于人文关怀,学校 首次为其支付电费1200度600元人民币的费用。若截至11月30 日,实际消耗电数超出1200度,则其余由 自行负担。若2013年 之后,老师继续执教,则学校每月可为其负担 200度电的费用,超 出部分自负。水费由个人负担。学校为其负担宽带网的开通和初装费用,但每月教师个人应按比例负担约合90元人民币的流量费。本次,老师按居住时间应负担3个月的
31、费用270元整。4、学校对任课教师的有关规定同样适用于老师,请务必严格遵守,如工作职责、课堂规范、工作纪律、学校集体活动等等。同时, 学校也将保障他相应的福利。签字: 签字:Supplementary agreementIn order to guarantee the interests of the school and theforeign teacher and facilitate the smooth development of teaching and the foreign teacher ' s safe and orderly life, we clarify o
32、ur respective responsibility further and add additional terms listed as follows: Party a:Party b:1, the rented accommodation is only for the teacher. The foreignteacher shouldn ' t allow others to live in the apartment in order to avoid accidents.2, during the work, the foreign teacher should ha
33、ve the civilized words and deeds and won ' t develop any improper friendship or relationship (such as love, etc.) with students.3, the foreign teacher will bear the cost of utilities (such as water bill) and Internet flow fee (90yuan per month). The school is onlyresponsible for the accommodation expenses, not including other living e
