s,thedeliverablesdonotattempttofullycoordinateallofthevarioussystemsnordothedrawingsattempttoincorporateallthespecificconstructionrequirementsandsystemsdescribedinthereports.Thefireandlifesafetysystemsandegresssystemsaresafeandviablesystemswhoseprimaryfocusisthesafetyoftheoccupantsandtheprotectionofproperty.Thesesystemsmustbereviewedandacceptedbycodeandfireprotectionauthoritiesbeforetheycanbeconsideredfinal.Thefurtherdevelopmentofthelayoutandfinishesofthespaces;theincorporationofalltheconstructionrequirementsandspecialsystems;thefinalizationofalltheelementsandcomponentswillcontinueintheDesignDevelopmentPhase.TheseSchematicDesign eacenterofgravityfortheeastsideofPazhouisland.Ourproposalisbasedonadesignphilosophythatstrivestocreateaniconicbuildingthatissensitivetotheculture,climateandnaturalresources,developedfromaclearstructuralideaandhighlyefficientlogic.Fromanurbanscale,thecompositionprovidesadistinctidentitytothenewdistrict,enhancestheedgeofPazhouAvenueonthenorthside,andanchorsthehighestpointoftheskylinewithintheplanneddevelopment.Fromapedestrianscale,thebuildingisraised22metersfromthegroundcreatingaspectacular‘cityroom’thatgeneratesashaded,luminousanddynamicgroundfloorplane.Asthetowerreachestheground,thestructuralexpressionblendsseamlesslywiththearchitecturetocomposeapowerfulspacethatwillelevatethehumanexperienceduringandafterbusinesshours.Asunkengardenconnectingthesubwayconcoursewiththegroundflooractivatesthepedestrianflowandblendsthepublicandprivatesthroughauniqueretailandlandscapeexperience.17个股东单元。每一个单元为三层;首层包含大堂/展示空间,楼面布局提供灵活性。沿周边设置12米的柱跨,楼板内为15米的柱跨,尽可能的减少柱Fromaprogrammaticstandpoint,theprogramisdividedinto17shareholderunits.Eachunithas3stories;thelevelcontainsthelobby/exhibitionspace,andtheother2levels expansiveofficefloors.A3-storyatriumwithineachshareholderenhancesverticalconnectivityandprovidesflexibilityforpotentialfloorplateconfigurations.The12mcolumnsp ongtheperimeterand15mwithinthefloorplateminimizestheamountofcolumnsand vironmentalimpact.Thebuildingenvelopehasareducedwindowwallratiotomanageheatgainintothebuilding,whileallowingdaylightandviewsontheNorth,East,andSouthfacades.Theoffsetcore,orientedtothewest,reducesproximateviewstotheadjacentbuildingwhileincreasingtheoverallsolidityofthefaçade.Theexteriorwalldesignisbeingcarefullyconsideredthatbalancetheneedfordaylightpenetrationtothedeepfloorplatewitharticulationtothefacade.LEED-NC金级认证。Thetowerwillincorporateaseriesofhighefficiencymeasurestoreduceenergy,waterandoperationalcarbonimpacts.Theobjectiveofthesestrategiesistoachievea45%savingsinenergyconsumptionfromanASHRAE90.12007baselineanda40%reductioninpotablewaterusecomparedtotheEPAct2005standard.Ifinbuildinggreywaterreuseisconsidered,thewaterreductionpotentialcouldincreasebyasmuchas10%.InaggregatetheteamisingtheequivalentofaLEED-NCGoldrating.广州广商结构高度332米,共60层,建筑冠顶高度370米。其结构系统的侧向设计受控于作用以及风效应的共同作用。由于建筑布置的需要,建筑筒被布置在塔楼平面的西侧。为最小化塔楼结构的刚度偏心以及偏置筒所产生的扭转效应,筒采用钢结构重力框架以减少结构自重及刚度。筒邻近办公区域的交界面采用具有优良抗震地面层以上33米处被巨型框架转换,从而在地面层的三个边上形成一个36米大跨度的无柱中。位于角部两个巨柱之间的钢梁在作用下将形成类似于偏心支撑耗能梁的“保险丝”的作用。结构巨柱间的抗弯框架采用钢梁及钢柱,角部巨柱采用混凝土柱,其在ThestructuralheightofChamberofCommerceis332m,60floors,thecrownheight370m.Thelateraldesignofthestructuralsystemwillbe ernedbybothseismicforcesandwindeffect.Pertherequirementofthearchitecturallayout,thebuildingcoreisonthewestsideoftheplan.Tominimizethestiffness,eccentricity,andthetorsioneffectduetotheoffsetcorelayout,thecoreemploysasteelgravityframetoreducethestructuralself-weightandstiffness.Asteeleccentricallybracedframe,withexcellentductility,isutilizedattheinterfacebetweencoreandofficearea.Onthetower’snorth,eastandsouthfacades,8megacolumnsarelocatedatthefourcornersoftheofficearea.2belttrussesalongtheheightofthetowerworktogetherwiththemegacolumnstocreateamegaframesystem.Theregularframedbeamsattheperimeteraretransferredbythemegaframe’sbelttrussesatanelevationof33mabovegroundcreatingone36mcolumnfreespongthreesidesofthegroundfloorlobby.Additionally,megasteeldiagonalsareintegratedatthenorth,eastandsouthfacadestoincreasethelateralstiffness.Thesemegadiagonalsarenotplacedinthesameplaneastheregularframeandbelttrusses;thereforethegravityloadscanavoidedbeingtransferredintothem.Thesteelbeamsbetweentwomegacolumnsatthecornerworkas“fuses”similartothelinksoftheEBF.Theregularmomentframebetweenthemegacolumns,usessteelbeamsandcolumns;themegacolumnsuseCFT,whichcanprovideexcellentductilityunderearthquakeeffect,andwhosehighstiffnesscomparedwithasteelmemberwillincreasetheglobalstructuralefficiency.Thefloorsystemissteelbeamandclosedformcompositedeck.Iffloorareasaresupportedbyaclosedformcompositedeck,itwillprovidetheappropriatefireratingwithoutadditionaltreatmenttothecompositedeck.Spansanddeckgaugewillbeselectedtoprecludetheneedforshoring.0404–PROJECTTableof项目概述综项目Project项目Project建筑设计说

buildingservicesandloadingdock;LevelB2willcontainotherretailspaces,VIPparkingandMEPspaces.TherearefourundergroundtunnelsatB2leveltoconnectthesubwaystationateast,potentialsubwaystationatnorthandtwoadjacentparcelbasementsatsouthandwest.Anopensunkengardenfromthesite“cityroom”extendstoB2levelforpedestriansfromtheretailandthesubway,themajorpedestriansaretobeservedverticallybyescalatorsandelevatorsinsidethesunkengarden.LevelB3toB5willbemajoritythevehicleparkingspacesandapartialofB5willbeenhancedstructurallyandmechanicallyascivildefensearea.地上楼层:AboveGrade场地的正中心座落着标志性的塔楼。首层是14米高的办公大堂,主位于东交通主要通过两部商业电梯,同时这两部电梯还服务室的商业及车库。17区为4个,由两组各8部电梯从首层大堂直接服务;三区及四区各有4个股东楼的轿厢尺寸及载重以满足变压器及其他重型设备的要求。60层为塔楼最高Abovegroundstandstheiconicofficetoweranchoredtothecenterofthesite.Thegroundfloorofthetowercontainsa14mhighofficelobby,withmainentryateastwithinthe“cityroom”.Level2&3aretobesmallrestaurantsservingthetowertenants.Withthelobbycablewallextendedoutsidethesetwofloors,theyaredesignedasjewelboxeswithinthelobbyvolume.Level4&5arethefullofficefloorsabovethe“cityroom”dedicatedforcityuse.Level2to5willbeservedbyasetoftworetailelevators,whichalsoservetheretailandparkinginthebasement.17shareholdersofficespacesarethemajorcomponentofthetower,eachshareholderspaceconsistsofthreefloorswith6.8mlobby/exhibitionflooratbottomandtwotypical4.45mofficefloorsabove;anatriumconnectseverythreefloorstoprovideflexibilityforfuturetenants.Theshareholderofficefloorsaredividedintofourzones,zone-1contains5shareholdersandzone-2contains4shareholders,servedbytwoseparatedelevatorgroupsof8carseachfromthelobbylevel;zone-3&zone-4eachcontains4shareholders,servedbytwoseparatedgroupsof6carslocalelevatorfromtheskylobbylevel.Agroupof8expresselevatorsareprovidedtoconnectgroundfloorlobbyandskylobby.AsetoftwoVIPelevatorsareprovidedthroughthetowerwithpotentialstopsoneverytenantandretailfloor.Allbuildingservicewillbeprovidedbyagroupof3flight/firefighterelevator,amongthemoneisequippedwithlargecabandhighercapacityto ernedbybothofseismicforcesandwindeffect.Pertherequirementofarchitecturallayout,thearchitecturalcoreisatthewestsideoftheplan.Tominimizethestiffnesseccentricityandthetorsioneffectduetotheoffsetcorelayout,thecoreadoptssteelgravityframetoreducethestructuralself-weightandstiffness.Thesteeleccentricallybracedframewithexcellentductilityisutilizedattheinterfacebetweencoreandofficearea.TheMEPductscouldgothroughbeneaththeEBFlinks,thisisagreatbenefittocoordinatewithMEP.塔楼的北侧,东侧及南侧,采用巨型框架,共8沿塔楼高度有2道带状桁架与巨柱一起形成巨型框架的体系。办公区域的4根内部框架柱在第6层楼面处向角部倾斜,在第3层楼面处分叉成两根斜柱与角部8根巨柱在地面层相连接,这使得首层的空间形成一个40X40米的大跨度无/东/在作用下将形成类似于偏心支撑耗能梁的“保险丝”的作用。构巨柱间的抗弯框架采用钢梁及钢柱,角部巨柱采用混凝土柱,其在作用下有良好的延性,其较高的刚度也有利于提高塔楼整体结构效率。MegaframesarelocatedontheNorth,EastandSouthfacesofthetower.The8megacolumnsatthefourcornersand2belttrussesalongthetowerelevationformthemegaframesystem.ThefourinteriorframecolumnsattheofficeareastartsloatLevelsixandbranchtotwolegsatthegroundlevel,meetingtheeightmegacolumns.Thislayouthelpscreatea40mx40mcolumn-freespaceatthegroundlevel.Ontheotherhand,themegabracesattheNorth/East/Southfacesenhancethelateralstiffnessofthetower.Themegabracesarenotinthesameplaneasthetypicalframeandthebelttrusses,soastoavoidtakinggravityloads.Thesteelbeamsbetweenthetwomegacolumnsateachcornera “fuses”similartotheEBFlinkbeams.Theperimetermomentframebetweenthemegacolumnsconsistsofsteelbeamsandsteelcolumns,andthemegacolumnsareconcrete-filledsteeltubemembers.TheCFTmembersareductileunderseismicloadsandtheirhighstiffnesshelpsenhancethestructuralefficiencyoftheentiretower.Thefloorsystemissteelbeam+closedformcompositedeck.Iffloorareasaresupportedbyaclosedformcompositedeck,itwillprovidetheappropriatefireratingwithoutadditionaltreatmenttothecompositedeckspansanddeckgaugewillbeselectedtoprecludetheneedforshoring.下部结构挖孔桩群,并通过矩形桩帽将桩群联系在一起。典型筒柱则通过单根人工Basedonthegeotechnicalengineeringconditionsandtheresultsfromthegeotechnicalinvestigations,exceptforafewlocations,themildlyweatheredsiltstonelayerisrelativelyshallowwithhighbearingcapacity.Pilesare
