TheleasedpropertyshallbeusedbypartyBforresidentialpurpose.PartyAhastherighttoterminatetheleaseandreporttoauthority,ifPartyBviolatethelawofChinawhenliveintheapt.(Drugabuse,Prostitution,Gambling,etc)四、租赁期Termoftenancy:4.1租赁期为__12_月,自2月____日起至_年_8_月____日止。起租日为2月日。乙方不得提前终止合约,不然确保金将被没收。

5.1双方谈定租金为每个月___3000___人民币,租金包含除水、电、液化气、电话费以外一切管理费。

PartyBwillpay3monthsrentfeeevery3months,Iftherentunpaidfor5daysaftertheday,whichitshouldbepaid,partyBshouldbeliabletopayalatepenaltyfeeequalto3%oftherentperday.Iftherenthasnotbeenpaidformorethan10daysaftertheduedate,partyBwillbedeemedtohaveautomaticallyterminatedthetenancyresultinginabreachofthisagreement.PartyAwillthenbeentitledtotaketheleasedpropertyandforfeitthedepositandterminatethetenancyagreementimmediately.六、确保金Securitydeposit:6.1为确保出租房屋及其设施之安全并完好及租赁期内相关费用之准期结算,乙方同意于签署协议2天内支付给甲方壹个月租金租赁押金计_3000_人民币作为乙方确保协议推行之确保金。乙方搬入后五天内付叁个月租金计_9000人民币。

Exceptotherwiseprovidedinthisagreement,whenthiscontractended,afterpartyAcheckedtheapartment,ifthereisnothingbroken,partyAshallreturntopartyBtheentiredeposit.七、甲方责任PartyA’sobligations:7.1甲方须按时将出租房屋及其家私家俱用具与其设施以良好状态交付乙方使用。

Partyashalldeliveronscheduletopartybvacantpossessionoftheleasedpropertyincludingthefurniture,furnishingandappliancesandtherelatedfacilitiesforpartyb’suse(furniture,furnishingandappliancestobedetailedinappend.)7.2租赁期内甲方不得收回出租房屋（除非本协议另有要求）,甲方确保乙方可不受干扰享用该物业。

PartyAshouldnotrepossesstheleasedpropertyduringthetermofpartyadisturbofinterferewithpartyb’squietenjoymentoftheleasedproperty.

7.3在乙方遵守本协议条款及支付租金前提下,乙方有权于租赁期内拒绝甲方或其她人骚扰而平静享用出租房屋。

IfpartyBpaystherentandperformsandobservespartyB‘stermsandconditionsinaccordingwiththisagreement,partyBshallbeentitledtoholdandenjoytheleasedpropertythroughoutthetermofthistenancywithoutanyinterruptionbypartyAoranyotherperson.7.4租赁期内出租房屋结构,进出物业排水、上下管道、电路等处于良好使用状态。

Partyaagreestorepairandmaintainthestructure,drains,pipesandcables,etc.leadingintoorfromtheleasedpropertyatalltimesingoodandtenablerepairduringthetermofthistenancy.八、乙方责任PartyB’sobligations:8.1乙方应按协议要求,按时支付租金,确保金及其她各项应付费用。

Partybshouldpromptlypayallrent,securitydepositandotherchargespayablebyitinaccordancewiththetermsofthisagreement.8.2乙方应珍惜使用出租房屋,如因乙方过失或过失致使房屋设施及屋内用具和饰品受到损坏（正常损耗除外）,乙方应负赔偿责任。

Partybshalltreattheleasedpropertywithcare.ifasaresultofpartyb’snegligenceormisconduct,theleasedpropertyandtherelatedfacilitiesandaccessoriessufferanydamage(fairwearandtearexcepted),partyBshallberesponsibleforcompensatingpartyaforsuchdamages.8.3乙方应按本协议约定正当使用出租房屋,不得私自改变使用性质,不应存放中国法律下所严禁危险物品,如所以发生损害,乙方应负担全部责任。

PartyBshouldusetheleasedpropertylegallyasagreedinthisagreement.PartyBshouldnotstoreanydangerousitemswhichareprohibitedbythelawsinthepeople’srepublicofchinaintheleasedpropertyandshallbefullyresponsibleforanydamagesoflossesasresultthereof.8.4未经甲方事先书面同意,乙方不得将出租房屋转租或租给其她第三者。

Withoutpartya’spriorwrittenconsent,partyBmaynotassignthetenancyorsublettheleasedpropertytoathirdparty.九、违约处理BreachofAgreement:乙方有下列行为之一,甲方有权终止本协议,收回出租房屋,而且确保金不予返还;

PartyAshallhavetherighttoterminatethisagreement,repossesstheleasedpropertyandforfeitthesecuritydepositifpartyBcommitsoneofthefollowing:

a.未得甲方书面书面同意,将出租房屋私自转租;

Subletstheleasedpropertywithoutpartya’sagreement;

b.未得甲方同意将出租房私自拆改结构或改变用途:

Altersthestructureoftheleasedpropertyorusestheleasedpropertyotherthanforthepurposestartedhereinwithoutpartya’sconsent;

c.无故拖欠租金超出三天（除双方就本协议存在争议除外）。

Failstopayrentwithoutanyreasonformorethanthirty(3)daysaftertheduedateexceptwherethereisadisputeinrespectofthisagreement.十、适使用方法律Applicablelaw:本协议成立,其有效性、坚固、签署和处理与其她相关一切纠纷均应受中国法律管辖并依据中国法律解释。Theformationofthisagreement,itsvalidity,interpretationandsettlementofanydisputesarisinghereundershallbegovernedbyandconstruedinaccordancewiththelawsofthepeople’srepublicofchina.十一、争议处理Disputeresolution凡因实施本协议所产生或与本协议相关一切争议,双方应经过友好协商处理;协商不成,应提交中国国际经济贸易仲裁委员会,按其仲裁规则和中国仲裁法进行仲裁。仲裁处理是终局,对双方都有约束力。

Inthecaseofdisputesarisingoverthisagreementofanymattersrelatedhereto,thepartiesshallnegotiateingoodfaithtoresolvesuchdisputes.ifsuchnegotiationfails,thepartiesshallsubmitthedisputetoarbitrationbythechinainternationaleconomicandtradearbitrationcommissioninaccordancewithitsarbitrationrulesandthearbitrationlawofthepeople’srepublicofchina.thedecisionofthearbitrationbodyisfinalandshallbebindingonthepartieshereto.
