TheLandlordagreestoleasetotheTenant,andtheTenantagreestorentfromtheLandlord,thefollowingpremises(the"Property"):

Thetermofthislease(the"Term")shallcommenceon,2025(the"CommencementDate"),andshallcontinueuntil,2025(the"ExpirationDate"),unlessterminatedsoonerinaccordancewiththetermsofthisAgreement.

Rent

TheTenantshallpaymonthlyrentintheamountof$(the"Rent").TheRentshallbedueonthedayofeachmonth(the"DueDate").Thefirstpaymentshallbemadeonthedayof(themonthbeforetheCommencementDate).

SecurityDeposit

TheTenantshallpayasecuritydepositintheamountof$(the"SecurityDeposit").TheSecurityDepositshallbeusedtosecuretheTenant'sperformanceoftheirobligationsunderthisAgreement.TheSecurityDepositshallbeheldbytheLandlordinaseparateinterest-bearingaccountat[NameofFinancialInstitution]andshallbearinterestatarateof%perannum.TheSecurityDepositshallbereturnedtotheTenantwithinbusinessdaysaftertheexpirationoftheTerm,subjecttoanydeductionsfordamages,defaults,orotheramountsowedbytheTenantunderthisAgreement.

Maintenanceandrepairs

TheLandlordshallberesponsibleforstructuralrepairstotheProperty,includingroof,walls,foundation,andanyotherstructuralcomponents.TheTenantshallberesponsibleforallotherrepairs,includingbutnotlimitedtoplumbing,electricalsystems,appliances,andfixtures.TheTenantshallalsoberesponsibleforroutinemaintenanceandcleaningoftheProperty.

Utilities

TheTenantshallberesponsibleforallutilityservices,includingbutnotlimitedtoelectricity,water,gas,heating,cooling,andwasteremoval.TheTenantshallprovidetheLandlordwithcopiesofallutilitybillsandshallensurethatallutilitiesarekeptcurrentduringtheTerm.

AlterationsandImprovements

TheTenantshallnotmakeanyalterationsorimprovementstothePropertywithoutthepriorwrittenconsentoftheLandlord.AnyalterationsorimprovementsmadewithoutsuchconsentshallbeattheTenant'ssoleriskandexpense,andtheTenantshallberesponsibleforrestoringthePropertytoitsoriginalconditionattheLandlord'srequest.

Insurance

TheTenantshallmaintainadequateinsurancecoverageontheProperty,includingbutnotlimitedtoliabilityinsuranceandcollisioninsurance,withtheLandlordnamedasanadditionalinsured.TheTenantshallprovidetheLandlordwithacopyoftheinsurancepolicyandanysubsequentrenewalsorchanges.

Indemnification

TheTenantagreestoindemnify,defend,andholdharmlesstheLandlord,theiragents,employees,andassigns,fromandagainstanyandallclaims,damages,losses,orexpenses(includingbutnotlimitedtoreasonableattorney'sfees)arisingoutoforrelatedtotheTenant'suseoroccupancyoftheProperty,excepttotheextentcausedbytheLandlord'sgrossnegligenceorwillfulmisconduct.

DefaultandRemedies

TheTenantshallbeindefaultofthisAgreementifanyofthefollowingoccurs:

TheTenantfailstopaytheRentoranyotheramountdueunderthisAgreementwithindaysaftertheDueDate.

TheTenantbreachesanytermorconditionofthisAgreement,includingbutnotlimitedtothemaintenanceoruseoftheProperty.

TheTenantabandonstheProperty.

TheTenantfailstocomplywithanylegalrequirementapplicabletotheProperty.

Intheeventofadefault,theLandlordmaytakeanyofthefollowingactions:

TerminatethisAgreementandre-entertheProperty.

PursuerecoveryofanyamountsowedbytheTenantunderthisAgreement.

ClaimdamagesforanylossesorinjuriesresultingfromtheTenant'sdefault.

AssignmentandSubletting

TheTenantshallnotassignthisAgreementorsubletthePropertywithoutthepriorwrittenconsentoftheLandlord.AnyattempttoassignorsubletwithoutsuchconsentshallbedeemedamaterialbreachofthisAgreement.

EntireAgreement

ThisAgreementcontainstheentireunderstandingbetweentheLandlordandTenantregardingtheleasingoftheProperty.Anyprioragreements,understandings,orrepresentationsaresupersededbythisAgreement.

Amendments

AnyamendmentstothisAgreementmustbemadeinwritingandsignedbybothparties.

GoverningLaw

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof.

Severability

IfanyprovisionofthisAgreementisfoundtobeinvalidorunenforceable,theremainingprovisionsshallremaininfullforceandeffect.

Notices

AllnoticesrequiredorpermittedunderthisAgreementshallbeinwritinganddeliveredpersonally,bycertifiedmail,orbyovernightcouriertotheappropriatepartyattheaddressspecifiedabove.

Waiver

ThefailureofeitherpartytoenforceanyprovisionofthisAgreementshallnotbeconstruedasawaiverofsuchprovisionoroftherighttoenforcesuc
