ThetotalofficestockinPoznańamountedto675,000sqmattheendofQ32025,positioningthecityasPoland’ssixth-largestofficemarket.Stabledemandofaround51,000sqmcombinedwithlimitednewsupplycontributedtoadecreaseinthevacancyrateto13.6%.Headlinerentalratesremainstable,typicallyreachingupto16.00EUR/sqm/month.

NewsupplyinPoznańhasdeclinedsignificantly,withonly2,000sqmofmodernofficespacedeliveredsincethebeginningoftheyearinasingleproject.
However,morethan52,000sqmiscurrentlyunderconstruction,thesecond-highestfigureamongPoland’sregionalcities,justbehindKrakow.ThelargestongoingprojectisAND2,a40,000sqmofficedevelopmentbyVonderHeydenGroup.Scheduledforcompletioninmid-2026,itissettobecomethelargestofficebuildinginthecityupondelivery.

AsoftheendofSeptember2025,officeleasingactivityinPoznańremainedstableatover51,000sqm,representinga4%decreasecomparedtothesameperiodofthepreviousyear.Consequently,Poznańaccountedfor10%ofthetotalleasingvolumeacrossPoland’sregionalmarkets.
Renegotiationsaccountedforthelargestshareoftotaltake-upat53%,whilenewleasesremainedsignificant,representing38%.Apositivetrendwasobservedinexpansions,whichmadeuptheremaining9%oftheleasedspace.
VACANCYRATE
Poznań’sofficevacancyratecontinueditsdownwardtrajectoryforthethirdconsecutivequarter,reaching13.6%inQ32025.Thismarksaquarter-on-quarterdeclineof1.2pp,althoughitreflectsayear-on-yearincreaseof1.1pp.
RENTS
HeadlinerentsinPoznańremainedstableinQ32025,typicallyrangingbetween11.50and16.00EUR/sqm/month.However,rentsfortopfloorsinthemostprestigiousbuildingsandlocationsmaysignificantlyexceedthisrange.Servicechargesalsoremainedstable,typicallyrangingbetween17.00and29.00PLN/sqm/month.

StabilityhasreturnedtothePolishlabourmarket,yetbothemployeesandbusinesseshavebecomemorecautious.Double-digitpayriseswhenchangingemployersarenowrare,andwagegrowth
dependslargelyontheroleandmarketconditions.AccordingtotheMichaelPageTalentTrends2025report,only34%ofprofessionalsareactivelyseekingnewemployment.Inshortageareas
suchasfinanceandIT,particularlyinareasofrestructuring,processoptimization,cybersecurity,andbigdataanalytics,candidatesstillholdtheupperhand.However,inmostsectors,themarketincreasinglyfavoursemployers.
Afteraperiodofchangeand
unpredictability,thePolishlabour
markethasenteredaphaseofrelativestability.Companies,operatingamideconomicandgeopoliticaluncertaintyandlowerinflation,areshaping
theirpaypoliciesmorecautiously.
Therefore,accordingtoMichaelPageexperts,weshouldnotexpectareturntodouble-digitpayrisesbasedsolelyonchangingemployers.Instead,payadjustmentsaremorelikelytoreflectspecificrolesandmarketrealities.
Whilecandidatesstillmaintain
strongbargainingpowerinshortageroles,thebalanceisshiftinginmostindustriestowardsemployers.
Thisshiftisclearlyvisiblein
recruitmentprocesses.Candidates
whoinrecentyearsgrewaccustomedtoinflation-drivenpayrisesof
20–30%arenowunlikelytochangejobsforamodest5–10%increase.
A30%payrise,however,remainsastrongmotivator.TheTalentTrends
2025reportalsoconfirmsthatonly34%ofprofessionalsareactively
seekinganewrole.Ontheotherhand,recruitmentprocesseshavelengthenedsignificantly-from
around50daysto80,andinsome
casesevenupto100days.Employersaremakingdecisionsmorecautiously,introducingadditionalcandidate
verificationstages.

bothcandidatesandemployersare
morecareful.Weareseeingadecline
inmomentum,visiblethroughlonger
recruitmentprocessesandmoreprudentpaypolicies.Inshortageroles,candidatesstillhavetheadvantage-forexample,
positionslinkedtocybersecurity,whoseimportancehasgrownconsiderably.
However,inmostsectors,themarketis
clearlyshiftingtowardsemployers.At
thesametime,whendecidingtochangejobs,itisworthconsideringthelong-

whileindependentaccountants
typicallyreceivebetweenPLN11,000and14,000gross.HeadsofAccountingDepartmentsearnbetweenPLN
29,000and35,000gross.FinancialanalystsmostoftenreceivebetweenPLN11,500and14,000gross,whileFinanceDirectorscanexpectaroundPLN35,000gross.
TheITsectoralsooffersstrong
opportunities,particularlyin
cybersecurityandbigdataanalytics.Basedonemploymentcontracts,
aSecurityAnalystearnsbetween
PLN18,000and22,000gross,anITSecurityOfficerbetweenPLN20,000and25,000,andaChiefInformationSecurityOfficer(CISO)betweenPLN35,000and50,000gross.Inbigdata,DataAnalystsearnbetweenPLN

“Currently,weareobservingthegreatestdemandinfinanceandIT,particularlyincybersecurity,bigdataanalytics,andprocessrestructuring.Specialistscapableofimprovingandoptimisingprocesses
generatethemostvalueforbusinesses.
Thekeycompetencyforthefuturewillbeadaptability-leaderswhocanrespondquicklytochange,adjuststrategies
flexibly,andanticipatetrends.These
