澳洲留学生租赁合同模板THISLEASEAGREEMENT("Agreement")ismadeandenteredintothis______dayof_______________,20__,byandbetween________________________("Landlord"),havinganaddressat[Landlord'sFullAddress],and________________________("Tenant"),havingastudentvisanumber[StudentVisaNumber]andanaddressat[Tenant'sFullAddress],andpotentiallyincluding[Namesandaddressesofco-signers,ifany],collectivelyreferredtoasthe"Parties".1.PROPERTYDESCRIPTIONThesubjectpropertyofthisLeaseistheresidentialpremiseslocatedat[FullAddressoftheRentalProperty],includingbutnotlimitedtotheland,buildings,andallfixturesandfittingscontainedthereinasmoreparticularlydescribedintheattachedconditionreport(acopyofwhichisincorporatedbyreferenceherein),subjecttoanyvariationsagreeduponinwritingbytheParties.2.LEASETERMThisLeaseshallcommenceon_______________20__,andcontinueforatermoftwelve(12)months,providedthatitisnotterminatedearlierinaccordancewiththeprovisionsofthisAgreement.TheLeaseshallautomaticallyrenewforsuccessivetwelve(12)monthtermsunlesseitherPartygivestheotherPartynotlessthan[Number,e.g.,30]days'writtennoticepriortotheendofthecurrenttermexpressingitsintentnottorenew.3.RENTThemonthlyrentforthepremisesisAUD[Amount]permonth,payableinadvanceonthe[Day,e.g.,first]dayofeachmonthbeginningwiththemonthofcommencement.TherentshallbepaidbytheTenanttotheLandlordat[Landlord'sBankName],AccountNumber[AccountNumber],BSB[BSBCode],BranchAddress[BranchAddress],orby[Otheracceptablepaymentmethod,e.g.,directdebitauthorizedbyTenant],withoutdeductionorset-offunlessexpresslyauthorizedinwritingbytheLandlord.AllrentpaymentsshallbemadebytheTenant.LatepaymentofrentshallincurapenaltyofAUD[Amount,e.g.,10]foreachdaytherentisoverdue,calculatedfromtheduedateuntilthedateofpayment,providedthatthefirstpaymentismadewithin[Number,e.g.,3]daysoftheduedate,suchpenaltybeingdueandpayableontheduedateofeachmonthregardlessoftheamountofrentdue.4.BONDAsecuritydeposit("Bond")intheamountofAUD[Amount,e.g.,four(4)weeks']rent,beingAUD[TotalAmount],shallbepaidbytheTenanttotheLandlordbeforetheTenanttakespossessionofthepremises.TheLandlordshallholdtheBondforthedurationoftheLeaseandanysubsequentrenewalperiod,lessanydeductionsduetodamagetothepremisesbeyondnormalwearandtear,outstandingrent,utilitydebts,orothermoniesowingbytheTenantunderthisAgreement,asprovidedbythelawsof[State/Territory].TheLandlordshallreturntheremainingBond,orastatementofdeductionswithsupportinginvoicesorreceipts,totheTenantwithin[Number,e.g.,28]daysaftertheterminationoftheLeaseandtheTenanthasvacatedthepremises,providedtheTenanthasfulfilledalltheirobligationsunderthisAgreement.5.UTILITIESANDSERVICESTheTenantshallberesponsibleforpayingallutilitychargesandservicesassociatedwiththepremises,includingbutnotlimitedtoelectricity,gas,water,internet,andcabletelevision,unlessotherwiseagreedinwritingbytheLandlord.Paymentfortheseutilitiesshallbemadedirectlytotherespectiveserviceproviders.6.USEOFPREMISESThepremisesshallbeusedexclusivelyasaprivateresidencefortheTenantandtheirpermittedguests.TheTenantshallnotusethepremisesforanyillegalpurpose,norshalltheysubletthepremisesorpartthereof,orassignthisLease,withoutthepriorwrittenconsentoftheLandlord.TheTenantshallnotmakeanyalterations,additions,orimprovementstothepremiseswithouttheLandlord'spriorwrittenconsent.7.MAINTENANCEANDREPAIRSTheLandlordshallberesponsibleforthemaintenanceandrepairofthemainstructureofthepremises,includingbutnotlimitedtotheroof,plumbing,electricalsystem,andexteriorwalls.TheTenantshallberesponsiblefortherepairorreplacementofanydamagetothepremisescausedbytheirnegligence,misuse,orfailuretocomplywiththisAgreement.TheTenantshallberesponsibleforthecostofcleaningthepremisesattheendoftheLease.ThePartiesagreetocooperateinthemaintenanceandrepairofthepremises.8.SECURITYTheTenantshallberesponsibleforthesecurityoftheirownbelongings.TheLandlordshallprovideorarrangefortheprovisionofsecurelocksforthedoorsandwindows.TheTenantshallnotremoveorinterferewithanysecuritydevicesinstalledbytheLandlord.9.VISITORSANDPETSTheTenantmayhavevisitorsduringreasonablehours.TheTenantshallnotpermitanypetsinthepremiseswithouttheLandlord'spriorwrittenconsent,andifpermitted,shallberesponsibleforanydamagecausedbythepet.10.INSURANCETheTenantshallobtainandmaintainadequatecontentsinsurancetocovertheirpersonalpropertyforlossordamage.TheLandlordisrecommended,butnotrequired,tomaintainbuildinginsurance.NeitherPartyshallbeliableforthelossordamageoftheotherParty'sproperty.11.ENTRYTOPREMISESTheLandlordortheiragentsshallhavetherighttoenterthepremisesatreasonabletimesandreasonablehoursforthepurposeofinspectingthepremises,makingnecessaryrepairs,orshowingthepremisestopotentialtenantsorbuyers,providedtheygivetheTenantreasonablenotice(atleast[Number,e.g.,24]hours)oftheirintendedentry,exceptincasesofemergency.12.TERMINATIONANDBREACHThisAgreementmaybeterminatedearlybytheLandlordiftheTenantcommitsabreachofthisAgreementthatisnotcuredwithin[Number,e.g.,14]daysafterwrittennoticebytheLandlorddemandingperformance.TheTenantmayterminatethisAgreementearlyonlyunderthefollowingcircumstances:(a)iftheLandlordfailstocomplywiththeirobligationsunderthisAgreement;(b)iftheLandlordfailstomakenecessaryrepairsaffectingthehabitabilityofthepremisesafterbeinggivenwrittennoticebytheTenant;or(c)ifthepremisesbecomeuninhabitableduetoeventsbeyondtheTenant'sreasonablecontrol.Inanyterminationevent,theTenantshallpayallrentandotheramountsowinguptothedateoftermination.TheLandlordshallhavetherighttorecoverpossessionofthepremisesandclaimanydamagesorunpaidrentfromtheTenantinaccordancewiththelawsof[State/Territory].13.GOVERNINGLAWThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof[State]/Territoryof[Territ
