But by the third物业公司处罚考核办法1、目的为加强公司内部管理,激励员工的工作积极性,使公司的各项规章制度得到贯彻执行,制定本办法。2、适用范围公司全体员工。3、原则3.1制度面前,人人平等。3.2坚持“四不讲”,不讲条件,不讲情面,不讲照顾,不讲客观,奖罚分明,逗硬考核。3.3物业管理经理行使对物业管理人员的考核权,对公司负责,公司对物业管理经理考核,各主管对员工进行考核。4、考核时间每月26-28日前由物业管理经理向对各岗位管理人员进行打分考核。各主管对各岗位进行打分考核并公司审查、备案。5、考核内容5.1公司规章制度执行情况。5.2岗位考核执行情况。6、考核办法:6.1物业管理人员各岗位工资由标准工资和考核工资组成,其中考核工资根据公司对各岗位的工作要求中划定考核工资。考核工资为个人基本工资的15%。例如:物管经理每月600元,,客服主管每月390元作为当月的考核工资。其伙食、交通、通讯补贴除外。其余为标准工资。6.2工作考核实行100分/人、月制考核,全面达标为100分,依次为94、84、74、64共五个等级。6.3得分为95-100分者,得全月考核工资。6.4得分为85-94分者,扣全月考核工资30%6.5得分为75-84分者,扣全月考核工资80%6.6得分为64-74分者,扣全月考核工资,另扣标准工资的30%。6.6得分为64分以下者,扣全月考核工资,另扣标准工资的50%。直至当月违反同一规定两次及以上者,加倍考核。7.1考核通则7.2处罚考核7.2.1迟到、早退、旷工,按考勤制度规定执行。7.2.2着装不规范、佩戴不完整,扣1分/次。7.2.3姿态不端正、行为不规范,扣1分/次(项)。7.2.4语言粗俗,服务被业主有效投诉,扣5分/次(项)。7.2.5不服从指挥,未按时完成上级交办任务,扣3分/次(项)。7.2.6破坏团结、拨是弄非,工作推委、拖拉,扣3分/次(项)。7.2.7工作期间,干与本职工作无关之事,扣3分/次。7.2.8当班饮酒或酒后上班者(因公饮酒者,酒后不得上班,不在本考核之列),扣5分/次。7.2.9当班吃零食,禁区内吸烟者,扣2分/次。7.2.10串岗、脱岗者,扣5分/次;若给公司或业主造成损失的,另行处理。7.2.11当班吵架、打架、赌博者,扣10分/次,情节严重者,另行处理。7.2.12当班期间睡岗者,扣10分/次。7.2.13无故不参加例会、训练、培训者,扣2分/次。7.2.14记录不准确,各类资料上报不及时者,扣2分/次。7.2.15弄虚作假,隐瞒实情,包庇、纵容下属者,扣5分/次(项)。7.2.16限期整改不及时,未达要求者,扣3分/次(项)。7.2.17泄露公司机密、造谣、诽谤、打击、报复他人者,扣1020分/次。7.2.18工作场地不干净、整洁,工作区域10平方米内发现烟头、纸屑,扣1分/次(处)。7.2.19故意刁难业主,向服务对象吃、喝、卡、拿、要,收取好处费,除退出非法所得、赔礼道歉外,另扣20分/次,情节严重者予辞退。7.2.20主管负责人督查不严,导致工作出现大的失误,影响公司形象或造成较大经济损失,扣520分/次或另行处理。7.2.21业主(使用人)投诉、咨询时认为不属于本职责范围而不理睬、不引导者,扣2分/次。7.2.22各种考核事件如果有属于直接上级平时督导不周的原因,或此事是由其他人员、其他部门检举者,其直接上级应受相应考核。7.2.23各级员工对所属人员的各种考核,如果有涉及知情不报或蓄意护短者,将受到被考核人相同的考核。考核细则部门负责人考核评分细则1、所管理物业范围内发生安全责任事故,根据事故责任大小扣20分/次或予行政处理,或按有关法律、法规处理。2、所管辖物业配套设施、设备完好率98%,每降1个百分点,扣5分/个百分点。3、所管辖物业各项管理、服务规范未建立、健全,每缺一项,扣1分/项。4、每半年由公司调查一次业主满意率,未达规定值,每降1个百分点,扣5分/个百分点。5、员工培训不符合有关规定,扣5分/次。6、未经主管领导同意,擅作主张,给业主或公司造成一定损失,扣520分/次,情节严重,另行处理。7、违反公司人事管理制度和财务管理制度,扣1020分/次。 8、工作失职、渎职,经考评,不能胜任本职工作者,予降职或其它处理。收费员考核评分细则1、严格执行公司的财务制度,建立健全各项收费台帐,未做到,扣2分/次(项)。2、各科目按规定记帐,按时结帐、对帐,未做到,扣2分/次(项)。建立、完善各种收费台帐,保管、使用好发票及收据,定期检查、核对,未做到,扣1分/次(项)。3、按时发放职工工资,不出差错,未做到,扣5分/次。4、认真、仔细收取各类费用,无计算、书写错误,未做到,扣15分/次,收到假钞,自行赔付。5、保证及时准确提供欠缴费用业主/用户名单名细,延时或不准确,扣15分/次(项)。6、保持工作台面干净、整洁,违规一次,扣1分/次。物管员考核评分细则1、及时收集、整理、统计业主/用户入住、装修、租赁等资料,未做到,扣2分/次(户)。2、认真耐心接待投诉,及时处理并跟踪督促解决,未做到,扣2分/次。3、积极主动配合收费员催收各类款项,未做到,扣2分/次。4、定期回访,加强沟通,及时反馈信息,未做到,扣2分/次。5、保持记录完整、及时、有效,未做到,扣2分/次(项)。 6、管理好业主档案,不遗失、不泄密,未做到,扣5分/次(项)。7、按要求检查考核清洁工的工作完成情况,未做到,扣1分/次(项)。8、客户报事报修投诉未及时处理,扣5分/次(项)。9、未按期回访业主/使用人,扣1分/次。10、保持工作台面干净、整洁,违规一次,扣1分/次。保安班长考核评分细则1、所管辖物业出现安全责任事故,扣520分/次,未采取补救措施或处理不及时,扣20分/次,隐瞒不报,加倍处理。2、不坚持原则,督导不严,包庇、纵容下属,扣5分/次。3、所管部门被业主/使用人有效投诉,扣5分/次。4、未按要求组织员工学习、培训、未作好记录,扣5分/次。5、制度不健全,扣1分/次。6、抽查夜间值勤低于4次/月,扣2分/次。7、不定期培训员工,低于4次/月,扣2分/次。保安员考核评分细则1、未按时交接班,记录不全或不清晰,扣1分/次(项)。2、未按规定巡逻和详细记录巡逻时间情况,扣1分/次(项)。3、未按规定对人员、物品进出进行有效控制,扣2分/次(项)。4、当班期间,发生治安、消防事件未得到及时妥善处理,扣1020分/次。5、衣物及其他生活用品的存放不符合要求,扣1分/次(项)。6、被褥未按规定叠放,未做到棱角分明、平整、无皱纹,扣1分/次(项)。7、未经领导同意,擅自留宿非公司人员,扣3分/次。8、擅自动用警具,有损公司形象者,扣5分/次,造成严重后果者,另行处理。9、当班期间,出现安全责任事故者,扣520分/次(项)。10、其他有违本部门规章制度的行为,按相应规定处理。清洁工考核评分细则1、地面(含台阶、沟、花台等)不干净、清洁,扣1分/次(处)。2、侧面(含门、栏杆、墙面、墙上附件等)有灰尘、蛛网、乱贴8.5.3乱画(用工具能做到处),扣1分/次3、顶面(含灯、灯罩、屋顶等)清洁未做彻底,不干净,扣1分/次(处)。4、垃圾(果皮箱)外有污水渍、桶内有异味,扣1分/次(处)。5、垃圾清运不及时,存放时间超过2小时以上,扣1分/次(处)。维修工考核评分细则1、未做好对设施设备的安全、防火、防水检查,处理不及时,扣1分/次(项)。2、不熟悉本岗位工作环境,违反各专业操作规程或工作标准,扣2分/次(项)。3、未保持工作环境和设施设备整洁年,未做好有关记录,扣1分/次。4、未完成日常定期巡检、记录不完整、不准确,扣1分/次。未记录,扣2分/次。 5、未按规定完成临时交办工作任务,扣15分/次(项)。6、检、维修前,未做预案,擅做主张,给业主或公司造成损失,损害公司形象者,扣520分/次(项),后果严重者,另行处理。本办法解释权属于本公司,自2005年元月一日起实施,未涉及到的考核事项参照相关管理,办法执行。菏泽世邦物业服务有限公司plenary session, each session of the Central Committee of national institutions and personnel problems have been arranged, you can concentrate on national development and reforms.
