right to terminate this Contract 11 3 如果任何一方资不抵债 或者公司进入清算阶段 另 一方应有权终止本合同 In the event that any of the parties becomes bankrupt or in case a company goes into liquidation the other party shall have the right to terminate this Contract 第十二条 违约 Article13 Breach of Contract 12 1 由于出租人违约 承租人有权不支付租金 且已支付 的当期租金需全额归还 The Tenant shall have the right to withhold rent payments for Landlords breach of contract 12 2 由于承租人违约 出租人有权不退还承租方已支付的 租金 The landlord shall have the right not to hand back rent payments for tenants breach of contract 12 3 如果出租人拖延纠正租赁房产上的瑕疵 则承租人有 权自行纠正瑕疵并从租金中扣除所支出的费用 条件是承 租人有详细的资料和收据证明其扣除额 承租人应遵守出租人为管理租赁房产和公共场地而制定的 规章制度 出租人必须在该规章生效前 3 大写 叁 天书面通 知承租人 如果该规章制度与本合同有冲突 则以本合同为准 The Tenant shall follow such reasonable rules and regulations issued by the Landlord for the management of the leased property and common areas The Landlord must inform the Tenant in writing of such regulations at least 3 in words three days before the effectiveness of the regulations In the event such rules disasters labor disputes war or warlike conditions riot sabotage and serious fire 第十六条 其他 Article16 Miscellaneous Clauses 16 1 修订 Amendments 本合同所有的附件 修订 补充和变更应书面做成 并在 双方通过协商达成一致后由双方合法授权的代表签署 它们构成本合同的组成部分 与本合同具有同等效力 All annexes amendments supplements and alterations to this Contract shall be made in writing and signed by the duly authorized representatives of both parties upon the
