THERPAYABLESTOPARTYAINCASH,BANKTRANSFERCHECK,BANKERSBILL,MAILTRANSFERANDDEMANDDRAFT,WITHTHEDAYOFPARTYARECEIVINGTHEPAYMENTMADEINTHEABOVEWAYSBEINGTHEDAYOFPAYMENT6甲方指定的银行帐户为THEBANKACCOUNTAPPOINTEDBYPARTYAISASFOLLOWING7乙方为执行本合同支付所有款项而发生的银行手续费由乙方承担。PARTYBSHALLBEARTHEBANKCOMMISSIONARISINGFROMMAKINGPAYMENTSUNDERTHISCONTRACT8除经甲方同意,乙方不得以任何理由减扣或抵消租金。UNLESSAPPROVEDBYPARTYA,PARTYBSHALLNOTREDUCE,HOLDBACKOROFFSETTHERENTALCHARGESFORANYREASON第七条延迟支付利息ARTICLE7INTERESTONOVERDUEPAYMENT乙方未能按照本合同规定的期限支付任何一项应付甲方款项的,除应继续向甲方支付欠付款项外,还应向甲方支付上述款项自应付日起至实付日止每月12的延迟支付利息。IFPARTYBFAILSTOMAKEANYPAYMENTOWEDTOPARTYAACCORDINGTOTHETIMESCHEDULESPECIFIEDINTHISCONTRACT,ITSHALLPAYPARTYABOTHTHEOVERDUEPAYMENTANDTHEINTERESTONTHEOVERDUEPAYMENTATTHEMONTHLYRATEOF12PERCENTFROMTHEDATEWHENTHEPAYMENTBECOMESOVERDUETOTHEDATEWHENTHEOVERDUEPAYMENTISACTUALLYMADE第八条租金调整ARTICLE8RENTALADJUSTMENT本合同期限届满后,如乙方续租,甲方有权根据当时的市场情况调整租金和物业管理费标准。IFPARTYBINTENDSTORENEWTHELEASEAFTERTHEEXPIRATIONOFTHETERMOFTHISCONTRACT,PARTYASHALLHAVETHERIGHTTOADJUSTTHERENTALANDTHEPROPERTYMANAGEMENTFEEINLIGHTOFTHEMARKETCONDITIONSATTHETIME第九条保证金的扣除ARTICLE9DEPOSITDEDUCTION1如乙方未按本合同的规定向甲方支付任何应付款项(含因乙方违约而应向甲方支付的款项),甲方可以扣留全部或部分保证金冲抵,其冲抵金额相当于乙方所欠款项。IFPARTYBFAILSTOMAKEANYPAYMENTOWEDTOPARTYAASSPECIFIEDINTHISCONTRACTINCLUDINGTHEPAYMENTPARTYBSHOULDMAKETOPARTYAARISINGFROMBREACHOFCONTRACT,PARTYAMAYHOLDBACKALLORPARTOFTHEDEPOSITTOOFFSETTHEAMOUNTPARTYBOWES2甲方按本合同约定冲抵保证金后,所持保证金的总额少于本合同第六条所载的数额时,甲方有权通知乙方补足,乙方须在接到甲方书面通知后三日内将保证金补足。未及时补足的,按乙方欠费处理。保证金不足以补偿甲方损失的,甲方仍有权就实际损失额或不足额向乙方追偿。WHENTHEBALANCEOFTHEDEPOSITHELDBYPARTYAISLESSTHANTHEAMOUNTSPECIFIEDINARTICLE6AFTERPARTYAHASUSEDTHEDEPOSITTOOFFSETASSPECIFIEDINTHISCONTRACT,PARTYASHALLHAVETHERIGHTTONOTIFYPARTYBTOMAKEUPFORTHEDEFICIENCYANDPARTYBMUSTMAKEUPFORTHEDEFICIENCYOFTHEDEPOSITWITHINTHREEDAYSAFTERRECEIVINGTHENOTIFICATIONOFPARTYAFAILURETOMAKEUPFORTHEDEFICIENCYOFTHEDEPOSITSHALLBETREATEDASINDEBTEDNESSONTHEPARTOFPARTYBIFTHEDEPOSITISINSUFFICIENTTOCOMPENSATEPARTYASLOSS,PARTYASHALLSTILLHAVETHERIGHTTOSEEKCOMPENSATIONFROMPARTYBFORTHEACTUALLOSSORTHEDEFICIENCY第十条保证金的返还ARTICLE10REFUNDOFDEPOSIT1由于乙方违约致使本合同终止的,甲方有权不退还乙方的保证金。本款所述的甲方有权不退还的保证金应相当于本合同第五条中所载的数额,否则,甲方仍有权向乙方追偿缺额部分。IFTHISCONTRACTTERMINATESBECAUSEOFPARTYBSBREACHOFCONTRACT,PARTYASHALLHAVETHERIGHTTORETAINPARTYBSDEPOSITTHEDEPOSITPARTYASHALLHAVETHERIGHTTORETAINASSPECIFIEDINTHISSECTIONSHOULDBEEQUIVALENTTOTHEAMOUNTSPECIFIEDINARTICLE5OFTHISCONTRACTOTHERWISE,PARTYASHALLSTILLHAVETHERIGHTTOSEEKCOMPENSATIONFROMPARTYBFORTHEDEFICIENCY2乙方按本合同约定的退租要求办理正常退租后,自乙方缴清所有应向甲方支付的费用之日起十四日内,甲方将保证金无息退还给乙方。AFTERPARTYBSTERMINATETHELEASEASSPECIFIEDINTHISCONTRACT,PARTYASHALLREFUNDTHEDEPOSITWITHOUTINTERESTTOPARTYBWITHINFOURTEENDAYSASFROMTHEDATEWHENPARTYBPAYSOFFALLTHECHARGESOWEDTOPARTYA第十一条入住ARTICLE11OCCUPANCY1乙方在收到甲方入住通知书后,即可办理入住所租房间的手续。PARTYBMAYGOTHROUGHTHEFORMALITIESFOROCCUPYINGTHELEASEDROOMAFTERRECEIVINGTHEOCCUPANCYNOTIFICATIONFROMPARTYA第十二条免租期ARTICLE12RENTALFREEPERIOD1自起租日期起乙方享有个月的免租期。具体时间为日至日。PARTYBSHALLBEENTITLEDTOMONTHRENTFREEPERIODASFROMTHESTARTINGDAYOFTHELEASE,WITHTHESPECIFICTIMEBEINGFROMTO2免租期内乙方可以对所租房间进行室内装修,甲方在此期间免收租金,但乙方仍须按照本合同的规定向甲方缴纳所租房间的物业管理费及水、电等市政资源费用,并遵守本合同其他条款的约定。DURINGTHERENTFREEPERIOD,PARTYBMAYCARRYOUTINTERIORDECORATIONINTHELEASEDROOMANDSHALLBEEXEMPTEDFROMPAYINGRENTALTOPARTYAHOWEVER,PARTYBSHALLSTILLHAVETOPAYTHEPROPERTYMANAGEMENTFEEANDUTILITYBILLSFORTHELEASEDROOMTOPARTYAASSPECIFIEDINTHISCONTRACTANDCOMPLYWITHTHETERMSOFOTHERARTICLESOFTHISCONTRACT第十三条乙方对所租房间的装修或改建ARTICLE13PARTYBSDECORATIONANDRENOVATIONOFTHELEASEDROOM1乙方应遵守本合同和大厦的装修规定,在进行室内装修前与甲方签署装修协议书。甲方有权监督乙方的装修工程施工过程。PARTYBSHOULDCOMPLYWITHTHEPROVISIONSONDECORATIONOFTHISCONTRACTANDTHISPLAZA,ANDSIGNADECORATIONAGREEMENTWITHPARTYABEFOREINTERIORDECORATIONISCARRIEDOUTPARTYASHALLHAVETHERIGHTTOSUPERVISETHEPROCESSOFPARTYBSDECORATIONENGINEERINGANDEXECUTION2乙方在进行室内装修前,应先将装修方案及选择的装修队伍的资格报甲方审查,保证装修方案满足消防安全标准,不违反大厦公共设施的管理、不影响大厦主体结构安全或造成安全隐患,并不致影响其他业主和租户的居住、使用时的人身、财产安全。经甲方书面同意后,乙方装修队伍方可进入现场施工。PARTYBSHOULDPRESENTITSDECORATIONPLANANDTHEDECORATIONTEAMITHASSELECTEDTOPARTYAFOREXAMINATIONBEFOREINTERIORDECORATIONISCARRIEDOUTPARTYBSHOULDGUARANTEETHATTHEDECORATIONPLANMEETSTHESTANDARDSREQUESTEDINTHEGUIDETOSECONDARYDECORATIONANDMANAGEMENTRULES,DOESNOTVIOLATETHEADMINISTRATIVERULESFORTHEPUBLICFACILITIESOFTHEPLAZA,DOESNOTAFFECTTHESTRUCTURALSAFETYOFTHEPLAZAORCAUSESAFETYHAZARDS,ORAFFECTTHEPERSONALANDPROPERTYSAFETYOFOTHERPROPERTYOWNERSANDTENANTSINTHEIRRESIDENCEANDLIVINGPARTYBSDECORATIONTEAMMAYBEALLOWEDTOENTERTHESITETOWORKONLYAFTERPARTYBHASRECEIVEDAWRITTENAPPROVALFROMPARTYA3乙方入住所租房间后,未征得甲方事先的书面同意,乙方不得对所租房间及所租房间的固定物进行任何改建,增建或改进,不得在所租房间内部或外墙的任何部分作标记、涂画、钻孔,不得以任何方式毁坏所租房间或大厦的外观;AFTERPARTYBMOVESINTOTHELEASEDROOM,PARTYBSHALLNOTBEALLOWEDTOMAKEANYCHANGE,ADDITIONORIMPROVEMENTTOTHELEASEDROOMANDTHEFIXTURESOFTHELEASEDROOM,MAKEANYMARKING,PAINTINGANDDRILLINGINTHEINTERIOROREXTERNALWALLSOFTHELEASEDROOM,ORDAMAGETHEEXTERNALAPPEARANCEOFTHELEASEDROOMORTHEPLAZA,WITHOUTOBTAININGPRIORWRITTENCONSENTFROMPARTYA4乙方退租时,所租房间的所有装修及其他对所租房间的固定添附均归甲方所有,乙方不得故意损坏,如有损坏,应按甲方重置价格予以赔偿。WHENPARTYBTERMINATESTHELEASE,ALLTHEDECORATIONANDOTHERADDEDFIXTURESOFTHELEASEDROOMSHALLBEOWNEDBYPARTYAANDPARTYBSHALLNOTBEALLOWEDTODELIBERATELYDAMAGETHEMIFTHEREISANYDAMAGE,PARTYBSHOULDCOMPENSATEATPARTYASREPLACEMENTPRICES第十四条甲方义务ARTICLE14PARTYASOBLIGATIONS1维持所有公共部分的设备及系统处于正常运行状态,保持公共区域卫生环境整洁。ENSURETHEEQUIPMENTANDSYSTEMSINALLTHEPUBLICAREASAREINANORMALOPERATINGSTATEANDTHEPUBLICAREASAREHYGIENICALLYANDENVIRONMENTALLYTIDYANDCLEAN2承担大厦公用面积的绿化、治安联防工作及费用。UNDERTAKELANDSCAPINGANDSECURITYOFTHEPUBLICAREASOFTHEPLAZAANDBEARTHERELATEDEXPENSES3除不可抗力或因有关政府部门的责任以外,甲方提供公共区域的水、照明、消防设施、空调设施。如乙方有特殊用途或需加装有关水、电、空调、消防设施由乙方先行向甲方申请,经甲方批准后方可使用,费用由乙方承担。EXCEPTFORFORCEMAJEUREORTHERESPONSIBILITIESOFTHERELEVANTGOVERNMENTDEPARTMENTS,PARTYASHALLPROVIDEWATER,LIGHTING,FIRECONTROLANDAIRCONDITIONINGFACILITIESFORTHEPUBLICAREASIFPARTYBHASSPECIALREQUIREMENTSORNEEDSADDITIONALWATER,ELECTRIC,AIRCONDITIONINGANDFIRECONTROLFACILITIES,PARTYBMUSTFIRSTAPPLYTOPARTYATHEADDEDFACILITIESCANBEUSEDONLYAFTERTHEAPPROVALOFPARTYAPARTYBSHALLBEARALLTHEEXPENSESTHUSINCURRED4对本合同条款予以保密,除非应法律、法院判决或行政命令的要求,未经乙方许可,不向甲方及乙方以外任何第三方透露,但甲方律师及/或顾问不在此限。THETERMSOFTHISCONTRACTSHALLBEKEPTSECRETUNLESSREQUIREDBYLAWS,COURTDECISIONSORADMINISTRATIVEORDERS,PARTYASHALLNOTDISCLOSETHETERMSOFTHISCONTRACTTOANYTHIRDPARTY,EXCEPTTHELAWYERSAND/ORADVISERSOFPARTYA,WITHOUTTHEPERMISSIONOFPARTYB第十五条甲方权利ARTICLE15PARTYASRIGHTS1有权向乙方收取本合同约定的所有乙方应付款项。HAVETHERIGHTTORECEIVEALLPAYMENTSTHATPARTYBSHOULDMAKEASSPECIFIEDINTHISCONTRACT2根据情况有权委托代理人完成甲方应尽义务并代甲方收取各项费用,但甲方须向代理人出具必要的授权委托书和其他有关文件。HAVETHERIGHTTOENTRUSTANAGENT,IFNECESSARY,TOFULFILLTHEOBLIGATIONSPARTYASHOULDPERFORMANDTORECEIVEALLPAYMENTSONBEHALFOFPARTYAHOWEVER,PARTYAMUSTISSUETHENECESSARYAUTHORIZATIONANDOTHERRELATEDDOCUMENTSTOTHEAGENT3甲方有权派工作人员出于保安、巡察、修理或维修之目的而进入乙方所租房间,但甲方应事先提前1天书面通知乙方。在发生紧急突发或危险事件时,甲方可以立刻进入乙方所租房间处理事件而无需乙方同意。在任何情况下,甲方应尽最大努力不妨碍乙方为其经营目的使用承租单位。PARTYASHALLHAVETHERIGHTTOSENDSTAFFINTOTHELEASEDROOMOFPARTYBFORTHEPURPOSEOFSECURITY,INSPECTION,REPAIRSORMAINTENANCEWHILESODOING,PARTYAMUSTNOTIFYPARTYBINWRITINGONEDAYINADVANCEINTHEEVENTOFANURGENT,UNEXPECTEDORDANGEROUSINCIDENT,PARTYAMAYENTERPARTYBSLEASEDROOMIMMEDIATELYANDWITHOUTPARTYBSPERMISSIONTOHANDLETHEINCIDENTINANYCASE,PARTYASHALLDOITSBESTNOTTOAFFECTPARTYBSUSEOFTHELEASEDUNIT4享有大厦所有部分通道或公共区域的进出权及大厦所有设备、系统、管道的检查、维修及装置权,乙方应为此提供方便。HAVETHERIGHTTOENTERANDEXITTHEPASSAGESORPUBLICAREASOWNEDBYTHEPLAZAANDTHERIGHTTOCHECK,MAINTAINANDINSTALLTHEEQUIPMENT,SYSTEMSANDCONDUITSOWNEDBYTHEPLAZA,ANDPARTYBSHOULDOFFERCONVENIENCESFORTHISPURPOSE5有权在本合同有效期内,连同本合同出租的单位将大厦或大厦的一部分转让于第三方,但甲方应确保授让人承担甲方于本合同中的承诺及权利并提前通知乙方。HAVETHERIGHTTOSUBLEASEALLORPARTOFTHEPLAZAALONGWITHTHEUNITLEASEDUNDERTHISCONTRACTTOATHIRDPARTYWITHINTHETERMSOFTHISCONTRACTPARTYASHOULDENSURETHATTHEASSIGNEEFULFILLPARTYASCOMMITMENTSANDRIGHTSUNDERTHISCONTRACTANDNOTIFYPARTYBINADVANCE6甲方独家拥有装置、安排、维修、拆除及更换一切位于大厦任何部位的招牌、布告、招贴及广告装置的权力。PARTYASHALLHAVETHEEXCLUSIVERIGHTTOINSTALL,ARRANGE,REPAIR,DISMANTLEANDREPLACEALLTHESIGNBOARD,BULLETIN,POSTERANDADVERTISEMENTDEVICESINANYPARTOFTHEPLAZA7甲方的未行使或迟延行使其在本合同项下的任何权利或相应的救济措施不构成甲方的任何弃权;甲方单一或部分行使权利亦不妨碍其以其他方式或进一步行使其权利或行使其他权利及其相应的救济措施。PARTYASFAILUREORDELAYINEXERCISINGANYOFITSRIGHTSORCORRESPONDINGRELIEFMEASURESUNDERTHISCONTRACTSHALLNOTCONSTITUTEPARTYASWAIVEROFSUCHRIGHTSPARTYASINDIVIDUALORPARTIALEXERCISEOFITSRIGHTSDOESNOTPREVENTITFROMEXERCISINGINOTHERWAYSORFURTHEREXERCISINGITSRIGHTSOREXERCISINGOTHERRIGHTSANDCORRESPONDINGRELIEFMEASURES第十六条乙方义务ARTICLE16PARTYBSOBLIGATIONS1乙方必须遵守北京国航大厦写字楼租户手册及二次装修指南及管理规定中之管理内容。并保证乙方认可的来访者、其他允许的使用人同样遵守本合同约定及大厦管理规定。PARTYBMUSTCOMPLYWITHTHEMANAGEMENTCONTENTSOFTHETENANTSMANUALANDTHEGUIDETOSECONDARYDECORATIONANDMANAGEMENTRULESOFTHEAIRCHINAPLAZAANDMUSTGUARANTEETHATTHEVISITORSCONFIRMEDBYPARTYBANDOTHERUSERSALLOWEDBYPARTYBSHALLEQUALLYCOMPLYWITHTHETERMSOFTHISCONTRACTANDTHERULESONPLAZAMANAGEMENT2按本合同规定的期限和方式缴付所有乙方应付款项,及时补交不足的各类保证金,对因自身违约而造成的应向甲方支付违约金、赔偿金、罚款等负有不可推卸的付款义务。任何第三人对乙方的侵权或损害均不得影响乙方对上述交费义务的履行。MAKEALLREQUIREDPAYMENTSBYPARTYBINACCORDANCEWITHTHETIMEANDMETHODSPECIFIEDINTHISCONTRACT,MAKEUPFORALLTHEDEFICIENCIESOFVARIOUSDEPOSITSANDBEARTHEDUEOBLIGATIONSTOPAYPENALTIES,SPECIFIEDCOMPENSATIONITEMSANDFINESTOPARTYAARISINGFROMPARTYBSVIOLATIONOFCONTRACTPROVISIONSANYINFRINGEMENTONORDAMAGETOPARTYBUNLESSCAUSEDBYTHENEGLIGENCEOFPARTYASHALLNOTAFFECTPARTYBSFULFILLMENTOFTHEFORESAIDPAYMENTOBLIGATIONS3在租期内合理使用大厦公用装置/系统/设备(此包括但不限于空调/取暖装置、消防/警报装置、照明装置、电缆、电线、布线管道),避免受到人为破坏。保持所租房间在租期内的良好使用状态,按本合同规定的用途使用所租房间及所租房间内甲方提供的装置,未经甲方书面同意不得改变所租房间的功能和用途,不得将所租房间用于非法、不道德的用途。RATIONALLYUSETHEPUBLICDEVICES/EQUIPMENTINCLUDINGBUTNOTLIMITEDTOAIRCONDITIONING/HEATINGDEVICES,FIRECONTROL/WARNINGDEVICES,LIGHTINGDEVICES,CABLESANDWIRECONDUITSDURINGTHELEASETERMSOASTOPREVENTTHEMFROMBEINGDAMAGEDDUETOHUMANFACTORSKEEPTHELEASEDROOMINAHIGHQUALITYSTATEOFUSEDURINGTHELEASETERMANDUSETHELEASEDROOMANDTHEDEVICESINTHELEASEDROOMPROVIDEDBYPARTYAACCORDINGTOTHEPURPOSESSPECIFIEDINTHISCONTRACTWITHOUTPARTYASWRITTENCONSENT,PARTYBSHALLNOTCHANGETHEFUNCTIONANDPURPOSEOFTHELEASEDROOMORUSETHELEASEDROOMFORILLEGALANDIMMORALPURPOSES4所租房间若有任何因乙方原因造成的损坏,乙方应及时通知甲方。如乙方在接到甲方书面通知后一个月内对上述损坏未进行或未完全进行修复,甲方可自行安排修复,由此产生的费用由乙方承担。IFPARTYBCAUSESANYDAMAGETOTHELEASEDROOM,ITSHOULDINFORMPARTYAIMMEDIATELYIFPARTYBFAILSTOREPAIRORCOMPLETELYREPAIRTHEFORESAIDDAMAGEWITHINONEMONTHAFTERRECEIVINGPARTYASWRITTENNOTICE,PARTYAMAYARRANGEREPAIRSANDPARTYBSHALLBEARTHEEXPENSESTHUSINCURRED5允许甲方进入所租房间进行常规维护或紧急修理,但甲方应就常规维护事先通知乙方。ALLOWPARTYATOENTERTHELEASEDROOMFORROUTINEMAINTENANCEOREMERGENCYREPAIRSBUTPARTYASHOULDNOTIFYPARTYBOFROUTINEMAINTENANCEINADVANCE6对因自身原因引致的水、气、烟或其他物体外流对他人人身财产损害负赔偿责任。MAKECOMPENSATIONFORTHEPERSONALANDPROPERTYDAMAGEDONETOOTHERPEOPLEBYTHELEAKAGEOFWATER,GAS,SMOKEOROTHERMATTERSCAUSEDBYPARTYBSINSURANCECOMPANY7乙方应自为其所租房间内部的装修、设备和其他财产投买保险,否则应自行承担上述财产的风险;投买保险所需费用由乙方自行承担。PARTYBSHOULDBUYINSURANCECOVERAGEFORTHEINTERIORDECORATION,EQUIPMENTANDOTHERPROPERTIESINSIDEITSLEASEDROOMOTHERWISE,PARTYBSHOULDASSUMETHERISKSOFTHEAFORESAIDPROPERTIESPARTYBSHALLBEARTHEEXPENSESOFBUYINGSUCHINSURANCE8在暴风雨及其他恶劣气候来临之前采取一切适当措施,保护所租房间的内部不受损害。TAKEALLAPPROPRIATEMEASURESBEFORETHEARRIVALOFRAINSTORMSOROTHERBADWEATHERCONDITIONSTOPROTECTTHEINTERIOROFTHELEASEDROOMFROMBEINGDAMAGED9对任何因乙方及其所属工作人员、代理人或乙方的访客原因而给所租房间、大厦公共地方、大厦公用设备设施、甲方、第三人的财产或人身造成损害,导致甲方受到损失或需向第三人作出赔偿,乙方应向甲方赔偿损失或最终承担甲方所受的损失。IFPARTYBANDITSSTAFF,AGENTSORVISITORSCAUSEANYPROPERTYDAMAGETOTHELEASEDROOM,THEPLAZASPUBLICAREAS,THEPLAZASPUBLICEQUIPMENTANDFACILITIES,PARTYAANDTHETHIRDPARTYWHICHCAUSELOSSTOPARTYA,ORFORCEPARTYATOPAYCOMPENSATIONTOATHIRDPARTY,PARTYBORPARTYBSINSURANCECOMPANYSHOULDCOMPENSATEPARTYASLOSSOREVENTUALLYBEARPARTYASLOSS10在退租时遵守本合同约定的退租规定。COMPLYWITHTHETERMINATIONTERMSOFTHISCONTRACTWHENTERMINATINGTHELEASE11同意对前述合同条款予以保密,除非应法律、法院判决或行政命令的要求,未经甲方许可,不向甲方及乙方以外任何第三方透露,但乙方律师及/或顾问不在此限。AGREETOKEEPTHEAFORESAIDTERMSOFCONTRACTCONFIDENTIALUNLESSREQUIREDBYLAWS,COURTDECISIONSORADMINISTRATIVEORDERS,PARTYBSHALLNOTDISCLOSETHECONTRACTTERMSTOANYTHIRDPARTY,EXCEPTPARTYBSLAWYERAND/ORADVISER,WITHOUTPARTYASPERMISSION第十七条乙方权利ARTICLE17PARTYBSRIGHTS1在合同期内可按本合同规定使用所租房间及大厦所提供的大厦的公共设施。MAYUSETHELEASEDROOMANDTHEPLAZASPUBLICFACILITIESPROVIDEDBYTHEPLAZADURINGTHETERMOFTHECONTRACTASSPECIFIEDINTHISCONTRACT2乙方对甲方提供的服务不满意时,在合理的情况下,有权向甲方提出申诉,甲方应尽快改进。WHENPARTYBISDISSATISFIEDWITHTHESERVICESPROVIDEDBYPARTYA,PARTYBSHALLHAVETHERIGHTTOCOMPLAINTOPARTYAANDPARTYASHALLIMPROVETHESERVICEASFASTASPOSSIBLE3乙方的未行使或迟延行使其在本合同项下的任何权利或相应的救济措施不构成乙方的弃权;乙方单一或部分行使权利亦不妨碍其以其他方式或进一步行使权利或行使其他权利或相应的救济措施。PARTYBSFAILUREORDELAYINEXERCISINGANYRIGHTORCORRESPONDINGRELIEFMEASURESUNDERTHISCONTRACTSHALLNEITHERCONSTITUTEAWAIVEROFPARTYBSRIGHTS,NORPARTYBSSINGLEORPARTIALEXERCISEOFITSRIGHTSORPREVENTITSELFFROMEXERCISINGINOTHERWAYSORFURTHEREXERCISINGITSRIGHTSOROTHERRIGHTSORCORRESPONDINGRELIEFMEASURES4乙方在本合同期届满时,对于所租房间在同等条件下,乙方享有本合同约定的优先续租权。WHENTHISCONTRACTEXPIRES,PARTYBSHALLENJOYTHEPRIORITYTORENEWTHELEASEOFTHELEASEDROOMUNDEREQUALCONDITIONSASSPECIFIEDINTHISCONTRACT第十八条出入所租房间ARTICLE18ENTRYANDEXITOFTHELEASEDROOM1乙方允许甲方通过所租房间或在所租房间内安装、使用和维修管道及线路,甲方有权在通知乙方后(紧急情况下可不做通知),进入所租房间,以便进行上述情况的检查,并在所租房间内进行甲方认为必要或适当的修理、改建、改进或增建工作,但上述安装、维修管道应安排在非工作时间进行,以免对乙方的日常工作造成不必要的妨碍。PARTYBSHALLALLOWPARTYATOINSTALL,USEANDREPAIRCONDUITSANDLINESINORTHROUGHTHELEASEDROOMPARTYASHALLHAVETHERIGHTTOE
