2、ree to enter into the following contract to be abided by both parties.一建物地址:甲方将其所有的位于苏州市园区的房屋在正常状态下出租给乙方居住使用。Address of Premises : Party A lets to Party B its lawfully owned premises in nor-mal condition ,located atDistrict, Suzhou forpurpose.二、 房屋面积:出租房屋的登记面积为约平方米(建筑面积 )。Area of Premises :The regis

3、tered area of the premises let by Party Ashall besquare meters(area).三、租赁期限:租赁期自 年 月 日起至 年 月 日止。甲方应于年 月 日以前将房屋腾空交给乙方使用。LeaseTerm:Theleasetermshallbefrom(month)(day),(year) to(month)(day),(year).PartyA shallvacatethepremisesanddeliverit to PartyB for usebefore(month)(day)(year).四、定金:可编辑精选1、乙方应付的定金为整,

10、六、保证金:1、为确保房屋及其附属设施之安全与完好及租赁期内相关费用之如期结算,乙方同意支付给甲方保证金共计整, 除乙方已支付的部分外,乙方应于年月日前支付给甲方,甲方在收到保证金后应予以书面签收。Deposit of Security:To ensure that the premises and its accessoryfacilities aresafe and in good condition and that accounts of relevantfees are settled on schedule during the term of lease, Party B agr

11、ees topay to Party Aasa deposit of security forfulfilling the Contract. In addition to the amount has been already paid,Party B shall paybefore(month)(day),(year) to Party A. After receiving the deposit, Party Ashould issue a written receipt.2、除合同另有约定之外,甲方应于租赁关系消除且乙方迁空房屋、以正常使用后的状态归还房屋及其附属设施、并付清所有应付费

12、用后,当天将保证金全额无息退还乙方。Unlessotherwiseagreedupon,thefullamountofdepositofsecurityshallbe refundedby PartyA withoutinterestto PartyB uponexpiration of the lease, Provided thatParty B has vacated the premises,left the premise and everything in the premises intact and paid up all expenses due.3 、因乙方违反本合同的规定

13、,而产生的违约金、损害赔偿金以及应付租金及相关可编辑精选费用,甲方可在保证金中扣抵,不足部分乙方必须在接到甲方付款通知后十天内补足。Anypenaltyforbreachof contract,compensationfordamageandrental and other relevant fees payable arising from Party Bs violation oftheprovisionsof theContractmaybe deductedbyPartyA fromthedeposit of security. Any shortage thereof must be

14、 made up for by Party Bwithin ten days of the receipt of the notice of payment issued by Party A.七、其他费用:1)乙方应承担租赁期内的水、电、煤气、电讯、等一切因乙方实际使用而产生的费用,并按单如期缴纳。Other Fees:Party B shall bear the water, electricity, gas andcommunication fees, and all other fees incurred by Party B in actual use and pay the bil

15、ls on schedule during the term of lease.2)土地使用税、房屋维修费、租赁综合税、管理费、停车费等原有甲方支付的费用,仍由甲方缴纳。The ground rent, house maintenance fee,management fees ,parkingfees and comprehensive rental tax that were originally payable by Party A still shall be paid by Party A.八、甲方的义务:1、甲方须按时将房屋及附属设施(详见附件)交付乙方使用。Obligations

16、 of Party A:Party A shall turn over the premises and accessory facilities (details refer to the appendix) on schedule to Party B for use.2、房屋设施如因质量原因、 自然损耗或灾害而受到损坏时, 甲方有修缮的责任并承担有关的费用。Party A shall be responsible for repairing any damage of the premises due to poor quality, natural tear and wear or c

17、alamities and bear the expenses thereof.3、甲方应确保所出租的房屋享有出租的权利, 如在租赁期内, 该房屋发生所有权全部或部分的转移、 设定他项物权或其他影响乙方权益的事情时, 甲方应保证所有权人、他项权利人或其他影响乙方权益的第三者, 能继续遵守本合同所有条款,反之如乙方权益因此而遭受损害,甲方应负赔偿责任。Party A shall ensure that the premises let out is entitled to the lease.If all or part of the ownership of the premises is t

21、 that the premises is in good condition for normal use.3、未经甲方同意,乙方不得将承租的房屋转租或变相出租,并爱护使用租赁的房屋和附带设备。如因乙方的过失或过错致使房屋及设施受到损坏,乙方应负修复及赔偿责任。Party B shall not transfer or sublet the leased premiseswithoutthe approval by Party A and shall take good care of the leasedpremises.Party B shall be liable for compen

22、sating for any damage it caused to thepremisesand facilities resultingfromParty Bs fault or negligence.4、乙方应按本合同的约定合法使用租赁房屋, 不得擅自变更使用性质, 不应存放危险品,如因此发生损害,乙方应承担全部责任。Party B shall use the leased premises lawfully according to the provisions of the Contract. Party B shall not arbitrarily change the use

23、ofthe said premises. No hazardous materials and goods shall be allowed to be kept in the premises. If any damage is attributable to such use , Party B shall be fully liable.可编辑精选十、 合同终止及解除的规定:Termination and Dissolution of the Contract:1、乙方在租赁期满后, 如需续租,应提前两个月通知对方, 由双方另行协商续租事宜,在同等条件下, 乙方有优先续租权。IfPart

24、y B intends to renew the leasehold upon its expiration, it shall notify Party A of such intention two months prior to the expiration of the lease term. Then, the two parties shall discuss matters over the renewal of leasehold.2、租赁期满后,乙方应在叁日内将承租的房屋及设施在正常状态下交还甲方,如有遗留的任何物品, 在未取得甲方的谅解之下, 均视为放弃,任凭甲方处置,乙方

25、决无异议。Upon the expiration of the leasehold, Party B shallreturn theleased premisesand accessory facilities in normal condition to Party Awithindays. Any belo-ngings left behind in the house shall , without obtaining previous understanding of Party A, be deemed as things given up by Party B and shall

26、be disposed of by Party A at its discretion , to which Party B shall raise no objection.3、本合同一经双方签字或盖章后立即生效, 未经双方同意, 不得任意终止, 如有未尽事宜,甲、乙双方可另行协商。This contract shall come into force upon the date of being signed orsealedby bothparties.Itmustnotbe terminatedatwillwithouttheapproval of both parties. 27、hing not covered in the Contractmust beconsulted separately by Party A and Party B.十一、违约处理:Handling of Breach of Contract:1. 甲、乙任何一方如未按本合同的条款履行,导致中途终止本合同,并且过错方在未征得对方谅解的情况下,则视为违 约,双方同意违约金为 人民币 9200整。若违约金不足弥补无过错方之损失,则违约方还需就不足部分支付赔偿金。Iffailureof eitherPartyA orPartyB tofulfillthearticlesof theContract
