strongoperationalindicatorsdespitevariousinflationarycosts,thegreatlyappreciatedcontributionsfromall
surveyparticipantsarevaluableinunderstandinghowthesectorhasbuiltonthisin2025.
Ouranalysiscomparesdatafrom80%ofthecorporatecaremarket,encompassingover100,000care
bedsacross781UKtownsandcities,representingaroundone-fifthof
themarket.
Thisyear,wehaveonceagainseen
animprovementinthetrackedKPIs,
includinganaverageweeklyfeelevelof£1,298perweek,up9.8%from£1,182perweekin2024.Averageoccupancy
levelshaveincreasedto88.7%,upfrom88.3%lastyear.EvenmorepositiveisthatwehaveseenaverageEBITDARMmarginsgrowto30.1%(fourpercentagepointshigherthanlastyear).

consideringthetypeofcare,theageprofileis,asexpected,generallymorevaried,astheacuityofcareisnot
dependentonage.Therefore,youngerresidentswhorequiresuchsupport
areenteringnursingcareatanearlierstageoflife,ratherthanlater,when
theywouldtypicallyenterlessacutesettings.Movingontotheaverageage
ofresidentsonaregionalbasis,thisrangesbetween79and86yearsold.
Scotlandhastheyoungestaverageagebasedonthesampledhomes.
Theaveragelengthofstaystatisticsarepresented,suggestinganaverageofapproximately26months.However,severalregionsemergefromthe
samplethatfallabovethisaverage.

thetrendispositiveacrossthe
board,withNorthernIreland
havingonceagainshownthemost
significantyear-on-yeargrowth,at
approximately2.5%,closelyfollowedbytheWestMidlandsat2.1%.

raisedoftheextenttowhichfee

whiletheaveragecarerwageper
hourisup12.8%at£12.95.Despite
beingsignificant,thesecarerwage

breakdownpropertycosts.Thefirsttakeawayfromtheinfographicisthepercentageshareofpropertycosts
attributedtoutilities.Theaverage
priceofutilities,basedonthesample,
accountsforalmost36%ofpropertycosts,comparedto47%lastyear.
Movingfurtherintoourutilitycostsanalysis,wecanseethebenefitsthatnewerhomesofferintermsoftheir
averageutilitycostsperbedandasapercentageofincome;thesamecanbesaidforpurpose-builthomes.
Thetrendemergingsuggests
thatnewer,aswellaspurpose-built
homes,arealsomostlikelytofallintothecategoryofthemorelarger,fit-
for-purposehomesthatbenefitfromeconomiesofscale.Therefore,whilethecostsarehigheronaper-bedbasisasapercentageofincome,theyare
indeedbetteroff.
Figure22focusesonthecapital
expenditurethisfinancialyear.We
canseethatmostcapitalexpenditureisdirectedtowardsrefurbishment,
ratherthanmaintenancespending,aswasthecaselastyear.This
continuestobuckthetrendof
previousyearsandmaybeduetoimprovedcashreservesormorefavourablefinancingconditions.
