ondition.others,itshallbefulfilledaccordingtoclausetwoofthecontract.Wal-Mart’sassociatescanbeallowedtoaccesstothemainequipmentroomformonthlyinspection.3.4Theownershallassignassociatestobeondutyinthefirefightingcontrolroomfortheabove-mentionedthreesituations.Theownershallpayforit.4.Powersupplysystem4.1Transformerstation:theownershallberesponsibleformaintenanceoftherelevantequipmentinthestation,includingHVswitchcabinet,transformer,LVdistributioncabinet,feederandtherelatedfacilities.TheownershallassignassociatestobeondutyintheHVswitchcabinet,transformerandLVdistributioncabinetroom.Theownershallpayforit.4.2Dieselgenerator:a)Sharingwiththeowner.Theownershallberesponsibleformaintenanceofthedieselgeneratorandensureitisalwaysinasafeandnormalrunningcondition.b)IfitisprovidedforWal-Martonly,thereisoneyearor1500hoursguaranteeperiodforthedieselgenerator,i.e.withinthisperiod,thedieselgeneratorshallbemaintainedbytheowner,andWal-Martshallonlybeartheoperationalfees.Ifthegeneratorisinagoodconditionbeyondtheguaranteeperiod,Wal-Martshallberesponsibleforitsdailymaintenancewithowncharges.Ifitbreaksdownbeforetheservicelifetimeduetootherreasonsinsteadofoperation,theownershalltakethefullresponsibility.4.3TheownershallensurethattheHVcablesareinasafetyconditionwithoutconnectingtoothercircuitsusedbyotherusers.Inaddition,Wal-MartwillpaythePowerBureaudirectlyaccordingtoindependentpowermeter.5.Elevators5.1IftheelevatorisonlyforWal-Mart’suse,theownershallberesponsibleforitsmaintenanceandannualinspectionwithownchargeswithinguaranteeperiod.AndWal-Martshalltakeoverdailycleaningwork,operationalprotectionandannualinspectionbeyondtheguaranteeperiodwithowncharges.Theownershallberesponsibleforelevatorsmaintenanceandupdatingunderthenormalrunningconditionandprofessionalupkeepcondition.Asfordefinitionsofmaintenance,pleaserefertoappendixtwofordetails.5.2IftheownerandWal-Martsharetheelevators,theownershallberesponsibleformaintenance,upkeepandannualinspection.Theownershalltakethemaintenanceandoperationalfees.6.WatersupplyanddrainagefacilitiesIfWal-Martsharesthewaterfacilitieswiththeownerorotherusers,theownershallberesponsibleforthefollowing:Maintenanceofwaterfacilitiesfromthegeneralwatermetertothecitygovernment’smainwaterpipe.Maintenanceandupkeepofthewatersupplyfacilities,cleaningworkoflivingwatertankandfirewatertank.IfthecitygovernmentdirectlysupplieswatertoWal-Mart,Wal-Martshallberesponsibleforthefollowing:Maintenanceofallwater-supplyfacilitiesbetweenthegeneralwatermeterandthePremiseswithowncharges.Theownershallberesponsibleformaintenanceandblocktreatmentofoutdoorsewagepipesandwellchambers.Theownershallalsoberesponsibleforblocktreatmentofoutdoorwaterpipingatleastonceayear.7.GassupplyfacilitiesTheownershallberesponsiblefor:?Gassupplyfacilitiesbetweenthegeneralgasmeterandthecitygovernment’smaingaspipe,includinggaspressureadjustmentstationandgasmeter.Wal-Martshallberesponsiblefor:GasfacilitiesfromthegeneralgasmetertothePremises.Theownershallberesponsibleforthemaintenanceofsurroundingfacilitiesandtheonesinotherpublicareas,andforthewaterandpowersupplies.AndtheownershallprovidesupportwhenWal-Martassociateneedstoinspectthefacilities.AppendixA:RequirementsforoverhaulofA/CunitsDefinitionofoverhaulWater-coolingunit:Itmustbemaintainedonceayear.Wal-Martshallberesponsibleforreplacementoflubricatingoil,oilfiltersanddryingfilters.Theownershallberesponsibleforinspectionofthewholeunittoensureitisunderanormalrunningconditionandfindouthiddendangerandpotentialrisksinordertosaveenergyandprolongservicelifetime.Itispossibletocausepotentialtroubleswithoutappropriatemaintenance.Overhaulcoversimportantoverhaulandmediumoverhaul;itisalsodividedintounitoverhaulandcompressoroverhaul.Mediumoverhaulreferstodismantlingthecompressortocheckandcleaninternalsurfacewithoutreplacinganycomponents.Andimportantoverhaulreferstoreplacingtheseriouslyworninternalparts.Unitoverhaulreferstomaintenancecanbedoneonlyafterintroducingthecoolantoutoftheunit,whichisalsocalledimportantoverhaul.Othermaintenancetreatmentsarecalledmediumoverhaul.Alloftheseshallbetheresponsibilityoftheowner.Pneumaticcoolingpistonunits:Sameastheabove-mentionedmaintenancemethod.Theyareundertheownerresponsibility.Mediumoverhaulshallbedonelikethis:removethecompressoroutoftheunit,openthecovertocleanthemotor.Checktheshaft,linkagebarandpistontofindwhethertheyareoverworn,andthentheycanbereinstalledifnoneedtoreplace.Ifthepartsarefoundtobeoverwornandneedtobereplaced,wecallitimportantoverhaulforthecompressor.
